Selling a House in Cape Coral
Cape Coral is a buyer's market: price to today's sales, document the canal and roof, and plan for negotiation
The typical Cape Coral home is worth about $334,660 on Zillow's home value index, down 2.9% over the past year and up only 1.1% over five years. Values peaked in September 2022 near $426,024, so the city is about 21% below that high, one of the deepest pullbacks among large Florida cities.

How far Cape Coral has come down, and what that means for you
The September 2022 peak coincided with Hurricane Ian, which came ashore in Lee County that month. Since then the trend has been steady and downward: single-family homes are now around $344,851, down 2.8% in a year and about 21% under their high of $438,313. Condos, a small part of the city, fell harder to $191,095, down 7.9% in a year and about a third below their peak.
Owners who bought in 2021 or 2022 may be close to break-even or below it once selling costs are counted. Owners who bought earlier still hold gains, but buyers know the trend and negotiate accordingly. Expect inspection credits, closing-cost requests and offers below list.
Census data shows how much of Cape Coral is one product: 79.4% of homes are single-family detached, only 7.5% are in buildings of ten or more units, and the median home was built in 2000. When most listings look alike, buyers choose on price, condition and water access, so those three things decide who sells first.

Neighborhood trends across the Cape
Zillow tracks only a handful of Cape Coral neighborhoods, and nearly all are below where they were five years ago:
- Island Harbors, $481,275: -4.5% in a year, -16.2% over five.
- Entrada, $285,841: -8.1% in a year, -6.9% over five.
- Cape Harbour, $524,263: -5.7% in a year, -6.8% over five.
- Tarpon Point, $890,927: -6.2% in a year, though still up 10.9% over five.
- Bella Vida, $315,893: -6.8% in a year.
- Royal Tee, $605,727, and Heatherwood Lakes, $387,463: roughly flat in a year.
The waterfront and newer planned communities have not been spared. Royal Tee and Heatherwood Lakes holding steady shows that well-kept communities with stable fees are finding their floor first.

Seller costs on a $335,000 sale in Cape Coral
| Sale price (typical home value) | $335,000 |
| Deed doc stamps ($0.70 per $100) | −$2,345 |
| Owner's title policy | −$1,750 |
| Settlement, lien search and recording (estimate) | −$1,200 |
| Before commission and mortgage payoff | $329,705 |
Commissions are negotiable and not included; neither are prorated property taxes, HOA or condo estoppel fees, repairs or your mortgage payoff. Who pays the owner's title policy follows county custom and your contract. For your exact numbers use the closing cost calculator.
Selling a canal home: the details buyers pay for
Cape Coral is known for its canal network, and water access is the single biggest price driver after size. Buyers sort canal homes into distinct groups, and your listing should say exactly which one yours is in:
- Gulf access with no bridges (sailboat access), the most sought after.
- Gulf access with fixed bridges, which limit boat height.
- Freshwater canals and lakes, with no route to open water.
- Approximate boating time to the river or open Gulf.
Then the condition items. A seawall's age, cap and any cracks or tiebacks will be examined; a failing wall can mean a large repair credit. Dock and lift permits, the lift's capacity and the electrical work at the dock all come up. Post-Ian repairs need permits and final inspections on record.
Elevation and flood zone matter on every canal lot. An elevation certificate and a copy of the current flood policy let a buyer price insurance in the first week instead of the last.
Pricing in a crowded field of similar houses
Typical values by bedrooms: $148,224 for one, $206,136 for two, $334,111 for three, $391,881 for four and $561,294 for five or more. The lower third of the market is near $254,778 and the upper third starts around $515,050.
The gap between a three-bedroom and a four-bedroom is only about $57,800, narrower than in most Florida cities. With many 2000s-era homes on similar lots, buyers can switch between sizes easily, so an overpriced three-bedroom loses to a fairly priced four-bedroom a few streets away.
Cape Coral also competes with its neighbors and with builders. Lehigh Acres ($278,006) and North Fort Myers ($261,655) are cheaper; Estero ($486,132) and Bonita Springs ($502,544) cost more. Spec builders keep adding new homes on vacant lots across the Cape, often with incentives. A seller credit toward the buyer's rate buydown can do more for your sale than the same amount taken off the price, because it lowers the buyer's monthly payment.
Insurance documents and disclosure
Insurance cost is now part of every Cape Coral buyer's math. A home built in 2000 may have its original roof, which many insurers will not write. Replacing it before listing can widen your buyer pool more than any cosmetic update. At minimum, have the roof year, a wind mitigation report and, for older homes, a 4-point inspection.
Disclosure duties are clear: Florida sellers must tell buyers about known material defects that are not readily visible, and since October 1, 2025 they must also complete a flood disclosure about known flood damage, flood insurance claims and federal flood aid during their ownership. Ian-related claims belong on it.
What you pay and what you keep
Lee County sellers customarily pay deed doc stamps at $0.70 per $100, about $2,343 at the typical value, and usually the owner's title policy, though the contract governs. Taxes are prorated because Florida bills them each November for the full year. Commission is negotiable; since August 2024, compensation for a buyer's agent is a separate decision, not posted on the MLS.
If you have a loss on a primary home, it is generally not deductible; if you have a gain, up to $250,000 ($500,000 for joint filers) can be excluded when you lived there two of the last five years. Canadian and other foreign sellers face FIRPTA withholding of 15% of the price unless an exception applies. This isn't legal or tax advice; a CPA should confirm your position.
Common questions
What is my Cape Coral home worth?
Zillow's index puts the typical Cape Coral home at $334,660, and a three-bedroom near $334,111. Water access, bridges, seawall condition and roof age can move a specific home's value well above or below that.
Why are Cape Coral home prices dropping?
Values rose fast into 2022 and have adjusted since, with high insurance costs, new construction and a large supply of similar homes all weighing on prices. The index is about 21% below its September 2022 peak.
How long does it take to sell a house in Cape Coral?
Longer than during 2021 and 2022. Homes priced to recent sales with documents ready sell first. Overpriced listings often sit for months and end up with price cuts.
Should I replace my roof before selling in Cape Coral?
If it is near the age insurers refuse, replacing it often pays off by keeping more buyers eligible for coverage. Get a roof inspection and a quote first and compare with the credit buyers would ask for.
