Buying a House in Aventura
Houses are rare in a city built around towers, and the price ladder shows it
Buying a house in Aventura means competing for a small supply: the typical single-family home is about $636,316 on Zillow's index, down 2.5% over the past year, and Census counts only 4.6% of the city's homes as detached houses. Most buyers who start here end up comparing a handful of Aventura listings, townhouses and houses in nearby cities.

Why so few houses come up
Aventura was planned and built mostly as condominium complexes, and 89.0% of its homes are in buildings of 10 or more units. Detached houses and townhouses are a small share of the market, so in any given month there may be only a few to choose from.
That changes how you shop. You can't set narrow criteria and wait for the perfect match, because the perfect match may not list this year. I usually tell house buyers in Aventura to decide in advance which two features they won't give up (lot size, a pool, a garage, a fourth bedroom) and stay flexible on the rest.
Small supply also makes Zillow's single-family number less stable than in a city with thousands of houses. A few sales at the top or bottom can move the average. Treat the $636,316 figure as a guide, and price any specific house on its own recent comparables.
Short supply also cuts the other way at resale. When you sell, you will be one of few houses in a city where most buyers shop for condos, which tends to help a well-kept house stand out. Keep records of the roof, windows and any permitted work, since the next buyer's insurer will ask for them.

The bedroom ladder in Aventura
Zillow's bedroom values mix condos and houses, but they show where houses begin:
- 2-bedroom: about $389,805 (almost all condos).
- 3-bedroom: about $748,064.
- 4-bedroom: about $1,747,491.
- 5-bedroom and up: about $2,565,513.
The jump from three to four bedrooms is more than $1 million. Many 3-bedroom homes in Aventura are large condos or townhouses, while 4- and 5-bedroom homes are mostly detached houses, often on water. If you need four bedrooms and a yard, plan your budget around the four-bedroom figure, not the citywide single-family average.
Zillow's upper third of Aventura homes begins around $934,920. A detached house will usually sit in that upper third.

Inspection points for an Aventura house
Census puts Aventura's median year built at 1989. Many houses here are from the 1980s and 1990s, which brings a predictable list:
- Roof: the age and permit history drive insurance. Tile roofs last longer than shingle roofs, but the underlayment does not.
- Windows and doors: Miami-Dade is in Florida's High-Velocity Hurricane Zone. Impact-rated openings or approved shutters improve the wind mitigation report and the premium.
- Plumbing and electrical: check for older water heaters, original supply lines and panel brands that insurers dislike.
- Air conditioning: salt air shortens equipment life near the water.
- Pool: check the shell, equipment and any screen enclosure.
Order a 4-point inspection for an older house and a wind mitigation report on any house. Then get a homeowners quote before your inspection period ends.
Flood zones, HOAs and gated streets
Aventura is low and close to Biscayne Bay and the Intracoastal Waterway. Many addresses sit in FEMA A zones, where a lender requires flood insurance. Pull the flood zone and ask for the elevation certificate. A house built at or above base flood elevation can carry a much lower flood premium than one below it.
Many Aventura houses and townhouses are in HOA communities, some gated. Ask for the HOA budget, reserves, rules on exterior changes and any pending assessments. An HOA for a house community is a different body from a condo association, and Florida's condo-specific rules on milestone inspections and SIRS don't apply to a detached house, but HOA fees and rules still affect your costs and resale.
Closing costs and taxes in Miami-Dade
In Miami-Dade, the deed stamp rate is $0.60 per $100, usually paid by the seller, with no surtax on a single-family home. By local custom the buyer usually pays for the owner's title policy, which is a state-set rate. With a mortgage, the buyer also pays note stamps of $0.35 per $100 and intangible tax of 0.2% of the loan.
The assessed value on an Aventura house jumps to the purchase price the year after closing, so the seller's tax bill is a poor guide to yours. If the house is your permanent home, file for homestead: up to $51,411 off assessed value in 2026 and a 3% or CPI cap on future increases. Without homestead, a second home carries the full rate with a 10% cap on non-school levies. Florida has no state income tax. This isn't legal or tax advice.
Nearby cities when Aventura has nothing on the market
If Aventura has no house that fits, buyers usually widen the search to neighboring cities. Zillow's all-homes values give a sense of the spread: North Miami about $421,601, North Miami Beach about $452,705, Miami Gardens about $474,495, Miami Beach about $530,649 and Miami about $583,705. Those cities have more detached houses, so the choice is wider.
The trade is location. Aventura puts you next to its mall, hospital, Brightline station and the causeway to the beach. A house a few miles west may give you more lot for the money but a longer drive to those things. If you send me your must-haves, I can line up what Aventura has now against the best matches next door.
