Boca Raton vs Delray Beach: Where to Buy
Two neighboring Palm Beach County cities with very different price floors
For a typical home, Boca Raton costs far more than Delray Beach: Zillow's home value index puts all homes at $580,267 in Boca and $345,071 in Delray, a gap of about $235,196. The gap shrinks a lot once you compare single-family houses of the same size, and at four bedrooms Delray is actually the more expensive of the two, so the right answer depends on what kind of home you are buying.

Why the averages mislead between Boca and Delray
Both cities have a large condo stock that pulls the all-homes figure down, and Delray's condos are much cheaper. Zillow puts the typical condo at $285,174 in Boca and $169,347 in Delray. Delray's lower third of the market tops out near $142,567, against $266,193 in Boca. Much of that low end in both cities is older condos in large complexes, many of them age-restricted, where the purchase price is low but fees, reserves and assessments need careful review.
For houses, the picture changes. Typical single-family values are $766,524 in Boca and $588,597 in Delray, a gap of about $177,927, or roughly 23%.
House prices by bedroom count
- Two bedrooms: Boca $294,724, Delray $218,134.
- Three bedrooms: Boca $644,995, Delray $599,794.
- Four bedrooms: Boca $1,010,108, Delray $1,205,361.
- Five or more: Boca $2,394,022, Delray $2,238,527.
The three-bedroom gap is only about $45,201. At four bedrooms, Delray runs about $195,253 higher, which reflects how many of Delray's larger homes sit east of I-95 near the beach and downtown, where land is expensive and new construction has replaced older cottages. Boca has more four-bedroom homes in western suburban communities, where prices per home are lower. In practice, a family needing four bedrooms in a newer suburban setting will often get more for the money in west Boca than in east Delray.

Price trends over one and five years
Zillow's data shows Boca outpacing Delray recently. Over the past year, all-homes values rose 4.9% in Boca and 1.6% in Delray; Boca single-family homes rose 6.8% and Delray's 4.6%. Condos went in different directions, up 1.3% in Boca and down 4.3% in Delray. Over five years, Boca's all-homes value rose 31.8% and Delray's 19.5%.
For a condo buyer, Delray's softer condo market means more negotiating room right now. For a house buyer, both cities have held up better than most of Florida over the past year. None of this predicts what happens next, but it tells you where sellers are firmer.
Who lives there: age, seasons and housing stock
Census data gives Boca a population of about 100,234 and Delray about 67,979. Delray's population is older, with a median age of 51.3 against 46.0 in Boca, and 28.0% of residents 65 or older versus 24.6%. Seasonal homes make up 11.7% of Delray's housing and 9.5% of Boca's.
Housing type differs too: 42.5% of Boca's units sit in buildings of 10 or more units versus 30.8% in Delray, while detached single-family homes make up 41.7% of Boca's stock and 34.0% of Delray's. Both cities share the same median year built, 1983, so older roofs, plumbing and condo buildings approaching milestone inspections are common in both. West of both cities, large unincorporated areas carry Boca Raton or Delray Beach addresses, including many age-restricted communities, with county rather than city taxes and services.
Lifestyle and getting around
Delray's center of gravity is Atlantic Avenue, a walkable downtown of restaurants and shops that runs east to the public beach. Boca's is more spread out: Mizner Park downtown, the Town Center mall area to the west and Florida Atlantic University's main campus. Both cities sit on I-95 and Florida's Turnpike and have Tri-Rail stations, and Boca also has a Brightline station with service toward Miami and Orlando. Commercial flights are about equally reachable from Palm Beach International or Fort Lauderdale; Boca Raton's own airport handles general aviation.
Insurance, flood and condo checks in both cities
Coastal areas east of US 1 and along the Intracoastal in both cities include FEMA high-risk flood zones, where lenders require flood insurance. Check the zone for the exact address and get an insurance quote during your inspection period. For older houses, the 4-point and wind mitigation inspections drive the premium. For condos built around 1983 or earlier, ask for the milestone inspection report and the structural integrity reserve study, and look for planned special assessments. Resale condo buyers in Florida can cancel within 7 days, excluding weekends and holidays, after receiving the association documents.
Property taxes after you buy in either city
Both cities are in Palm Beach County, so the county's tax structure applies, but city millage rates differ, and an address west of the city limits pays county rates instead of city ones. Ask for the tax estimate based on your purchase price, never the seller's current bill: the assessment resets to market value after a sale, and a long-time owner's bill can be far lower than yours will be. A permanent Florida resident can claim homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes limiting later increases. Seasonal owners in Boca or Delray get no exemption and a 10% cap on non-school levies, which over several years can widen the gap between two neighbors' bills.
Who each city fits
Boca Raton tends to fit buyers who want a larger suburban house with a newer layout, families who want four bedrooms without east-side land prices, and condo buyers looking at a market that has held its value better recently. Delray Beach fits buyers who want a walkable downtown and beach in one place, budget condo buyers willing to review association finances closely, and those who want a three-bedroom house close to Boca's price with a different feel. A shortlist covering both cities in your exact budget makes the trade-off concrete.
