The islands, the streets and how they were built
Seven Isles lies north of East Las Olas Boulevard, with the Intracoastal Waterway on its east and north sides. The islands are Aqua Vista, Barcelona, Castilla, Del Mar, De Sota, Pelican Isle and Sea Island, reached from Seven Isles Drive. The area was dredged during the Florida land boom of the 1920s by developer W.F. Morang, whose plans stopped after the 1926 hurricane. Original lots were 50 feet wide; many were later re-platted and combined, and most now run over 75 feet, with many past 100.
A homeowners association has existed since 1986. Ask for its rules, dues and any architectural guidelines before you buy, since they can affect what you build.
Because the islands were laid out on paper a century ago and then rebuilt house by house, the housing stock is mixed. You will find 1950s and 1960s ranch houses that have been expanded, 1990s Mediterranean homes, and recent modern houses with large glass walls facing the water. The newest homes are usually built higher off the ground, which matters for flood insurance and for how the street looks during king tides.
What the $4.7 million index means
At about $4,703,205, Seven Isles is well above every other neighborhood on Zillow's city list in this brief. Rio Vista, the next comparable waterfront area on the list, is about $2,015,117, so Seven Isles runs about 2.3 times higher. Coral Ridge is about $1,131,350.
The city's typical five-bedroom-plus home is about $2,972,475, which tells you the Seven Isles midpoint is a large modern waterfront house. The range is wide. An older house on a narrow lot can sell for the land, while a new home on a wide Intracoastal point lot can sell for several times the index. When I compare Seven Isles houses for a buyer, I separate land value from the house first, because many purchases here end in a rebuild.

A year and five years of gains
Seven Isles values are up 11.1% over the past year and 53.1% over five years, while the city is down 0.6% and up 22.8%. In dollars, the typical value rose by roughly $470,000 in the last year and roughly $1.6 million over five.
That pattern matches what has happened across South Florida's top waterfront areas: a limited number of deep-water lots, steady demand from buyers moving from high-tax states, and many cash purchases. The past five years do not set a floor or a forecast. They do mean sellers here have not needed to discount the way condo sellers in the city have.
Boating from Seven Isles
Water is the main reason people buy here. For any specific lot, confirm:
- Frontage. Lots on the open Intracoastal get views and room for large boats but more wake and wind. Interior canal lots are calmer.
- Depth and width. Measure at low tide at the dock and through the canal mouth.
- Route to the inlet. Port Everglades is the nearby ocean inlet. Check the drawbridges on the Intracoastal between the house and the inlet and their opening schedules.
- Seawall and dock. Get the seawall's age, height and condition and the permits for docks, lifts and pilings. A seawall replacement on a wide lot is a major cost.
Flood elevation and insuring a Seven Isles home
Finger islands sit low, and most lots here are exposed to tidal flooding and storm surge. Check the FEMA flood zone, get the elevation certificate and ask whether the house has flooded or filed claims. A newer house built at a higher elevation can insure for much less than an older one next door.
Plan for homeowners, wind and flood coverage at a high dollar value. Hurricane deductibles are a percentage of dwelling coverage and apply once per calendar year, so a 5% deductible on a large policy is a big number. Get quotes during the inspection period, with roof age, impact glass and a wind mitigation report in hand.
Taxes, the reset and rebuild plans
The tax bill resets to your purchase price, so a long-time owner's bill is no guide. Homestead, for a permanent Florida residence, takes up to $51,411 off assessed value in 2026 and holds increases to 3% or CPI; at this price, the cap matters more than the exemption. A part-year owner gets neither the exemption nor the 3% cap; that owner's non-school levies are capped at 10% a year instead.
If you plan to tear down and rebuild, budget for design, permits, a new seawall if required and the time it takes. Interest, insurance and taxes on the lot continue during construction.
Who Seven Isles fits
It fits buyers who want a house on deep water within minutes of Las Olas and the beach, keep a boat, and can carry high insurance and upkeep. Buyers who want waterfront with less exposure to price swings at the top often compare it with Rio Vista, Coral Ridge or the Las Olas Isles.
It is a weaker fit for buyers who want a lock-and-leave home. A large waterfront house left empty for months still needs someone checking the boat, the lift, the pool and the storm shutters, and insurers ask how a seasonal home is monitored. Some buyers at this price choose a condo on the barrier island for the months they spend here and keep the boat at a marina. If you want to compare specific lots by frontage and elevation, the shortlist is set up for that.
