Buying a Condo in Coral Springs

The cheapest way into a pricey suburb, if the association's numbers hold up

A typical Coral Springs condo is worth about $188,683 on Zillow's home value index, down 7.0% over the past year, while single-family houses rose 0.4% to about $640,212. That gap makes a condo the only way into Coral Springs for many buyers under $250,000, and the price drop means the association's finances deserve as much attention as the unit itself.

Condo prices and the gap to houses

Zillow puts a typical 1-bedroom Coral Springs home at about $145,106 and a 2-bedroom at about $189,541. Both are almost entirely condo and villa territory. The typical condo costs about 29% of the typical house, and the jump from a 2-bedroom to a 3-bedroom home, about $288,943, marks where the market switches from condos to houses. Very little sits in between apart from townhomes.

Census data shows 24.6% of the city's homes are in buildings with 10 or more units. Coral Springs has very few high-rises; most condos are low- and mid-rise garden complexes around lakes and parking, built in the 1970s, 1980s and 1990s. The citywide median year built is 1987.

Townhomes are the in-between option. Some are condominium units, others are fee-simple homes under an HOA, where you own the roof and insure it yourself. Check the deed and the declaration, because the insurance, maintenance and reserve picture is very different between the two.

Why condos fell while houses rose

The split between condos (down 7.0%) and houses (up 0.4%) follows a statewide pattern since the 2022 condo safety law. Older associations have had to raise fees to fund reserves, pay higher master insurance premiums and, in many cases, levy special assessments for roofs, balconies, concrete or plumbing. Buyers price that in. Two units of the same size in neighboring complexes can now differ by tens of thousands of dollars because one association has paid for its big projects and the other has not.

For you, a falling index can mean opportunity in a well-run building. It can also mean you are buying into a bill that has not been sent yet. The documents tell you which.

Reserves, SIRS and milestone inspections

For buildings of three or more habitable stories, Florida requires a milestone structural inspection by December 31 of the year the building turns 30 (or 25 if the local building official requires it), then every 10 years. The same buildings need a Structural Integrity Reserve Study every 10 years, covering the roof, structure, fireproofing, plumbing, electrical, waterproofing and windows. Since budgets adopted on or after December 31, 2024, owners cannot vote to waive or cut those reserves.

Two-story complexes fall outside SIRS, but they still need money for roofs and paving.

Your 7-day review, item by item

Under the resale rule in effect since July 1, 2025, you can cancel a Coral Springs condo contract within 7 days (excluding weekends and legal holidays) of receiving the association documents. Use that window to check:

Insurance and getting a loan

The master policy covers the structure and common areas; you carry an HO-6 for the interior, your belongings and liability. Ask for the master policy's hurricane deductible and add loss assessment coverage to your HO-6. If the unit is on the ground floor near a lake or canal, check the FEMA flood zone and get a flood quote.

Conventional and FHA loans require an approved or warrantable project. A complex with heavy delinquencies, litigation, unfinished critical repairs or one owner holding many units may not qualify, which leaves cash or non-warrantable loans with bigger down payments. On a $188,683 condo with 20% down, the down payment is about $37,737. On the $150,946 loan, note stamps are about $528 and the intangible tax about $302. Broward custom puts the owner's title policy on the buyer's side of the closing statement.

Cash buyers skip the lender review, but they should not skip what it would have caught. Ask the questions a lender's condo questionnaire asks anyway: delinquencies, litigation, insurance limits and pending repairs. Those answers decide how easily you can sell to a financed buyer later.

Living in a Coral Springs condo

Coral Springs is a family suburb: the median age is 37.5 and only 0.8% of homes are seasonal. Condo complexes here are full-time homes for young buyers, downsizers and single owners, with few part-year owners. That keeps buildings occupied and boards active, which helps when big decisions have to be made.

If the condo will be your primary residence, homestead can take up to $51,411 off the assessed value in 2026, and Save Our Homes caps yearly increases at 3% or CPI. Add the monthly fee, HO-6 premium and taxes to your mortgage payment before you compare units. A shortlist of complexes with clean documents and funded reserves is the sensible place to start.
