Buying a Condo in Tamarac
Condo values fell faster here than almost anywhere in Broward, and the reasons are in the association documents
The typical condo in Tamarac is worth about $152,199 on Zillow's home value index, down 10.1% over the past year, while the city's single-family houses dropped 2.7%. For a buyer, that gap means more negotiating room and more units to choose from, and it also means the association's budget, reserves and insurance deserve more attention than the asking price.

What a 10% drop tells a Tamarac condo buyer
A one-year decline of 10.1% is large for Broward. Several forces are behind it across South Florida's older condo market: higher building insurance, structural reserve requirements that pushed up monthly fees, special assessments for deferred repairs, and lenders becoming stricter about which buildings they will finance. Tamarac has a lot of condos from the 1970s and 1980s, so it feels those forces more than cities with newer stock.
In practice, buyers can ask for price reductions, seller credits or assessment payoffs that weren't on the table a few years ago. I tell buyers to use that room, but to spend their energy on the building first. A unit that is cheap because the building has a funded plan is a different purchase from one that is cheap because the building has no plan.

Prices by unit size and where condos sit in the market
Zillow's bedroom figures for Tamarac, which cover all home types, show a one-bedroom at about $104,879 and a two-bedroom at about $239,985. Most one-bedrooms are condos. Two-bedrooms include condos, villas and some houses, so a two-bedroom condo often sells below that figure. Zillow's lower third of the Tamarac market ends near $146,464, and the typical condo sits right around that line.
Census counts 37.4% of Tamarac units in buildings with ten or more units, with a median year built of 1981 for the city. Tamarac's condos cost about 40% of the typical single-family house at $376,980. For buyers who want to own in central Broward with a small budget, that is one of the lowest entry points in the county.

Age-restricted or open: sort this first
A large share of Tamarac condos are in 55+ communities, such as Kings Point, Bermuda Club, Lime Bay, Concord Village and Lakes of Carriage Hills. Those communities follow federal rules requiring at least 80% of occupied units to house someone 55 or older, plus their own association rules on spouses, guests and buyer approval. Other Tamarac condo communities have no age restriction. The listing doesn't always say which is which, so confirm with the association documents before you schedule showings.
The age rule also shapes resale. A 55+ unit can only be sold to buyers who meet the rule, which narrows your future buyer pool but also keeps the community's character stable.
Documents to request on any Tamarac condo
- Budget and reserve schedule, and for buildings of three or more stories, the Structural Integrity Reserve Study and milestone inspection report. Budgets adopted on or after Dec 31, 2024 can't waive structural reserves.
- Special assessments, adopted or proposed, with amounts and due dates. Ask who pays an assessment adopted before closing but due after it, and write the answer into the contract.
- Board minutes from the last 12 to 24 months.
- Master insurance policy, renewal cost history and hurricane deductible.
- Financial statements, including cash on hand and the share of owners behind on fees.
- Estoppel certificate, which shows what the seller owes the association at closing.
Florida gives resale condo buyers 7 days, weekends and legal holidays excluded, after receiving the association documents to cancel the contract. Plan your review around that window.
Cash, loans and non-warrantable buildings
Many Tamarac condo purchases close in cash, partly because prices are low and partly because some buildings don't qualify for conventional loans. A building can be non-warrantable because of pending structural work, an unfunded assessment, litigation, high fee delinquency or an insurance shortfall. If you need a mortgage, ask the lender to review the building questionnaire before you pay for inspections.
With 20% down on a $152,199 condo, the loan is about $121,759, so note stamps run about $426 and intangible tax about $244. The seller usually pays deed stamps in Broward, and the buyer often pays for the owner's title policy. Add your HO-6 insurance quote and the association's application or capital contribution fee to the cash-to-close estimate.
Estate sales, renovations and inspections
Tamarac's median age is 47.0 and 25.9% of residents are 65 or older, so a steady share of condo listings are estate sales or long-held units. They often come with original kitchens and baths, older A/C systems and original windows. The interior cosmetic work is easy to price. What needs a closer look is the A/C, the water heater, the electrical panel and any plumbing inside the unit, which is usually the owner's responsibility.
Before planning a remodel, read the association's rules on contractors, working hours and approvals. Some require board approval for flooring, window and door changes, and impact window replacements usually need both a permit and association sign-off.
Taxes and the full monthly cost
A permanent resident can claim homestead on a condo, worth up to $51,411 off assessed value in 2026, which can cut the taxable value of a low-priced unit by a large share. Without homestead, there's no exemption and only the 10% cap on non-school levies. Only 2.6% of Tamarac homes are seasonal, so most condo owners here live in their units and file homestead.
Add the monthly fee, the HO-6 premium and the estimated tax after reassessment to the mortgage payment, and compare units on that total. A shortlist that shows fees and assessment status next to each price makes this comparison quick.
Questions buyers ask
How much is a condo in Tamarac, FL?
Zillow's typical Tamarac condo value is about $152,199, down 10.1% over the past year. One-bedroom homes in the city average about $104,879.
Why are Tamarac condo prices falling?
Older buildings face higher insurance, new structural reserve rules and special assessments, and some can't get conventional financing. Buyers are pricing those costs in.
Are all Tamarac condos 55+?
No. Many large communities are age-restricted, but some condo communities have no age rule. Check the declaration for each building.
Can I finance a condo in Tamarac?
In warrantable buildings, yes. Buildings with pending repairs, litigation or underfunded reserves may need cash or a portfolio loan. Have the lender review the building early.
