What houses cost in Cape Coral by bedroom
A three-bedroom house is valued around $334,111 and a four-bedroom around $391,881. That step of about $57,770, or 17%, is small compared with most Florida coastal cities, because so much of Cape Coral was built on similar quarter-acre lots in similar decades. Five-bedroom homes run about $561,294. The top third of the market starts near $515,050, and that is mostly where you find Gulf-access canal homes and newer construction.
Below about $255,000, the lower third of the market, expect older or smaller homes, inland lots, or properties that still need storm repairs or system updates.

Is it a good time to buy a house in Cape Coral
The data shows a flat market over five years and a mild decline over one. All home types fell 2.9% in the last year and are up only 1.1% over five years. After the rapid run-up of 2021 and 2022, prices have given much of it back as insurance costs rose and the number of homes for sale across Southwest Florida grew.
For a buyer who plans to live in the house for years, that combination means more inventory and sellers who will negotiate on price, repairs and closing costs. I do not predict where prices go next. I do tell buyers to price their offers off recent sales on the same canal or street, since a single listing's asking price says little in a market like this.

Gulf access, freshwater canals and dry lots
Cape Coral has hundreds of miles of canals, and the type of water behind a house changes its value more than almost anything else.
- Gulf-access saltwater canals let you take a boat to the river and the Gulf. Ask about travel time to open water, and any bridges on the route and their clearance.
- Freshwater canals and lakes are quieter and cheaper. You can fish and kayak but cannot reach the Gulf by boat.
- Dry lots with no water frontage are the most affordable homes in the city.
On any waterfront house, have the seawall inspected. Ask its age, whether it has cracks, tilting or erosion behind it, and whether the dock and lift are permitted. Seawall repair or replacement is a large expense and can be the hidden cost in an otherwise good deal. I ask for a marine contractor's opinion on any seawall that looks older than the house or shows visible cracks.
Water, sewer and the Utilities Extension Project
Parts of Cape Coral still run on private wells and septic tanks. The city's Utilities Extension Project is bringing central water, sewer and irrigation to those areas in phases, and each lot in a project area is charged an assessment for the new lines, often paid over years on the property tax bill. Construction is underway in some northern sections of the city now.
- Ask whether the house is on city utilities or well and septic.
- If it is in a project area, find out the assessment amount and whether it has been paid or will transfer to you.
- For well and septic homes, add a septic inspection and a water test to your inspection list.
Newer construction, roofs and storm history
The median Cape Coral home was built in 2000, newer than most coastal Florida cities. Many houses were built after the 2002 Florida Building Code, which helps on wind mitigation reports. Still, roofs installed during the 2000s building boom are now at or past typical replacement age, and many were replaced after Hurricane Ian in 2022. Get the roof permit date and ask whether storm repairs were permitted and finished.
Look up the FEMA flood zone, get the elevation certificate, and get both homeowners and flood quotes during your inspection period. Your policy's hurricane deductible will be set at 2%, 5% or 10% of the dwelling limit, charged once in a calendar year. On a $344,851 home, a 2% deductible is about $6,897.
Taxes, closing costs and nearby cities
Many Cape Coral neighborhoods have no HOA, which keeps fixed costs down, but check for a utility assessment and any non-ad valorem charges on the tax bill. Your assessed value resets after purchase. A primary residence qualifies for homestead, worth up to $51,411 off assessed value in 2026, plus the Save Our Homes cap. A winter home gets neither and is subject only to the 10% cap on non-school levies. Amendment 3 is on the Nov 3, 2026 ballot and could change some of this.
With 20% down on a $334,111 three-bedroom, a buyer pays about $936 in note stamps and $535 in intangible tax, plus title, lender and inspection costs.
Across all home types Cape Coral's typical value is $334,660. Fort Myers ($304,566), Lehigh Acres ($278,006) and North Fort Myers ($261,655) cost less. Estero ($486,132), Bonita Springs ($502,544) and Fort Myers Beach ($483,097) cost more, and Sanibel ($805,117) and Boca Grande ($2,564,628) sit in a different price range. Tell me whether you need Gulf access, a pool or a specific part of the Cape, and I will build a shortlist with utility status and seawall condition checked for each house.
