Where Country Walk is and how it was built
Country Walk is a census-designated place in southwest Miami-Dade County, about 19 miles southwest of Downtown Miami. SW 137th Avenue runs along its east side and SW 152nd Street (Coral Reef Drive) along the south. Miami Executive Airport lies to the north, Three Lakes to the east and Richmond West to the south. The community has its own clubhouse on Country Walk Drive, the Country Square shopping center inside it, and Country Walk Plaza at SW 152nd Street and SW 137th Avenue.
The Arvida Corporation designed and built Country Walk, starting the first homes in 1978 and finishing in 1994. It was planned as one community with shared amenities, which is why it has a stronger identity than many surrounding suburbs.
Hurricane Andrew and what changed
When Hurricane Andrew struck south Miami-Dade in August 1992, Country Walk was among the hardest-hit communities. About 90% of its roughly 1,700 homes were destroyed. Residents later sued the developer over construction quality, and the community became a case study in how building practices failed in high wind.
The rebuilt houses use concrete walls instead of the wood-frame construction of many originals. Andrew also led Miami-Dade to tighten its building rules, and the statewide Florida Building Code followed later, with Miami-Dade and Broward placed in the strictest High-Velocity Hurricane Zone. For a buyer, this means many Country Walk houses are post-1992 concrete construction, which generally insures better than older wood-frame homes. Still, a house rebuilt in 1993 now has 30-year-old systems, so the inspection matters.

Country Walk's value against southwest Miami-Dade
- Three Lakes: about $512,453 (1y -1.3%, 5y 26.1%)
- Kendall West: about $345,166 (1y -2.7%, 5y 27.9%)
- South Miami Heights: about $537,568 (1y 0.8%, 5y 44.0%)
- Richmond West: about $625,663 (1y 0.2%, 5y 38.3%)
- Goulds: about $535,764 (1y -0.6%, 5y 43.2%)
Country Walk sits near the top of its part of the county, about $127,000 above neighboring Three Lakes and just above Richmond West. Its typical value lies between Miami's citywide 3-bedroom figure of $620,623 and the 4-bedroom figure of $784,938, which fits a community of mostly 3- and 4-bedroom houses. Kendall West, a few miles north, costs much less because its stock leans toward condos and townhouses. Most of this region was flat over the past year after large five-year gains.
The HOA and what it controls
Country Walk has a homeowners association with a clubhouse and common areas. Before you buy, ask for the HOA budget, the reserve balance, the rules and any planned assessments. Rules on roofs, paint colors, fences, parking and exterior changes affect both renovation plans and daily life. Some sections may have their own sub-associations with separate fees, so confirm every association a given house belongs to and the total monthly cost.
An HOA here is different from a condo association. You own the house and lot, and the association does not insure your roof or walls. Your homeowners policy covers the structure, and the HOA's costs are mostly common areas and amenities.
What to check on a Country Walk house
- Construction date and type: pre-Andrew, rebuilt after Andrew, or built in the final phases through 1994. Permit records show when the house was rebuilt.
- Roof age: many roofs have been replaced since the 1990s rebuild; insurers price heavily on age.
- Wind mitigation: a report showing roof-to-wall connections, roof shape, secondary water barrier and impact openings can lower premiums.
- Systems: HVAC, water heater, electrical and plumbing from the rebuild era may be near the end of their life.
- Flood zone and drainage: the area is flat and inland; check the FEMA zone, the lot grade and past water history.
Get the insurance quote during the inspection period. A newer roof and a strong wind mitigation report can make a large difference to the yearly premium.
Commuting, taxes and who it suits
Country Walk is a car community. SW 152nd Street connects to the Florida Turnpike and to US-1, and SW 137th Avenue runs north toward Kendall. Downtown and Brickell are a long drive at rush hour, so buyers commuting to the urban core should test the trip at peak times before committing.
Country Walk is unincorporated Miami-Dade, so the county handles permits and services. A buyer who makes the house a permanent residence can file for homestead, which takes up to $51,411 off the 2026 assessed value and limits later increases to 3% or CPI. Remember that the assessment resets at your purchase price, so the seller's bill understates your first full year of taxes. Non-ad valorem charges on the bill, such as solid waste or special district fees, stay the same with or without homestead. The community fits families who want a house, a yard and shared amenities at a lower price than Coral Gables-area suburbs, and who work in south or west Miami-Dade. It fits less well for buyers who want walkable urban life. I can build a shortlist of Country Walk houses filtered by roof age and construction date.
