Buying a Condo in Margate
Cheap entry prices, older buildings, and the reserve bill behind them
A condo in Margate is one of the cheapest ways into Broward County: Zillow's home value index puts the typical Margate condo at $121,288, down 6.7% over the past year. The low price is real, but in a city whose median building dates to 1978, the association's finances decide whether it stays cheap.

Why Margate condo values fell while houses held
Over the same year that condos dropped 6.7%, single-family homes in Margate slipped only 0.8%. The gap is consistent with what happened across older Florida condo stock after the 2022 safety law: buyers started pricing in reserve contributions and special assessments, and some sellers had to cut prices to compete.
In practical terms, a typical 1-bedroom is around $87,725 and a 2-bedroom around $174,402. The lower third of the whole Margate market sits around $124,494, which is almost all condo inventory. For a buyer, a falling market means more choice and more negotiating room, as long as you know what you are buying into.

How much of Margate is condos, and what kind
Census data shows 35.1% of Margate's housing units in buildings with 10 or more units, and only 43.7% detached single-family. Much of the condo stock is garden-style and low-rise complexes from the 1970s and 1980s, many of them in large communities with a clubhouse and pool. Some are age-restricted 55+, others are open to all ages, so check the declaration for every complex on your list.
Building height matters for the rules. Milestone inspections apply to condo buildings three or more habitable stories tall, due by Dec 31 of the year the building turns 30 (or 25 if the local building official requires) and then every 10 years. A two-story garden building is outside that requirement, though the reserve rules still apply to the association.

The association documents and rules I read first
On a resale condo, Florida gives you 7 days, excluding weekends and legal holidays, to cancel after you receive the association documents. In Margate those 7 days are the most important part of the deal. I start with:
- The budget and reserve schedule. For budgets adopted on or after Dec 31, 2024, owners cannot waive or reduce Structural Integrity Reserve Study reserves, so underfunded associations have to catch up through higher fees or assessments.
- The latest SIRS. It lists roofs, structure, plumbing, electrical and waterproofing with expected life and cost. Compare it to the reserve balance.
- Board minutes. Discussions of loans, roof replacement or assessments show up here months before a vote.
- Any open special assessment. Confirm in the contract whether the seller or buyer pays it.
- The master insurance policy. Look at the wind deductible and the premium change at the last renewal.
Margate condo communities vary a lot in their rules, and those rules affect how easy the unit will be to sell later. A 55+ complex limits your pool of future buyers to people who meet the age rule, which can slow a sale. A community with strict pet weight limits or a ban on certain vehicles narrows it further.
Read the rules on pets, parking, guests staying while you are away, renovations and approval of new buyers. Many associations interview or approve purchasers before closing, and that process can add a few weeks to your timeline. Ask how long approval usually takes and what it costs, and put the date in your contract so it does not catch you at the end.
Finally, ask whether the association owns the land under the buildings or leases it. A land lease is rare in Margate condos but it changes the value of the unit, and you want to know before the inspection.
Financing an older Margate condo
Many buyers in this price range pay cash, but if you need a loan, the building matters as much as your credit. Conventional and government-backed loans generally require the condo project to meet lender guidelines on reserves, insurance, litigation, owner occupancy and commercial space. A building that fails those tests is called non-warrantable, and loans there need a portfolio lender, usually with a larger down payment and a higher rate.
Ask your lender to review the condo questionnaire early, before inspection money is spent. A building with an unfunded milestone repair or an open lawsuit can stall approval, and in a low-priced market that problem is common enough to check upfront.
Monthly cost: fee, insurance, taxes
The purchase price of a Margate condo is only part of the cost. Add the monthly association fee, an HO-6 policy for the interior and your share of any assessment. If the unit becomes your permanent home, homestead can take up to $51,411 off the assessed value in 2026, and the 3% cap protects you from big reassessments while you own it.
Second-home buyers and Canadians who keep their primary residence in Canada pay without homestead, with a 10% cap on non-school levies. On a $120,000 condo the property tax is modest, which makes the association fee the number to focus on.
Condo or small house in Margate
A typical Margate house runs around $439,486 and a 3-bedroom around $463,073. The jump from a 2-bedroom condo to a 3-bedroom house is roughly $288,671, so the two are not really competing for the same buyer. Villas and townhomes sit in between and often carry an HOA rather than a condo association, with different rules.
Compared with nearby cities, Margate's all-homes value of $321,227 is above Tamarac at $291,266 and Deerfield Beach at $271,903, and well below Coral Springs at $521,975. If you want low upkeep in central Broward and are willing to read the documents closely, a Margate condo shortlist is a sensible place to start.
Questions buyers ask
How much is a condo in Margate, FL?
Zillow's typical Margate condo value is $121,288. A typical 1-bedroom is around $87,725 and a 2-bedroom around $174,402. Prices fell 6.7% over the past year.
Are Margate condos 55+?
Some are and some are not. Each community's declaration says whether it is age-restricted under the Housing for Older Persons Act. Check before you make an offer.
Why are condos in Margate so cheap?
The buildings are mostly from the 1970s and 1980s, and Florida's newer reserve and inspection rules push costs onto associations and owners. Buyers price that in. A well-funded building can be a good value; an underfunded one can come with assessments.
Can I get a mortgage on a Margate condo?
Yes, if the building meets lender guidelines. Non-warrantable buildings need a portfolio loan with a larger down payment. Have your lender review the condo questionnaire early.
