Waterfront Homes in Key Largo
Depth, route to open water and elevation decide what a Key Largo dock is worth
Waterfront homes in Key Largo sell above the island's overall typical value of about $1,094,723 on Zillow's index, and the top third of the market, starting around $3,532,998, is mostly water property. Zillow does not track waterfront homes separately, so treat the island-wide numbers as a floor rather than a price for any canal house. What a waterfront home is worth here depends on things a listing rarely shows: water depth, the route to open water, the seawall and the elevation.

Ocean side, bay side and canal homes
Key Largo has two sides. The ocean side faces the Atlantic and the reef tract that runs along John Pennekamp Coral Reef State Park; it is the natural choice for divers and offshore anglers. The bay side faces Florida Bay and the sounds behind the island, such as Blackwater Sound and Buttonwood Sound, with sunset views and calmer, shallower water. Parts of Florida Bay are within Everglades National Park and carry their own boating rules.
Most waterfront homes here sit on man-made canals rather than open water. A canal home gives sheltered dockage and is usually less expensive than an open-water lot, but the canal's depth, width and distance to open water vary widely. Open-water lots on either side cost the most and take the most direct wind and wave exposure.

Depth and bridges: sailboat or powerboat
Before anything else, find out what boat the property can actually handle. Depth at the dock, depth in the canal and depth at the canal mouth all matter, and the shallowest point on the route decides your draft. Bay side waters in particular can be shallow, and some routes are only usable at higher tides. Ask the seller for depth soundings, and test the route yourself at low tide before you commit.
Height is the second limit. Canal homes reached under a fixed bridge cannot take a sailboat with a mast taller than the clearance, and a large center console with a T-top or tower may also be too tall. The Marvin D. Adams Waterway, often called Adams Cut, links the bay and ocean sides under a US-1 bridge, which helps some bay side boaters reach the Atlantic, but clearance and depth still decide whether your boat fits. Sailboat owners usually focus on open-water lots or canals with no fixed bridge.

Seawalls, docks, lifts and mangroves
A seawall replacement can be one of the most expensive repairs a waterfront owner faces, and salt water, storms and age all wear it down. Have a marine contractor inspect the seawall or riprap, the cap, any cracks or leaning, and signs of soil loss behind it. Ask for permits and dates for the seawall, dock and boat lift.
Work in or over the water in the Keys typically needs permits from Monroe County and from state and federal agencies. Adding a dock, enlarging one or installing a new lift is not automatic, so do not price a property on a dock you assume you can build. Mangroves along a shoreline are protected under Florida law, and trimming them requires following state rules, often with a permit. Some Key Largo canals have also had water quality issues from poor circulation and weed buildup, and Monroe County has run canal restoration projects. Look at the water on a calm summer day.
Elevation, flood zones and the insurance stack
Waterfront property in Key Largo is almost always in a FEMA high-risk flood zone, often an AE zone and on some exposed lots a VE zone, where wave action raises the construction and insurance requirements. Get the Key Largo home's elevation certificate in hand before you write the offer. The height of the lowest floor relative to the base flood elevation is the single biggest driver of the flood premium.
Older ground-level houses on the water are common, and they carry two risks: higher flood premiums and limits on how much you can renovate before the whole house must meet current elevation rules. Elevated stilt homes generally insure better. Enclosed space under an elevated house has its own rules in Monroe County, which have changed in recent years, so have any downstairs enclosure checked against its permits.
- Flood insurance through NFIP or a private carrier, required by lenders in A and V zones
- Wind coverage, often the largest premium, with a percentage hurricane deductible
- Wind mitigation inspection for roof and opening credits
- A 4-point inspection on older homes
Salt air and the maintenance budget
On the water in the Keys, salt and sun wear down everything faster. AC condensers, metal railings, fasteners, boat lift motors and electrical panels near the water fail sooner than on the mainland. Hurricane shutters and impact windows need regular checks. When I compare two waterfront houses, I ask for the age of the AC, the lift and the roof alongside the seawall report, because those four items can add up to a large share of the price difference.
Price context and what to verify last
Zillow's single-family index for Key Largo is about $1,068,265, up 3.6% last year; the all-homes index rose 30.2% over five years. A 4-bedroom runs about $2,476,586 and a 5-bedroom about $4,069,086, and those larger homes are mostly on the water. Waterfront typically sells at a premium over these figures, but the size of that premium depends on depth, frontage and exposure, and I won't put a single number on it.
Before closing, confirm the property's ROGO and permit history with Monroe County if you plan to rebuild, verify homestead eligibility if you will live here full time (up to $51,411 off assessed value in 2026, with assessment increases capped at 3% or CPI afterward), and remember the assessment resets after purchase. In Monroe County the deed stamp is $0.70 per $100, usually paid by the seller. This isn't legal or tax advice. If you tell me your boat's length, draft and height, I can screen Key Largo waterfront listings for the ones that actually fit it.
Questions buyers ask
How much do waterfront homes cost in Key Largo?
Zillow does not publish a separate waterfront index. The island's typical home is about $1,094,723, and the upper third of the market starts near $3,532,998, mostly water property. Canal homes generally cost less than open-water lots.
Ocean side or bay side in Key Largo?
The ocean side gives the most direct access to the reef and the Atlantic. The bay side offers sunsets and calmer, often shallower water. Depth and bridge clearances on the route to open water matter more than the side.
Can I keep a sailboat at a Key Largo canal home?
Only if the route to open water has no fixed bridge lower than your mast and enough depth for your keel. Many canal homes are best suited to powerboats.
Do I need flood insurance for a Key Largo waterfront home?
If you have a mortgage and the home is in a FEMA A or V zone, which most waterfront homes here are, the lender will require it. Ask for the elevation certificate to estimate the premium.
