How Long Does Closing Take in Florida

A day-by-day view of a Florida purchase, and the five things that usually push the date back

A financed purchase in Florida usually closes in about 30 to 45 days from the signed contract, and a cash purchase can often close in two to three weeks if the title work, association paperwork and inspections move quickly. On a typical Florida home valued around $375,361 on Zillow's index, the mortgage process sets the pace; with cash, the slowest piece is usually the condo or HOA documents and the estoppel letter.

The contract sets the clock

Most Florida residential sales use the Florida Realtors and Florida Bar contract, either the standard version or the AS IS version. It turns the timeline into specific deadlines counted from the effective date, the day the last party signs and the acceptance is delivered. The key ones, using the form's defaults unless the parties change them:

Every one of these numbers can be changed in the offer. A short inspection period and a fast closing make an offer stronger, but only if your lender and inspectors can actually meet them.

A typical financed timeline, week by week

This is how a 30 to 45 day closing usually unfolds when nothing goes wrong:

Many Florida closings happen at the title company's office, but remote closings with online notarization are allowed in Florida, which helps out-of-state and Canadian buyers.

How fast a cash closing can go

Without a lender, there is no appraisal, no underwriting and no Closing Disclosure waiting period for a mortgage. A cash closing in Florida can happen in two to three weeks, sometimes faster. What still takes time:

Cash buyers should send proof of funds with the offer and confirm the wire instructions by phone with the title agent before sending money. Wire fraud targeting real estate closings is common.

What delays a Florida closing

In my experience these five items cause most missed closing dates in Florida:

Most of these are found early if the work is started early. The deadlines in the contract are the latest dates, not the target dates.

Extra time for out-of-state, Canadian and foreign buyers

Buyers who live outside Florida can close on the same schedule, but a few steps need more lead time. International wires can take several business days and may be held for compliance checks, so send funds early and confirm receipt with the escrow agent. Foreign national loans usually take longer to underwrite than standard loans, because the lender verifies income and assets from another country.

When the seller is a foreign person, FIRPTA requires the buyer to withhold 15% of the price for the IRS, with reduced rates of 10% or 0% in some cases where the buyer will live in the home and the price is under $1,000,000 or $300,000. The title agent normally handles this, but the paperwork has to be ready before closing. Canadian sellers of Florida snowbird homes are a common example. Powers of attorney signed abroad also need to meet Florida requirements, so ask the title agent for the exact form before you travel.

New construction runs on a different calendar

A new home built from scratch can take many months, and the builder's contract controls the schedule. Closing timelines there depend on permitting, construction and the certificate of occupancy, and the builder's contract usually gives the builder wide latitude on completion dates. For a new-construction condo, Florida gives buyers 15 days to cancel after signing or receiving the required documents, and deposits up to 10% of the price are held in escrow.

If you are buying an inventory home that is already built, closings can be close to a resale timeline, but builder-preferred lenders and title companies are often part of the incentive package.

Closing costs to have ready

Timing and money arrive together. On a financed purchase, the buyer typically pays the note stamp tax of $0.35 per $100 of the loan and the intangible tax of 0.2% of the mortgage. On a $375,361 home with 20% down, the loan is $300,289, so those two taxes come to about $1,051 and $601. Add title charges, lender fees, prepaid insurance and escrow for property taxes.

The seller usually pays the deed stamp tax of $0.70 per $100 of the price, or $0.60 in Miami-Dade. Who pays the owner's title policy depends on county custom and the contract. This isn't legal or tax advice; your Closing Disclosure is the final number. If you want a realistic closing timeline for a specific home and loan type, I can map it out for your shortlist.

Questions buyers ask

How long does it take to close on a house in Florida?

About 30 to 45 days with a mortgage, and often two to three weeks for cash. Insurance, appraisal, condo approval and title issues are the usual sources of delay.

How fast can you close with cash in Florida?

Often two to three weeks, sometimes faster. The title search, inspections, association estoppel letter and the 7-day condo document review usually set the minimum.

Can I close remotely in Florida?

Yes. Florida allows remote online notarization, and many title companies handle closings by mail or online for out-of-state and international buyers.

How long is the inspection period in Florida?

The standard Florida Realtors and Florida Bar contract uses 15 days by default, but the parties can change it in the offer.

When do I get the keys after closing in Florida?

Usually at closing once funds are disbursed and documents are signed, unless the contract allows the seller to stay after closing.
