Venice vs Sarasota: Where to Buy
Two Sarasota County cities, one price gap that flips with size
Venice is the cheaper of the two on the headline number: Zillow's home value index puts the typical Venice home at $380,378 against $410,998 in Sarasota, a gap of about $30,600. That gap is small for a two- or three-bedroom home and very large for a big one, and the two cities are built for very different stages of life.

Where the $30,600 gap actually sits
The all-homes figure hides the more useful pattern. Broken out by bedrooms, Zillow's values look like this:
- 1 bedroom: Venice $180,976, Sarasota $174,363. Venice is slightly higher.
- 2 bedrooms: Venice $287,105, Sarasota $295,584. Almost even.
- 3 bedrooms: Venice $446,735, Sarasota $440,109. Venice is slightly higher again.
- 4 bedrooms: Venice $602,674, Sarasota $700,324. Sarasota runs about $97,650 more.
- 5+ bedrooms: Venice $773,086, Sarasota $1,051,723. A difference of roughly $278,600.
For a buyer shopping one to three bedrooms, the city choice barely moves the budget. The real difference shows up at four bedrooms and above, where Sarasota's bayfront and established luxury streets pull the top of the market up. The upper third of Sarasota's market starts around $786,980; in Venice the same tier starts near $594,251.
Condos and single-family homes side by side
Venice condos have a typical value of $246,225, Sarasota condos $263,924. Single-family homes run $414,954 in Venice and $443,015 in Sarasota. In both cities a condo costs a bit under 60% of a typical house, so the jump from condo to house is similar in either place.
The condo segment has been the soft spot in both markets over the last year: down 6.2% in Venice and 5.2% in Sarasota. Single-family values moved less, down 2.3% and 1.4%. For a condo buyer, that softness means more room to negotiate, and more reason to read the association's reserve study and milestone inspection report before you commit, since older buildings carrying new reserve requirements are part of why condo values have slipped across Florida.

Five-year trend: the bigger story
Over five years, Sarasota is up 12.2% and Venice only 3.4%. Over one year, Venice is down 2.5% and Sarasota 1.5%. Neither number says what happens next, and I don't make price calls. What the data does say is that Venice gave back more of its pandemic-era gains, so a Venice purchase today is priced closer to where it was five years ago than a Sarasota purchase is.
For a buyer, the practical effect is leverage. A softer market means more listings sitting longer, more price reductions, and more sellers willing to cover closing costs or credit for a roof or HVAC issue found during inspection.
Who lives there: Census age and seasonal data
This is where the two cities split hardest. Census figures show Venice with a median age of 69.2 and 61.4% of residents aged 65 or older. Sarasota's median age is 48.2, with 29.2% of residents 65+. Venice is one of the oldest cities in the state by these measures; Sarasota is a mixed-age small city with a working downtown.
Seasonal homes are 22.5% of Venice's housing units and 14.5% of Sarasota's. In Venice, more of your neighbors will be part-year owners, so streets and condo buildings get quieter in summer. Sarasota has a larger year-round population of about 56,970 against Venice's 27,479.
Housing stock follows the same lines:
- Buildings with 10+ units: 23.6% in Venice, 35.8% in Sarasota. Sarasota has more mid-rise and tower condos, especially downtown.
- Single-family detached: 42.1% in Venice, 39.0% in Sarasota.
- Mobile homes: 11.8% in Venice, 3.9% in Sarasota. Venice has a real manufactured-home segment, much of it in 55+ parks.
- Median year built: 1986 in Venice, 1976 in Sarasota. Sarasota's older median means more homes that will need a 4-point inspection for insurance.
Insurance, roofs and storm exposure in both cities
Both cities sit on the Gulf coast in the same county, so the general risk profile is shared. What changes premiums is the individual property: its FEMA flood zone, its elevation, the age and type of roof, and whether it has wind mitigation features such as hurricane straps, impact windows or shutters. A 1990s house a few miles inland can insure very differently from a 1970s house near the water in either city.
Practical steps during your inspection period: pull the flood zone for the exact address, get a written homeowners quote and a separate flood quote, and order a wind mitigation inspection. For a condo, ask for the master policy summary and the building's hurricane deductible, which is a percentage of coverage and can show up later as a special assessment.
Who each city fits
Venice tends to fit retirees and near-retirees who want a smaller, quieter town, a lower entry price on larger homes, and the option of a manufactured home or a 55+ community. Its Gulf beaches are known for shark-tooth hunting, and the island downtown is walkable. A four-bedroom home costs meaningfully less than in Sarasota.
Sarasota tends to fit buyers who want a city: arts venues, a downtown with condo towers on the bay, a mix of ages, and quicker access to Sarasota Bradenton International Airport. You pay more for size, and the five-year trend has been stronger, but one- to three-bedroom homes cost about the same as in Venice.
Plenty of buyers look at both, since they share a county and the drive between them is short. If you send me your budget and bedroom count, I'll put a side-by-side shortlist together from both cities.
