Is Venice a Good Place to Retire?

Yes for most retirees who want a small Gulf town built around people their age, with fees and storms to budget for.

Yes, for most retirees who want a small coastal town where retirement is the norm: 61.4% of Venice residents are 65 or older on Census figures, and a typical two-bedroom home costs about $287,105 on Zillow's home value index. The things to plan around are storm exposure, insurance, condo and lot-rent increases, and the fact that prices have barely moved in five years, up 3.4%.

A town already organized around retirees

With a median age of 69.2, Venice is one of the oldest cities in Florida, and 22.5% of its homes are seasonal. That has practical upsides for a retiree. Clubs, churches, volunteer groups, golf, pickleball and medical offices are all set up for people with free daytime hours. The downtown on the island is compact and walkable, with restaurants, shops and the beaches a short drive or bike ride away, and the Legacy Trail runs north from Venice for cycling and walking.

The downsides follow from the same facts. Winter season is crowded and summer is very quiet. Friends may leave for half the year. If you want a mixed-age neighborhood with kids on the street, Venice will feel different from what you're used to.

What retirees spend on housing here

On Zillow's numbers:

The all-home typical value of $380,378 sits between Sarasota ($410,998) and North Port ($303,227). The five-year gain of 3.4% compares with 12.2% in Sarasota, so a buyer today pays close to 2021 prices. For a retiree that cuts both ways: less risk of overpaying at a peak, and less reason to expect quick appreciation if you plan to sell in a few years.

Manufactured-home communities: read the lot lease

Mobile and manufactured homes make up 11.8% of Venice's housing, three times Sarasota's share, and many sit in 55+ communities such as Bay Indies. They are the lowest-cost way to live near the coast, and they need a different kind of homework:

Condos, villas and care communities

Condos and villas are the other main choice. Buildings from the 1970s through 1990s are common, and Florida's post-2022 condo laws apply to those of three stories or more: milestone inspections and structural integrity reserves that owners can no longer waive. Before you're bound to buy, read the reserve study, the latest budget, and two years of board minutes. Villa associations that cover roofs deserve the same scrutiny.

For retirees who want a plan for later care, continuing care retirement communities offer housing with assisted living and nursing care on the same campus; Village on the Isle, on the island, is one in Venice. Entry fees, monthly fees and refund terms differ widely, so have an elder-law attorney or financial advisor read the contract.

Healthcare access

Sarasota Memorial opened a full hospital in the Venice area in 2021, near I-75 north of town, and the system runs other outpatient and urgent care sites in south Sarasota County. The old hospital on the island closed in 2022, so most hospital trips now mean a drive to the I-75 area. If you no longer drive, factor in how you'd get to appointments and to the hospital.

When comparing homes, I suggest timing the drive from each one to the hospital and to your likely doctors' offices. A villa on the island and a house east of I-75 can differ by 15 minutes each way, and for some retirees that matters more than the view.

Taxes, insurance and storm planning on a fixed income

Florida doesn't tax income at the state level, so Social Security, pensions and retirement withdrawals face federal tax only. A permanent resident's homestead exemption removes up to $51,411 from assessed value in 2026, and Save Our Homes limits later increases to 3% or inflation. The assessment resets on purchase. Amendment 3, on the November 3, 2026 ballot, could change parts of this; the result isn't known as I write. This isn't legal or tax advice.

Insurance is where fixed incomes get squeezed. Get homeowners and flood quotes during the inspection period, with a wind mitigation report and, for older homes, a 4-point inspection. Know the hurricane deductible in dollars before you buy: on a $250,000 dwelling limit, 5% is $12,500. Learn your evacuation zone, especially on the island, and decide in advance where you'd go.

Who Venice fits, and who it doesn't

Venice fits retirees who want a small town, a walkable island downtown, beaches and a large community of people at the same stage of life, at prices a little below Sarasota. It fits budget-minded buyers willing to do the homework on a manufactured home or an older condo.

It fits less well if you want a mixed-age neighborhood, a bigger arts and dining scene, or a home you expect to appreciate quickly. If you share your monthly budget and the type of home you want, I can put together a shortlist that compares Venice options with Englewood and North Port.
