Forty Zillow neighborhoods sorted into four budgets, with the ones still gaining value called out.

Reading the numbers: why some values fell 8% and others rose
Citywide, Zillow shows Sarasota home values down 1.5% over the past year and up 12.2% over five years. The neighborhood figures swing much wider. As a rule of thumb, neighborhoods with very low typical values and sharp one-year drops tend to have a lot of condos and villas in the mix, since condo values across the city fell 5.2% while single-family values fell only 1.4%. Neighborhoods made up mostly of houses moved less.
So a falling number is not automatically a warning, and a rising one is not a promise. It tells you what kind of housing dominates the area and how buyers have been pricing it lately. I don't rank neighborhoods by safety or schools; check those yourself with sources you trust.
Under $300,000: mostly condos, villas and smaller houses
- Park East: about $138,947, down 9.7% in a year and 11.1% over five years. The weakest trend on the list.
- Glen Oaks Ridge: about $152,640, down 7.3%. It shows up in 55+ condo listings.
- Village Gardens: about $177,667, down 8.0%.
- Amaryllis Park: about $200,133, down 2.7% in a year but up 18.5% over five.
- Bayou Oaks: about $226,372.
- Eastwood Oaks: about $262,208.
- The Meadows: about $289,685, down 7.7% and flat over five years.
- North Sarasota: about $292,202, up 17.2% over five years.
In this band, the building and the association matter more than the neighborhood name. A unit in a well-funded complex can be a far better purchase than a cheaper one facing a special assessment.

$300,000 to $450,000: where most single-family buyers land
This is the widest group and closest to the typical Sarasota house value of $443,015. Several neighborhoods here gained over the past year, which is rare in this market right now:
- Glen Oaks Estates: about $424,961, up 3.9% in a year and 20.8% over five.
- Whitfield: about $430,488, up 2.2% and 21.2%.
- Poinsettia Park: about $300,098, up 2.2% and 19.4%.
- Central Cocoanut: about $352,702, up 1.9% and 20.8%.
- Ridge Wood Heights: about $338,246, up 1.2%.
- Southgate: about $440,678, up 0.8% and 20.6%.
Others in this range dipped slightly: Sarasota Springs ($334,153), Gulf Gate Estates ($321,358), Kensington Park ($316,944), South Gate Ridge ($343,675), Desoto Lakes ($364,584), Alta Vista ($373,804), Lake Sarasota ($387,009), Fruitville ($423,069) and Vamo ($302,619). Terrace Gardens ($361,709) stands out with 33.2% growth over five years. Bee Ridge ($359,414) has the weakest five-year figure in this band at 6.6%.
$450,000 to $700,000: planned communities and close-in bayside streets
- Arlington Park: about $493,858, up 2.9% in a year and 27.7% over five, the strongest trend in this band.
- Palmer Ranch: about $523,300, down 2.8%, up 9.1% over five. A large master-planned area in the south of the city with HOAs throughout, so budget for association fees.
- Grove Pointe: about $557,869.
- Indian Beach-Sapphire Shores: about $573,911, up 21.5% over five years. It sits on the bay in the north of the city near the Ringling Museum.
- South Sarasota: about $579,162.
- Rosemary District: about $640,247, flat over the year and up 29.5% over five. Just north of downtown, with newer mid-rise residential buildings.
John Ringling ($417,439) sits just below this band and is the only neighborhood on the list with a negative five-year figure among those above $400,000, at 5.7% down.
$800,000 and up: downtown, the bayous and large lots
- Hudson Bayou: about $1,390,929, up 1.4% and 26.5% over five years. South of downtown along the bayou.
- South Poinsettia: about $1,256,127, up 2.7% and 34.2%, the best five-year figure on the whole list.
- Downtown: about $919,232, down 3.5%. Mostly condo towers, so the condo-building checks apply in full.
- Serenoa: about $917,458.
- Hammocks: about $896,852, down 4.0%.
- Mockingbird Parish: about $842,664, down 6.0%.
- Miakka: about $842,588, up 2.8% and 31.6%. Rural land on the east side, where lot size drives the price.
- Proctor Road: about $838,375.
At this level, waterfront location, elevation and the flood zone of the specific lot can move value more than the neighborhood average does.
Buyers in this price range often compare city neighborhoods with the barrier islands, which Zillow tracks as separate places. Siesta Key's typical value is about $828,780 and Longboat Key's about $951,300, so a Hudson Bayou or South Poinsettia house costs more than the island averages. To the south, Osprey runs about $661,421. The choice usually comes down to walking distance to downtown versus beach access, and to how much flood and wind exposure you are willing to insure.
Two checks that apply in every Sarasota neighborhood
First, flood zone. Sarasota has bay frontage, bayous and canals, and the FEMA zone can change from one street to the next. Look it up for the exact address and get a flood quote during the inspection period. Second, property tax. Your assessment resets to market value when you buy, and homestead (up to $51,411 off the assessed value in 2026) only applies if this is your permanent home. If two or three of these neighborhoods fit your budget, a shortlist of current homes in each is the quickest way to compare them on real listings.
Sarasota: questions and answers
What is the most affordable neighborhood in Sarasota?
On Zillow's index, Park East has the lowest typical value at about $138,947, followed by Glen Oaks Ridge and Village Gardens. These areas lean toward condos and villas, and their values fell sharply over the past year.
Which Sarasota neighborhoods are still going up in value?

Where should I buy a house in Sarasota on a $400,000 budget?
Look at the $300,000 to $450,000 band: Southgate, Whitfield, Glen Oaks Estates, Central Cocoanut, Lake Sarasota and Fruitville all sit in or near that range. Compare each on flood zone, insurance and HOA before price.
Is downtown Sarasota a good place to buy?
Downtown's typical value is about $919,232 and fell 3.5% over the past year. Most of it is condo towers, so the decision comes down to the specific building's reserves, inspections and fees.
