Buying a House in Cooper City
Six-figure steps between bedroom counts, and a 1980s housing stock to inspect closely
A typical single-family house in Cooper City is worth about $669,316 on Zillow's home value index, up 0.5% over the past year while much of Broward slipped. Getting into a house here costs real money, and a typical purchase with 20% down needs about $134,000 just for the down payment, so the work is in making sure the house you pick is worth its premium.

- 2 bedrooms: about $406,341
- 3 bedrooms: about $617,197
- 4 bedrooms: about $810,001
- 5 bedrooms or more: about $1,225,332
Each step up is large. Going from three to four bedrooms adds about $192,804 on Zillow's index; going from four to five adds about $415,331. The five-bedroom tier is a different product: larger, newer houses, often on bigger or lakefront lots. Zillow places the lower third of the market near $488,737 and the upper third from about $938,556.
When I run numbers with a buyer here, the question is often whether a 3-bedroom with a converted den does the job of a 4-bedroom for $150,000 to $200,000 less. Check that the conversion was permitted, since an unpermitted bedroom does not count at appraisal and can complicate insurance.
If a full house is out of reach, the typical condo or townhome value in Cooper City is about $358,888, down 3.4% over the year. There are few of them, since only 4.9% of units sit in buildings of 10 or more units, so they rarely offer much choice at once.

Where Cooper City sits against its neighbors
On Zillow's all-homes values, Cooper City is about $666,167, against Davie at about $515,457, Miramar about $519,502, Pembroke Pines about $486,731 and Plantation about $492,003. Those neighbors blend in more condos and townhomes, so part of the gap is housing mix. Census data shows 75.2% of Cooper City homes are single-family detached, and five-year growth for all homes was 33.7%.
Buyers usually pay the Cooper City premium for a quieter, small-city setting and streets made up almost entirely of houses. If those matter less to you than square footage, a similar house in Pembroke Pines or Davie may cost less. Compare specific houses on lot size, roof age and HOA rules, not city averages.
Supply is the other constraint. A city of about 34,660 people where only 0.8% of homes are seasonal does not turn over many houses in a year. When a well-kept house comes up in a street you like, be ready with a pre-approval, a clear inspection period and a deposit the seller will take seriously.

Inspecting a 1980s or 1990s Cooper City house
The median Cooper City home was built in 1987. Many have been updated inside, and buyers sometimes judge them by the kitchen. Insurers and inspectors look elsewhere:
- Roof: pull the permit history from Broward County. Tile roofs last longer than shingle, but the underlayment beneath tile wears out and is expensive to redo.
- Wind mitigation: a separate inspection that documents roof shape, roof-to-wall attachment, secondary water barrier and opening protection. Impact windows and doors usually earn premium credits.
- 4-point inspection: roof, electrical, plumbing and HVAC, usually required on older homes.
- Plumbing: some homes of this era had polybutylene supply lines, which many insurers refuse; cast iron drains under the slab deserve a camera inspection.
- Pool: equipment age, resurfacing, safety barrier compliance, and permits for the pool, deck and any screen enclosure.
Insurance, flood and the hurricane deductible
Get two or three homeowner's quotes during the inspection period, not after. Premiums vary widely by roof age and mitigation features. If private carriers decline the house, Citizens Property Insurance is the state's insurer of last resort.
Look at the hurricane deductible in dollars. It is set as a percentage of dwelling coverage, usually 2%, 5% or 10%, and applies once per calendar year. On $550,000 of dwelling coverage, 2% is $11,000 and 5% is $27,500. Cooper City is inland, away from storm surge, but many subdivisions are built around lakes and drainage canals. Check the FEMA zone for the exact address; in A zones a lender requires flood insurance, and outside them a flood policy is usually inexpensive.
Cash to close on a typical house
On a $669,316 house with 20% down, the down payment is about $133,863. On the $535,453 loan, Florida note stamps at $0.35 per $100 are about $1,874 and the intangible tax at 0.2% is about $1,071. In Broward the buyer customarily pays for the owner's title policy, which is a state-set rate, while the seller usually pays deed stamps. Add lender fees, inspections, a survey, the first year of homeowner's and any flood insurance, and prepaid taxes for escrow.
Keep a cushion after closing. A house built in the late 1980s can need a roof, an AC system or a water heater in the first few years, and those three together can run well into five figures. Many buyers in this price range put a little less down to keep that money in the bank, which is a reasonable trade if the payment still fits.
Property taxes and HOA rules
The assessment resets to market value after a sale, so budget from your price, not the seller's bill. For a primary residence, homestead can take up to $51,411 off the assessed value in 2026, and Save Our Homes then limits yearly increases to 3% or CPI. A second home gets no exemption and only a 10% cap on non-school levies.
Many Cooper City subdivisions have HOAs with architectural review for roofs, paint, fences and driveways, and rules on boats, trailers and commercial vehicles. Ask for the HOA budget, the estoppel letter and any planned special assessment before the inspection period ends. Once you know which houses clear the roof, insurance and HOA checks, a shortlist narrows the field fast.
