Buying a House in Boynton Beach

Two very different Boynton Beaches share one mailing address

A typical single-family house in Boynton Beach is worth about $477,830 on Zillow's home value index, up 1.6% over the past year. That puts it below Boca Raton and Wellington and above Greenacres, and the first decision is usually which side of Boynton you mean: the older city near the Intracoastal or the newer gated communities out west.

City limits versus a Boynton Beach mailing address

Many homes with a Boynton Beach address west of the turnpike sit in unincorporated Palm Beach County, outside the city. That changes who issues permits, which utility serves the house and which millage rate shows up on the tax bill. The listing may say Boynton Beach either way, so check the property appraiser's record for the exact jurisdiction before you compare tax estimates.

The two areas also differ in age and layout. The eastern part of the city has older neighborhoods on smaller lots, some near canals and the Intracoastal. The western communities are mostly planned subdivisions behind gates, many built from the 1990s onward, often with an HOA covering landscaping, a clubhouse and security.

What a house costs by bedroom count

A three-bedroom runs about $457,848 and a four-bedroom about $660,029. That $202,000 step is large, and it reflects where those homes sit: four-bedroom houses are more common in the newer western communities and in waterfront pockets, while many three-bedrooms are older houses in established parts of the city. A two-bedroom is about $271,882, though at that size you are often looking at a villa or attached home.

Across all home types, values are up 19.4% over five years and 0.8% over the past year. Single-family homes held up better than condos, which fell 3.9%. In practice, well-kept houses still draw offers, while houses with old roofs or deferred repairs sit longer and leave room to negotiate.

Roof age, wind mitigation and 1980s construction

Census puts the median year built in Boynton Beach at 1984, so a large share of houses predate the statewide building code adopted after Hurricane Andrew. For insurance, the roof is the first question. Many carriers in South Florida won't write a policy on a shingle roof past roughly 15 years without an inspection, and a roof near the end of its life can make a house hard to insure at any price.

Get a real insurance quote during the inspection period. Two houses at the same price can differ by thousands a year in premium.

Flood zones, HOAs and the tax reset

Eastern Boynton near the Intracoastal and canals has more homes in FEMA high-risk zones, where a lender will require flood insurance. Inland western communities are often in lower-risk zones, but drainage varies by street, so check the zone and ask for an elevation certificate on each address.

Most western communities have an HOA, and some have mandatory club or amenity fees. Ask for the fee, what it covers and any special assessment history. Many of those communities are also age-restricted 55+, so confirm the community type before you fall for a floor plan.

Your Boynton tax bill starts over at market value once the deed records. If the seller had homestead for years, their tax bill may be far below what yours will be. A buyer who makes the house a permanent Florida residence can claim homestead, worth up to $51,411 off assessed value in 2026, and then Save Our Homes caps annual increases at 3% or CPI. If the Boynton house will be a second home, there is no homestead, and only non-school levies get a 10% cap.

Closing costs on a typical Boynton purchase

In Palm Beach County the seller customarily pays the deed doc stamps at $0.70 per $100 and usually the owner's title policy, though the contract decides. A buyer with a mortgage pays doc stamps on the note at $0.35 per $100 and intangible tax of 0.2% of the loan.

On a house at $477,830 with 20% down, the loan is about $382,264. Note stamps come to about $1,338 and intangible tax about $765. Add the lender's title policy, appraisal, survey, inspections, lender fees and prepaid items such as the first year of insurance and an escrow cushion for taxes. The insurance prepay is often the biggest surprise, since a full annual premium on a 1980s house with an older roof can run well into four figures before you get the keys. The cash-to-close table on this page gives the full picture; the point here is to get the insurance quote early so the estimate is real.

How Boynton compares with its neighbors

Using Zillow's typical values for all home types, Boynton Beach at $404,476 sits close to West Palm Beach at $404,711. Boca Raton runs about $580,267, Wellington about $661,404 and Jupiter about $704,524. Greenacres, at about $280,329, and Delray Beach, at about $345,071, are lower on this all-homes measure, though Delray's figure is pulled down by its large condo stock.

Census data shows 22.5% of Boynton residents are 65 or older and 8.9% of homes are used seasonally, both lower than in many Palm Beach County coastal towns. Only 40.9% of units are single-family detached, with 29.5% in buildings of ten or more units. Houses are the smaller part of the housing stock, so well-priced ones in good condition tend to move faster than the condo market around them. A shortlist split by east and west Boynton is the fastest way to see which side fits your budget.

What buyers ask me

How much does a house cost in Boynton Beach, FL?

Zillow's index puts the typical single-family home at about $477,830. A three-bedroom is about $457,848 and a four-bedroom about $660,029.

Is Boynton Beach cheaper than Boca Raton?

Yes on typical values. All home types in Boynton Beach average about $404,476 versus about $580,267 in Boca Raton, based on Zillow's index.

Is my Boynton Beach address inside the city?

Not always. Many western addresses are in unincorporated Palm Beach County. The property appraiser's record shows the jurisdiction and the millage rate that applies.

Do I need flood insurance for a house in Boynton Beach?

A lender requires it if the house is in a FEMA high-risk zone, which is more common near the Intracoastal and canals. Outside those zones it is optional but often inexpensive, so get a quote either way.
