Tampa costs roughly a third less, and the condo gap is wider still
Miami's typical home is worth $583,705 on Zillow's index and Tampa's is $375,619, a difference of about $208,000. For condos the spread is larger in percentage terms: $383,531 in Miami against $194,297 in Tampa, so a Tampa condo costs about half as much.

Same budget, different home
Here is how the bedroom numbers line up. A one-bedroom runs $351,134 in Miami and $158,380 in Tampa. Two bedrooms: $450,924 against $266,265. Three bedrooms: $620,623 against $382,026. Four bedrooms: $784,938 against $561,556.
Read across and a pattern shows up. A budget of about $450,000 buys a typical two-bedroom in Miami, often a condo, and a typical three-bedroom house in Tampa with money left over. A Miami four-bedroom budget reaches into Tampa's upper third, which starts around $688,736.
Single-family houses are $664,415 in Miami and $395,087 in Tampa. The house premium is about 68%, the condo premium about 97%. Miami's condo market is priced on views, newer towers and international demand in a way Tampa's is not.
How the two markets moved
Over five years Miami rose 40.1% and Tampa 20.4%. Miami's run was one of the strongest of any large Florida city in that period. Over the last year both are roughly flat: Miami up 1.4% with houses up 2.3%, Tampa up 0.4%.
Condos split. Miami condos are down 1.6% in a year, Tampa condos down 6.7%. Tampa's condo stock includes many smaller, older garden-style complexes where higher reserve requirements and insurance costs have weighed on prices. That can mean opportunity for a buyer who reads the documents carefully and avoids buildings facing large assessments.

Includes Florida doc stamps on the note ($0.35 per $100 borrowed), the 0.2% intangible tax on the mortgage, the lender's title policy, settlement and recording fees and typical lender fees, plus the owner's title policy, which Miami-Dade buyers usually pay. Excludes prorated taxes and HOA. For your exact numbers use the closing cost calculator.
Tower city versus house city
Census data shows 55.3% of Miami homes are in buildings of 10 or more units, while only 22.4% are detached houses. In Tampa the mix reverses: 50.3% detached and 28.0% in larger buildings. Median year built is 1979 in Miami and 1985 in Tampa.
For a Miami condo buyer, the core checks are the milestone inspection report, the structural integrity reserve study, the current budget and any special assessments approved or under discussion. Ask whether the building is warrantable for conventional financing. Many foreign and cash buyers in Miami skip that step and then have trouble when they resell to a financed buyer.
For a Tampa house, the checklist shifts to roof age, wind mitigation, plumbing type in older homes, and the flood zone. Some newer Tampa-area subdivisions also have CDD assessments on the tax bill.
Taxes and closing costs by county
Florida has no state income tax, so the comparison here is purchase costs and property tax. Miami-Dade uses a $0.60 per $100 deed stamp rate plus a $0.45 surtax on non-single-family property; Hillsborough uses the standard $0.70. Sellers usually pay the deed stamps.
Buyers in both counties pay the $0.35 per $100 note stamp and 0.2% intangible tax if financing. Who pays the owner's title policy follows county custom. In Miami-Dade the buyer usually pays it; in Hillsborough it is commonly negotiated in the contract, so read that line before you sign.
Your property tax will be based on the new assessed value after closing. A primary residence qualifies for homestead, up to $51,411 off assessed value in 2026, with the 3% or CPI cap on increases. This isn't legal or tax advice.
Storm and flood exposure
Both cities face hurricanes and both have large low-lying areas. Tampa sits at the head of a shallow bay that is sensitive to storm surge. Miami deals with surge and with tidal and rain flooding in low streets.
Insurance quotes in both cities vary widely by address. Get the FEMA flood zone, ask whether the home has flooded, and gather homeowners and flood quotes during your inspection window. Citizens Property Insurance is the state's insurer of last resort if private carriers decline the property.
Buying from outside the U.S.
Many out-of-country buyers start their search in Miami and only later look at Tampa. The rules are the same in both cities. You do not need citizenship or residency to buy, and buying does not give you a visa. Foreign national mortgages usually require 30% to 40% down, and ITIN loans exist for some buyers.
Florida's 2023 law, SB 264, limits purchases near military sites and critical infrastructure by people domiciled in China, Cuba, Iran, North Korea, Russia, Syria and Venezuela, with broader limits for Chinese domiciliaries. Both metros have military and infrastructure sites, so if this applies to you, check the specific property before signing.
Plan your exit too. When a foreign owner later sells, the buyer generally withholds 15% of the price under FIRPTA, with reduced rates in some cases for homes under $1 million bought as a residence. A cross-border tax advisor can tell you how to file for a refund of any excess.
Who lives in each
Both cities are relatively young. Tampa's median age is 35.9 and Miami's is 39.3. Residents 65 and older make up 13.7% of Tampa and 15.9% of Miami. Seasonal homes are 1.9% of Tampa's housing and 4.2% of Miami's, so these are year-round cities, unlike many Florida beach towns.
Miami has 459,745 residents and Tampa 401,618, but the Miami metro is far larger. Miami is more international, more Spanish-speaking in daily life and more dense. Tampa is more spread out and car-dependent, with neighborhoods of houses on lots close to downtown.
Who each city fits
Miami fits buyers who want a condo in a deep tower market, international buyers who value liquidity on resale, and anyone whose work or family is in South Florida. Expect to pay a premium at every size.
Tampa fits buyers who want a detached house at a mid-range price, families who need three or four bedrooms, and condo buyers willing to research buildings to find value in a softer market.
