These neighborhoods sit around the citywide single-family value of about $477,830 and Zillow's typical 3-bedroom of about $457,848. This is where most family buyers in Boynton end up. Crystal Key and Lakes of Tara stand out for five-year growth; Madison Lakes has lagged.
Above $500,000: the top of Boynton's list
- Le Chalet, about $505,740, up 1.5% and 25.5%.
- Lawrence Oaks, about $513,196, up 0.9% and 25.3%.
- Golfview Harbor, about $514,775, up 4.7% and 39.1%.

- Skylake, about $568,313, up 4.7% and 33.0%.

Zillow's typical 4-bedroom in Boynton is about $660,029 and the upper third of the market starts around $677,781, so even the top neighborhoods on this list are typically below what large houses and waterfront homes in the city sell for. Golfview Harbor, Mangrove Walk and Skylake combine high values with strong recent momentum.
How to read these numbers
Zillow's neighborhood figures blend every home type in the boundary, so a neighborhood with many villas will show a lower value than one with only houses, even if the houses are similar. Zillow's boundaries and names can also differ from what a subdivision calls itself or where the city limits run; some west Boynton communities are outside the city in unincorporated Palm Beach County.
One- and five-year changes describe the past. A neighborhood with a big five-year gain may have more room to cool, and a slow one may simply have a larger share of condos absorbing new reserve costs.
It also helps to set Boynton against its neighbors before choosing a street. On Zillow's all-homes index, Delray Beach runs about $345,071, Greenacres about $280,329 and Lake Worth Beach about $442,035, while Boca Raton is about $580,267. A buyer whose budget sits at the top of Boynton's list might find a similar house a few miles away for a different price, with different taxes, flood exposure and commute.
What to check in any Boynton neighborhood
- Flood zone. Neighborhoods closer to the Intracoastal and canals are more likely to be in FEMA A or AE zones. Check the exact address.
- Roof and wind mitigation. With a citywide median build year of 1984, many houses are on their second or third roof. Get the permit date and a wind mitigation report.
- HOA and club fees. Ask for the budget, rules and any mandatory membership.
- Taxes after the sale. The assessment resets to market value. File for homestead if it will be your permanent home.
Tell me your budget and the type of home you want, and I'll put together a shortlist from two or three of these neighborhoods so you can compare them on actual listings.
