The 2022 number is the hardest thing to let go of
Venice went up faster than most Florida cities in 2021 and 2022 and has come down further since. The single-family index peaked at $522,431 in September 2022; it is now $414,954, about 20.6% lower. Over five years houses are up only 4.6% and the all-homes index 3.4%. Condos are down 5.1% over five years.
I see the same thing with sellers in markets like this: the price a neighbor got in 2022 becomes the anchor. Buyers, appraisers and lenders don't use it. A list price built on sales from the last 90 days, with an honest adjustment for condition, sells. One built on 2022 sits, and the eventual sale price is usually lower than if it had been priced right on day one.
There is a small positive sign. The house index bottomed at about $412,078 in June 2026 and has ticked up slightly since. One quarter is not a trend, but it means the decline has at least paused for single-family homes.

Seasonal buyers and when to list in Venice
Census data shows Venice has a median age of 69.2, with 61.4% of residents aged 65 or older and 22.5% of homes held for seasonal use. Many buyers here are retirees or snowbirds who shop in person during the winter months. A listing that is ready, photographed and priced before they arrive gets their first look, rather than the leftovers.
That buyer pool also shapes what sells. Single-story layouts, low-maintenance yards, a garage, proximity to the beaches and downtown, and clear figures for HOA fees, insurance and taxes matter more than trendy finishes. Out-of-state and Canadian buyers often need extra time for financing or currency transfers, so build realistic dates into the contract.

The Island, Venice Avenue and the rest of the city
Zillow tracks five Venice neighborhoods. The Island, the part of the city between the Gulf and the Intracoastal Waterway that includes downtown, is the highest at $516,085, down 2.3% in a year and up 5.1% over five years. Northeast Venice is $504,311 (down 3.8%). Pinebrook is $282,592 (down 4.7%), East Venice Ave $278,635 (down 7.1%) and Gateway/Waterway $223,701 (down 1.8%, and down 7.3% over five years).
By size, a 2-bedroom is about $287,105, a 3-bedroom $446,735 and a 4-bedroom $602,674. The lower third of the market is under about $254,904 and the upper third above $594,251. Mobile and manufactured homes are 11.8% of the city's housing, which fills out the lower band; those sales depend heavily on whether the lot is owned or leased and how the home is titled.
Nearby, Zillow puts North Port at about $303,227, Englewood $323,601, Sarasota $410,998, Nokomis $497,641 and Osprey $661,421. Buyers comparing Venice with North Port are usually weighing an older home near the coast against a newer, cheaper one inland.
Inherited homes and estate sales
With an older population, many Venice sales are by heirs or by a surviving spouse. A few points come up often:
- Basis: inherited property generally gets a stepped-up basis to its value at the date of death, which can sharply reduce taxable gain. Get a date-of-death appraisal if you don't have one.
- Authority to sell: the title company will want to see that whoever signs has the right to, whether through probate, a trust or another route. Sort this out before listing.
- Disclosure: heirs who never lived in the home still must disclose what they know. Florida requires disclosure of known material defects that aren't readily observable, plus, since October 1, 2025, the flood disclosure about known flood damage, claims and federal flood assistance.
- Condition: older homes often need a 4-point inspection and a roof review before a buyer's insurer will write a policy. Pricing for an as-is sale is fine, as long as the price reflects it.
- Homestead: the homestead exemption ends with the owner, and the new owner's assessment resets after the sale. That doesn't change your price, but buyers will ask what their tax bill will be.
Selling costs and taxes in Sarasota County
Deed doc stamps are $0.70 per $100 and customarily paid by the seller: about $2,665 on a $380,378 sale. The owner's title policy follows county custom and your contract. Florida property taxes are billed in arrears, so expect to credit the buyer for your share of the current year. Condo sellers usually pay for the estoppel certificate, whose fee Florida caps, and should collect the budget, reserve study and any milestone inspection report up front, since condo buyers have a short cancellation window after receiving association documents.
Commissions are negotiable. Since August 2024, compensation for buyer agents is not shown on the MLS and you decide whether to offer it or a concession.
Florida has no state income tax. On a main home lived in two of the last five years, the federal exclusion covers up to $250,000 of gain ($500,000 married filing jointly). Foreign sellers, including Canadians who are not US residents, are subject to FIRPTA withholding of 15% of the price unless an exception or a withholding certificate applies. Talk to a CPA, ideally one who handles cross-border returns if that applies to you. This isn't legal or tax advice.
Quick answers
What is my home worth in Venice, FL?
Zillow's typical values are $380,378 for all homes, $414,954 for single-family and $246,225 for condos. Homes on The Island run higher, near $516,085, while areas east of the Intracoastal are lower.
Are Venice home prices still falling?
The all-homes index is down 2.5% over 12 months. The single-family index bottomed in June 2026 and has edged up slightly since, while condos are still falling.
When is the best time to list a home in Venice?
Many Venice buyers are seasonal residents who shop in person in winter. Being on the market, priced right and fully prepared before they arrive gives you the most buyer traffic.
Do I pay capital gains tax on an inherited Venice home?
Inherited property generally gets a stepped-up basis to its value at death, so tax applies only to gain after that date. Confirm with a CPA, since trust and estate details change the answer.
