Moving to Tallahassee, FL

A college and government town with hills, tree canopy and one of the few Florida markets still rising

Tallahassee's typical home value is about $291,188 on Zillow's index, up 1.5% over the past year and 17.5% over five, while much of Florida has slipped. For a buyer it is a good place to live if you want a stable, year-round city with moderate prices, and less so if you want beaches outside your door or a retirement-centered community.

What kind of city Tallahassee is

Tallahassee is the state capital and the seat of Leon County, in the Panhandle about 20 miles from the Gulf coast and close to the Georgia line. Three schools shape the city: Florida State University, Florida A&M University and Tallahassee Community College. State government is the other anchor employer. I-10 runs across the north side of town, and Tallahassee International Airport is southwest of downtown.

It does not look like the Florida most newcomers picture. The land rolls, there are large oaks hung with Spanish moss, and the county has designated canopy roads where the trees close overhead. Winters bring real cold snaps and occasional frost. Summers are long, hot and humid.

Who lives here, and why it matters when you buy

Census data puts the median age at 28.2, the youngest of any large Florida city I work with, and only 11.7% of residents are 65 or older. Seasonal homes are 1.0% of the stock, so almost everyone is here year-round. The population is about 201,875.

That shapes the housing. 29.8% of units are in buildings of 10 or more, most of them apartments and student housing near the campuses. Single-family detached homes are 39.3%. The median year built is 1988. Neighborhoods close to FSU and FAMU change character on football weekends and at the start of each semester, so drive any street you like on a Saturday in the fall before you commit.

What homes cost and where prices are moving

The step from three to four bedrooms is about $186,900, which is large. Many four-bedroom homes sit in the established northeast neighborhoods and on bigger lots, while three-bedrooms are spread across the city. The upper third of the market starts around $477,716 and the lower third ends around $180,330. A buyer with $300,000 has real choice here, something that is hard to say in South Florida.

The condo index fell 1.2% while houses rose, and much of the city's condo stock sits near the campuses. If you are buying a condo to live in, look at the share of owner-occupants in the building and the association's reserves, because those decide resale more than the finishes.

Neighborhoods by budget

Zillow tracks 30 neighborhoods in Tallahassee. At the top are Lake McBride at about $770,058 and Centerville at about $713,477, both on the north side with larger lots. Betton Hills at about $532,625 and Waverly Hills at about $482,327 are older, established areas closer in. Killearn Estates at about $421,002 and Miccosukee at about $421,653 are in the northeast and posted some of the strongest gains, up 4.3% and 4.9% in a year.

The middle of the market includes Midtown at about $291,507, Melody Hills at about $308,553, Woodgate at about $347,753 and Killearn Lakes Plantation at about $376,119. Entry prices are in Providence at about $117,326, Bond at about $131,130 and Griffin Heights at about $132,428, where values are low and condition varies widely. Chapel Ridge, up 25.2% over five years, had the biggest five-year gain on the list.

Storms, trees and insurance

Tallahassee is inland, so storm surge is not the main risk for most homes. Wind and falling trees are. Hurricanes and tropical storms do reach the city, and tornadoes have caused serious damage in recent years. The same oaks that make the neighborhoods attractive can land on a roof. Ask an arborist to look at large trees close to the house, and check who is responsible for trees in the right-of-way.

Flood risk is local, tied to creeks, low areas and lakes rather than the coast. Check the FEMA zone for the address. With a median build year of 1988, many homes predate the 2002 building code, so expect 4-point and wind mitigation inspections and get insurance quotes during the inspection period.

Taxes, homestead and the cost of owning

Florida has no state income tax, which matters to anyone moving from a state that has one. Your first full tax bill will be based on the price you paid, not the seller's capped assessment, so budget from a fresh estimate. For a permanent residence, homestead takes up to $51,411 off assessed value in 2026 and caps yearly increases at 3% or CPI. With very few seasonal owners in Tallahassee, most buyers here will qualify.

Some homes are inside the city limits and some are in unincorporated Leon County, which affects the tax rate and which government provides services such as water, sewer and garbage. Ask whether a home is on city utilities or on well and septic, which is common in the more rural north and east.

What newcomers get wrong

If you send me where you'll work or study and your budget, I will put together a shortlist across a few neighborhoods so you can compare commute, lot size and price.

What buyers ask me

Is Tallahassee a good place to live?

For buyers who want a stable, year-round city with moderate prices, yes. Values are up 1.5% in a year and 17.5% in five on Zillow's index. It is less suited to people who want a beach town.

What are the pros and cons of living in Tallahassee?

Pros: moderate prices, rising values, tree-lined neighborhoods, universities and state jobs. Cons: hot summers, tree and wind risk in storms, student traffic and distance from beaches.

How much does a house cost in Tallahassee?

The typical single-family home is about $302,000 and a three-bedroom about $288,717. Four-bedroom homes average about $475,580.

Does Tallahassee get hurricanes?

It is inland, so storm surge is rarely the issue, but hurricanes, tropical storms and tornadoes bring wind damage and falling trees.
