Boundaries and the age of the houses
The City of Fort Lauderdale's historic resources survey describes Colee Hammock as bounded by East Broward Boulevard on the north, the New River on the south, the Sospiro Canal on the east, and Southeast 9th Avenue, the Himmarshee Canal and Southeast 12th Avenue on the west. East Las Olas Boulevard runs through it.
The same survey found buildings from as early as 1918 and identified three potential historic districts, covering homes from about 1918 to 1955, including a small group of Art Moderne buildings. None of these districts was designated at the time of that survey. For a buyer, that means two things: you will see 1920s to 1950s houses next to recent rebuilds, and you should ask the city whether a specific property is a designated landmark before planning major changes.
Price against Victoria Park, Rio Vista and the city
On Zillow's neighborhood list, Colee Hammock at about $974,133 sits between two of its well-known neighbors in price. Victoria Park is about $790,211. Rio Vista, south across the New River, is about $2,015,117. Coral Ridge, farther north, is about $1,131,350.
Against the city's bedroom figures, Colee Hammock's index is a bit under the typical four-bedroom value of $1,050,246 and well above the three-bedroom value of $647,275. The neighborhood mixes smaller older homes with a few apartments and condos and large new houses on the river, so the midpoint hides a wide range. A renovated older home on an inland street and a new riverfront house are different purchases.

A slower five years than the city
Colee Hammock values are up 1.7% over the past year and 21.4% over five years. The city is down 0.6% for the year and up 22.8% over five. So the neighborhood held up a little better recently and grew a little less over the longer stretch. Five years ago the typical value was near $802,000.
Compared with Rio Vista, up 49.2% over five years, and Coral Ridge, up 40.5%, Colee Hammock's growth looks modest. My read is that the index blends river lots with inland homes and some multi-unit stock, which moves more slowly. When I price a specific house here, I lean on closed sales on the same street and the same side of Las Olas, not on the neighborhood average.
Living next to Las Olas and downtown
The draw is location. Las Olas Boulevard's shops and restaurants are inside or next to the neighborhood, downtown offices are a short trip west, and the beach is east across the Intracoastal. Fort Lauderdale's Brightline station is downtown, and Fort Lauderdale-Hollywood International Airport is to the south.
The trade-off is activity. Streets near Las Olas see more traffic and event noise than interior streets near the river. Visit at night and on a weekend before you choose a block.
What to check on an older Colee Hammock house
The city's median home was built in 1973 according to Census data, and many Colee Hammock houses are decades older. Plan the inspection around age:
- A 4-point inspection of roof, electrical, plumbing and HVAC, which most insurers want for older homes
- Original cast-iron or galvanized pipes and any older electrical panels
- Roof age and a wind mitigation report, which affect the premium directly
- Permits for past additions and conversions
For river and canal lots, add the seawall, dock permits and the FEMA flood zone with an elevation certificate. Get insurance quotes during the inspection period.
Condos, townhomes and the smaller end of the market
Not everything in Colee Hammock is a large house. Some streets near the western canals and close to Las Olas have small apartment buildings, older condos and townhomes. These are the lower-priced way into the neighborhood, and they pull the Zillow index down from where the single-family homes trade.
If you look at a condo here, the building matters more than the location. Ask for the milestone inspection report if the building has three or more habitable stories and is old enough, the Structural Integrity Reserve Study, the reserve balance and any planned special assessments. Florida gives resale condo buyers 7 days, not counting weekends and legal holidays, to cancel once the association documents arrive. Read them closely inside that window. Also check whether the building is warrantable, because many lenders will not finance condos with low reserves, pending litigation or a high share of units behind on dues.
Townhomes outside a condo regime are a middle ground. They usually have smaller association fees, but the owner often insures the whole structure, roof included, so read the declaration to see who covers what.
Taxes after the purchase
Your tax bill will reset to market value after you buy, so the seller's current bill can be far lower than yours. A permanent Florida resident can claim homestead, worth up to $51,411 off assessed value in 2026, with later increases capped at 3% or CPI. If this will be a part-year home, there is no exemption, and the cap on non-school levies is 10% a year. If Colee Hammock is on your list, I can pull recent sales by street so the shortlist reflects the real range.
