Buying a Condo in North Port
Sarasota County's most affordable city, where condos are a small slice of a house market.
A typical condo in North Port is worth about $187,406 on Zillow's home value index, down 7.3% in a year, while a typical house is near $304,748. That makes a condo about 62% of a house, but the bigger fact is scarcity: Census data shows only 3.4% of North Port homes are in buildings of ten or more units, so most condo buyers here end up choosing among low-rise villas and coach homes inside planned communities.

A city built lot by lot
North Port grew from a grid of single-family lots laid out decades ago, and the housing data shows it. Census counts 81.0% of homes as single-family detached, with a median year built of 2005. The population is older than the state as a whole, with a median age of 49.3 and 27.7% aged 65 or older, and 7.5% of homes are seasonal.
So the condo supply is thin and mostly newer. What you will see listed as condos are typically two-story coach homes, attached villas and small low-rise buildings inside gated or golf communities. True mid-rise towers are rare. That changes what you need to check: building age matters less, while the community's fees, district assessments and rules matter more.

Bedroom prices and the 2-bedroom default
Zillow puts a North Port one-bedroom at about $121,397 and a two-bedroom at about $204,404. Three-bedrooms average $307,679, mostly houses. One-bedroom condos are scarce here, so the $121,397 figure rests on few homes.
For most buyers the practical condo choice is a two-bedroom, two-bath villa or coach home. Compare it against a small three-bedroom house nearby, because the difference is often only $100,000 or so, and the house comes with land and no shared roof. The condo wins when you want a gate, a pool and clubhouse, and someone else to handle the lawn and exterior.

Two layers of fees: the condo and the master association
Condos inside planned communities often carry fees at two levels. The condo association handles your building's roof, exterior and insurance. A master or homeowners association runs the gate, roads, clubhouse and golf or amenity center. Some communities add a separate club membership that may be mandatory.
Many newer North Port communities also sit inside a Community Development District. A CDD is a special district that borrowed money to build roads, water and drainage, and it collects an annual assessment on your property tax bill to repay those bonds plus an operating charge. Ask for:
- The condo fee, the master fee and any mandatory club dues, each separately.
- The CDD assessment on the most recent tax bill, split into debt and operations.
- How many years remain on the CDD bonds.
Add all of it to your monthly budget. A low list price with three layers of fees can cost more each month than a small house.
Hurricane Ian, flooding and what to ask
Hurricane Ian in 2022 caused serious flooding in parts of North Port, especially near the Myakkahatchee Creek and other low areas. Helene and Milton in 2024 hit the region again. For any condo you consider, ask the association:
- Did the building or community flood in 2022 or 2024, and what was repaired.
- How much the insurance paid and whether owners were assessed for the rest.
- What the master policy premium and hurricane deductible are now.
Check the FEMA flood zone for the building. Lenders make flood insurance a condition of the loan for buildings in high-risk A zones. Your HO-6 policy should carry loss assessment coverage, since master-policy hurricane deductibles are set at 2%, 5% or 10% of insured value and apply once per calendar year.
State reserve rules and newer buildings
Florida's milestone inspection applies to condo buildings with three or more habitable stories, by December 31 of the year they turn 30 (25 if the local building official requires it). The Structural Integrity Reserve Study applies to the same buildings every 10 years. Because so much of North Port's condo stock is two stories and built after 2000, many buildings won't face either requirement for years.
That doesn't mean reserves are fine. Ask for the reserve schedule and the age of the roofs. A 20-year-old community with a small reserve fund is approaching its first big roof bill, and owners will pay for it one way or another.
Prices next to Venice, Englewood and Sarasota
North Port's all-homes index is about $303,227, up only 3.2% over five years, which is a much smaller gain than most of Florida. Nearby, Englewood sits at $323,601, Venice at $380,378 and Sarasota at $410,998. A condo buyer who wants to be closer to the beaches pays for it in Venice or Englewood. A buyer who wants newer construction and more room for the money usually stays in North Port, often in the Wellen Park area or the older neighborhoods closer to US-41.
Loans, closing costs and your 7 days
Lenders review the condo project. Small associations with thin reserves, open litigation or owners behind on fees can fail conventional or FHA standards, so ask your lender to check the project early. At the typical $187,406 with 20% down, the buyer's note stamps and intangible tax come to about $825. Once the association documents for a resale unit reach you, Florida law lets you walk away within 7 days, weekends and legal holidays not counted. If this will be your permanent home, file for homestead, worth up to $51,411 off assessed value in 2026. This isn't legal or tax advice. A shortlist that lists every fee and the CDD line for each community makes North Port much easier to compare.
