Buying a House in Parkland

Twice the price of Coral Springs next door, and what the money buys

Buying a house in Parkland means a budget near seven figures: Zillow's home value index puts the typical single-family home at about $1,092,800, up 2.0% in the past year. That is roughly double the typical home in neighboring Coral Springs, so the first decision most buyers make is whether Parkland's larger, newer houses are worth the gap.

What a Parkland house costs by bedroom count

Zillow's bedroom figures for Parkland skip 1- and 2-bedroom homes because there are too few to measure. A typical 3-bedroom is about $664,383, a 4-bedroom about $984,721 and a 5-bedroom or larger about $1,390,945. Each step up costs a lot: the jump from four bedrooms to five is about $406,000.

The lower third of all Parkland homes tops out around $717,776, and the upper third starts near $1,537,893. Below about $700,000, you are mostly looking at 3-bedroom houses, townhomes or the small condo segment, which Zillow values at about $452,796. Above $1.5 million, lots get bigger and homes add pools, summer kitchens and extra garage bays.

Over five years, the all-homes index rose 29.5%. The past year was close to flat at 2.0%, which in practice means sellers have less pricing power than they did in 2021 and 2022, and the inspection period is a real negotiation again.

Parkland against Coral Springs and the rest of Broward

On the same index, Coral Springs is about $521,975, Davie about $515,457 and Fort Lauderdale about $509,743. Parkland at about $1,066,762 is in a different price class from all of them.

The gap comes from housing stock more than anything else. Census data shows 84.2% of Parkland homes are detached single-family, with a median build year of 2006. Coral Springs has more condos, townhomes and 1970s to 1990s houses. If a buyer likes northwest Broward but the numbers don't work, the usual move is to look at newer sections of Coral Springs before giving up on the area.

The property tax reset after you buy

The tax bill on a Parkland listing reflects the seller, not you. If the seller has owned for years with homestead, Save Our Homes has held their assessed value well below market. After a sale, the assessment resets to market value as of January 1 of the next year, and your bill can be several times the seller's.

Estimate your own tax from the purchase price and the current millage rate, not from the listing. If Parkland will be your permanent home, file for homestead by March 1 after you move in. In 2026 the exemption takes up to $51,411 off assessed value, and later increases are capped at 3% or inflation, whichever is lower. Second-home buyers get no homestead and a 10% cap on non-school levies. Voters decide Amendment 3, a property tax measure, on November 3, 2026, and it needs 60% to pass, so check whether these rules changed before you close. This isn't legal or tax advice.

Roofs, wind mitigation and the insurance quote

A house built around 2006 is now about 20 years old. Many Parkland homes have concrete tile roofs, which can last much longer than shingles, but the underlayment beneath the tile wears out sooner and insurers ask about roof age either way. Ask for the roof permit date and any replacement records.

Get a real homeowner's quote during your inspection period. The hurricane deductible is a percentage of dwelling coverage, often 2%, 5% or 10%, and on a $1 million house that is real money.

HOAs, gates and pools

Most Parkland houses are in HOA communities, many gated, some with clubhouses and golf. Dues vary widely by community, so ask for the current budget, any planned increase and any special assessment. Read the architectural rules too. Fence styles, roof colors, paint and even mailbox design are often regulated, and renovations usually need HOA approval before permits.

Pools are standard in the upper part of the market. Have the pool, pump, heater and screen enclosure inspected separately, and confirm that pool barriers meet current code. If the community sits inside a Community Development District, its assessment appears on the tax bill, so check the bill line by line.

Cash to close on a Parkland purchase

In Broward County, the buyer customarily pays for the owner's title policy, a state-promulgated rate, while the seller usually pays the deed stamps of $0.70 per $100. If you finance, the note stamps are $0.35 per $100 of the loan and the intangible tax is 0.2%. On a $1,066,762 purchase with 20% down, those two taxes alone total about $4,694, before title, lender fees, prepaid insurance and escrow deposits.

At this price, many loans are jumbo loans with stricter reserve and documentation rules. Talk to your lender before you start touring so your pre-approval matches the homes you will actually see. A shortlist filtered by roof age and flood zone saves more time in Parkland than any filter on price alone.

Questions buyers ask

How much does a house cost in Parkland FL?

Zillow's typical single-family value is about $1,092,800. A 3-bedroom runs about $664,383, a 4-bedroom about $984,721 and a 5-bedroom or larger about $1,390,945.

Is Parkland a good place to buy a house?

It suits buyers who want newer, larger single-family homes in planned communities and can afford roughly double the price of nearby Coral Springs. Buyers on a tighter budget usually get more house in Coral Springs or Davie.

Will my property taxes be the same as the seller's?

Usually not. The assessment resets to market value after the sale, so your bill is often much higher than the seller's homesteaded bill.

Who pays title insurance in Broward County?

By local custom, the buyer pays for the owner's title policy in Broward, and the seller pays the deed doc stamps. Contracts can change this.
