Questions people ask before working with me
Short, direct answers. If yours isn't here, call or text (754) 203-9632 or email [email protected].
Which areas of Florida do you cover?
All of Florida. I work with buyers and sellers anywhere in the state, and with clients who are still in another state, in Canada or in another country.
What languages do you work in?
English and Russian. Florida contracts and disclosures are in English; I explain every page in Russian if that is easier for you.
Can I buy without coming to Florida?
Yes. Video tours, electronic signatures, a remote notary for closing documents, and a wire to the title company's escrow account. In-person showings are arranged when you're in town. See how buying works and buying from Canada or abroad.
Can I sell without being in Florida?
Yes. Pricing, listing, negotiation and closing can all be done remotely, and the title company wires your proceeds. Foreign sellers should plan for FIRPTA withholding. See how selling works.
How is a buyer's agent paid?
Since August 2024 you sign a written agreement with your agent before touring homes. It states the compensation, which is negotiable. It may be paid by the seller, often as a concession you ask for in the offer, or by you at closing. More in who pays buyer agent fees in Florida.
What do you charge sellers?
Commission is negotiable and agreed in writing in the listing agreement before your home goes on the market. Whether to offer anything toward the buyer's agent is your decision, made offer by offer.
Are you licensed?
Yes. In Florida I am a Sales Associate, license SL3542968, with LoKation Real Estate. You can check it on the Florida DBPR license search. I am also licensed in British Columbia, Canada, with Renanza Realty, and I have worked in real estate for more than 13 years.
How fast do you reply?
Personally, within one business day, usually sooner. (754) 203-9632 (call, text or WhatsApp) or [email protected].
Can you help with a new construction home?
Yes. The builder's sales rep works for the builder, not for you. Most builders only accept a buyer's agent who is registered at your first visit or first contact, so call me before you walk into the sales center or fill in their form.
Should I worry about Florida's new condo laws?
They are why condo homework matters more now. Buildings three stories and up need milestone inspections and a structural integrity reserve study, and reserves can no longer be waived for key items. That has led to special assessments and higher fees in some buildings. I read the budget, reserves, minutes and inspection reports before you commit. See milestone inspections and reserve studies.
Where does the data on this site come from?
Home values come from the Zillow Home Value Index (ZHVI), a modeled typical value. Population, income and housing figures come from the U.S. Census Bureau's American Community Survey (ACS). Both are estimates, and neither tells you what a specific home is worth.
Is this site advice?
No. It is general information and estimates to help you plan. For legal, tax, lending or insurance decisions, talk to a Florida real estate attorney, a CPA, your lender or your insurance agent. See the Terms of Use.
