Where Killearn Lakes is
Zillow lists this neighborhood as Killearn Lakes Plantation, which is the community's full name. It lies in northern Leon County, roughly 11 miles north of downtown Tallahassee, beyond Killearn Estates. It is a planned, heavily wooded development with more than 4,500 homes, so it functions like a small town of its own.
Bannerman Road and the Bradfordville area just outside the entrance have grocery stores, restaurants and everyday shopping. Downtown, the universities and most state offices are a longer drive south. The area is outside the city limits, so county services, tax rates and utilities apply rather than the city's.
The lakes and what residents use them for
The community has several manmade lakes, the largest being Lake Monkey Business. Lake access is limited to residents through gated access, and there is a boat ramp and park on the lake. That makes the lakes a quiet, private amenity for fishing, paddling and small boats rather than open public water.
Lakefront lots usually sell above the neighborhood's typical value. If you are looking at one, check the shoreline, drainage toward the water, any rules on docks and structures, and the FEMA flood zone. Lake levels can change with rainfall, so ask neighbors how the shoreline looks in dry and wet seasons.

How the numbers compare
- Killearn Lakes Plantation: about $376,119, down 0.5% in a year, up 16.9% in five
- Tallahassee overall: about $291,188, up 1.5% in a year, up 17.5% in five
- Tallahassee single-family: about $302,000
- Tallahassee three-bedroom: about $288,717; four-bedroom: about $475,580
Killearn Lakes sits close to Buck Lake at about $375,851 and Chaires at about $381,378, and about $45,000 below Killearn Estates at $421,002. Over five years it has tracked the city almost exactly. The small one-year dip contrasts with Killearn Estates, up 4.3%, and Miccosukee, up 4.9%. A drop of half a percent is within normal noise, but it does mean buyers here are not competing against a rising market.
Because the community is large, prices vary a lot inside it. A lakefront four-bedroom and a smaller interior house can be far apart, so judge value by recent sales on comparable streets.
The homeowners association
The Killearn Lakes Homeowners Association runs community events and manages shared amenities. Ask for the current dues, what they cover, the rules on lake use, fences, sheds and tree removal, and any planned projects. Lake access and park use are tied to residency, so confirm how access works for a new owner.
Power lines in the community have been moved underground, which helps in storms. Ask about water and sewer for the specific home. Some homes in northern Leon County are on central utilities and others on well or septic, and that affects inspections and maintenance.
Who buys in Killearn Lakes
Tallahassee's population is young, with a median age of 28.2 and only 11.7% aged 65 or older, and seasonal homes are just 1.0% of the stock. Killearn Lakes draws the part of that market that wants space and quiet: families who want a yard and a wooded lot, people working in north Tallahassee, and buyers who prefer a planned community with lakes over a neighborhood near campus. Residents include families, couples and retirees.
It fits less well if you want to walk to shops or restaurants, or if you need a short commute downtown or to FSU every day.
Killearn Lakes or a neighborhood closer in
The usual comparison is between Killearn Lakes and neighborhoods nearer the center. For about $376,000 you get a house on a wooded lot with private lake access here. A similar budget closer in buys a smaller or older house in a neighborhood like Lafayette Park at about $352,637 or Woodgate at about $347,753, or stretches toward Killearn Estates at about $421,002.
The trade is time for space. Price out the commute in minutes per day, add any HOA dues and septic upkeep, and compare the total with the closer-in option. For buyers who work from home or on the north side, Killearn Lakes often comes out ahead. For a daily commute downtown, it often does not.
Inspection points for a Killearn Lakes home
Many homes here were built in the 1980s and 1990s, close to Tallahassee's median year built of 1988. Insurers will likely ask for a 4-point inspection and roof age. Order a wind mitigation inspection too, because documented roof straps, roof shape and opening protection lower premiums.
Trees are the main storm risk in a forested neighborhood. Have an arborist look at large trees within reach of the roof. Check gutters, drainage and any signs of water near the foundation, since wooded lots on rolling ground can send water toward the house. If the home has a septic system, get it inspected and pumped as part of the purchase.
Taxes and the purchase
Property taxes reset to market value after the sale. If Killearn Lakes is your permanent home, homestead takes up to $51,411 off assessed value in 2026 and caps future increases at 3% or CPI. Florida has no state income tax. Zillow's boundary may not include every street a local would call Killearn Lakes, so compare sales on the specific streets you like.
