Where North Fort Myers is and how you get around
North Fort Myers is an unincorporated community in Lee County on the north bank of the Caloosahatchee River, directly across from downtown Fort Myers. Cape Coral lies to the west. US 41 and Business 41 run north-south through it and cross the river into Fort Myers on bridges, and I-75 runs along the east side. Pine Island Road and Bayshore Road are the main east-west routes.
Because it is unincorporated, there is no city government or city property tax. Lee County provides most services. Daily errands mean driving, and many residents cross the river for hospitals, the airport and larger shopping. Southwest Florida International Airport is south of Fort Myers, so allow for the bridge and the drive across town when you plan trips.

Who lives in North Fort Myers
Census data describes an older community. The median age is 63.4, and 45.8% of residents are 65 or older, about double the Fort Myers share of 23.2%. Seasonal homes make up 16.2% of the housing, so winter brings more traffic and fuller restaurants, and summer is quiet.
The population is about 44,993. If you are moving with young children, expect fewer families on your street than you would see in Lehigh Acres or Cape Coral. If you are retiring, you will find plenty of neighbors at the same stage of life and many communities organized around that.

The housing is different from the rest of Lee County
The single biggest fact about North Fort Myers housing is that 49.1% of homes are mobile or manufactured homes, according to Census data. Single-family detached homes are 36.9%, and buildings with 10 or more units are only 4.8%. The median year built is 1986, older than Fort Myers at 2001 and much older than Lehigh at 2003.
That mix explains the prices. A typical two-bedroom is about $175,528, and many of those are manufactured homes in organized communities. Site-built houses are more expensive: the single-family index is about $286,716 and a three-bedroom about $316,060. When you read a North Fort Myers listing, the first thing to confirm is whether the home is site-built or manufactured, and whether the land under it is owned or leased. Those two answers change financing, insurance and resale more than square footage does.
What prices have done
North Fort Myers is down 3.0% over the past year and up only 2.9% over five years. That is weaker than Lehigh Acres, up 21.8% over five years, and below Fort Myers at 6.7%. Condos fell 9.5% in a year. Single-family homes held up better, down 2.4%.
For a buyer, flat prices mean you are not chasing a rising market, and sellers have had to adjust. It also means you should not count on fast appreciation. Buy here because the home and the monthly cost fit your life.
Storms, flood zones and insurance
Parts of North Fort Myers along the river and the canals sit in high-risk flood zones, and the area took damage in Hurricane Ian in 2022, including to manufactured home communities. Inland areas off the river are generally higher, but check the FEMA zone and elevation certificate for each address.
Insurance is where newcomers most often get surprised. Homes built before the 2002 Florida Building Code usually need a 4-point inspection, and roof age can decide whether a carrier will write the policy at all. Manufactured homes are insured differently from site-built homes, and older ones are harder to cover. Get real quotes during your inspection period. When no private company will take the home, the fallback is Citizens Property Insurance, the state-backed carrier, which has its own eligibility and inspection rules. Ask your agent to quote both before you commit, and keep the inspection reports, because the next buyer's insurer will ask for them too.
Taxes and the cost of owning
Florida has no state income tax, which matters to retirees drawing pensions or investment income. Property taxes reset to market value when you buy. If North Fort Myers becomes your permanent home, the homestead exemption cuts up to $51,411 from assessed value in 2026 and caps future increases at 3% or CPI. On a $260,000 home that is a large share of the taxable value.
Owning costs here depend on the type of community. A site-built house on its own lot may have no HOA. A manufactured home in a land-lease community carries monthly lot rent that can rise over time. A resident-owned community or co-op charges dues and may require approval of buyers. Ask for the full monthly figure, not only the price.
What newcomers get wrong about North Fort Myers
- Comparing listing prices without checking whether the land is owned or leased
- Assuming a manufactured home can be financed like a house; many need specialized loans
- Skipping the insurance quote until after the inspection period
- Underestimating the drive across the river for medical appointments and flights
- Visiting only in winter, when the place is busiest, and being surprised by quiet summers
If you tell me how you plan to use the home, year-round or seasonal, and your budget, I can put together a shortlist that separates site-built homes, owned-lot communities and land-lease options.
