Home Inspection Florida Cost

What a Florida buyer pays for inspections, what each report is for, and how to use the results

A Florida home inspection is priced by the inspector, mostly by square footage, the home's age and the add-ons you order, and for most buyers it is one of the smallest checks written during a purchase of a home that typically runs $396,809 for a single-family house on Zillow's index. The full inspection budget in Florida is usually larger than in other states because insurers often want a wind mitigation report and, on older homes, a 4-point inspection on top of the general one.

What sets the price

There is no state fee schedule. Florida home inspectors are licensed by the state under Chapter 468 of the Florida Statutes, and each sets their own prices. The factors that move the quote:

Ask three inspectors for a quote that lists exactly what's included. A package of general inspection, wind mitigation and 4-point booked together usually costs less than ordering them separately.

What a general inspection covers

A general home inspection is a visual, non-invasive look at the home's accessible systems. A typical Florida report covers:

It doesn't cover what the inspector can't see: inside walls, under slabs, buried lines or behind furniture. The report tells you what was inaccessible. Read that section as carefully as the defects.

The Florida add-ons and why buyers order them

Not every home needs every add-on. A newer condo may need only a unit inspection. A 1970s house on a canal with a pool and septic may need nearly all of them.

Florida problems inspectors flag most

Some defects come up far more often here than in colder states:

Pair the inspection with a permit search on the county or city portal. An open or expired permit can delay closing, and unpermitted work can affect insurance.

Choosing an inspector

Price is the least useful way to pick. A cheap inspection that misses a failing roof or a rejected panel costs far more than the fee difference. What I look for:

Thermal imaging and moisture meters are useful tools in a humid climate. Ask whether they're part of the standard inspection or an extra.

Timing: the inspection period in your contract

The standard Florida AS IS contract gives the buyer an inspection period, 15 days by default unless the parties write in a different number. During it you can inspect and cancel for any reason and get your deposit back. After it ends, that right is gone.

I schedule the general inspection, wind mitigation and 4-point in the first few days, then send the reports to an insurance agent the same day. Insurance quotes, repair estimates from contractors, and a second look by a roofer or electrician all need to fit inside those 15 days. The standard contract with repairs works differently, with repair caps and a defined repair process.

Be there for the last part of the inspection. The inspector can show you where the main water shutoff and electrical panel are, which matters on day one of owning the house.

Using the report to negotiate

A report with dozens of items is normal, even on a well-kept house. Sort it:

Get contractor quotes for the first two groups, then ask for a price reduction, a credit at closing, or seller repairs with permits. Florida sellers must disclose known defects that aren't readily observable, but the inspection is your own check, not a substitute for the seller's duty or the other way around. If you want help sorting a report, it's one of the first things I go through with buyers, and the shortlist is where we start.

Florida: questions and answers

How much does a home inspection cost in Florida?

Each inspector sets the fee, mostly by square footage, age and add-ons. Get three written quotes. Booking the general inspection, wind mitigation and 4-point together is usually cheaper than ordering them separately.

What does a Florida home inspection include?

A visual look at the roof and attic, structure, exterior, electrical, plumbing, HVAC, appliances and interior. It excludes what can't be seen without opening walls. Wind mitigation, 4-point and termite inspections are separate.

Who pays for the home inspection in Florida?

The buyer, during the inspection period. The seller pays for nothing unless the contract says so.

How long is the inspection period in Florida?

Fifteen days by default in the standard Florida AS IS contract, unless the parties agree to a different number.

Do I need a home inspection for a condo in Florida?

It's strongly advised. The inspection covers the unit's electrical, plumbing, A/C, water heater, windows and appliances. The building's structure and roof are the association's responsibility, so also review the milestone inspection and reserve study.
