New Construction Homes in Davie
Few big subdivisions left, so new homes in Davie come lot by lot
Most new construction in Davie today is infill: custom and semi-custom homes on larger lots, small gated enclaves and townhome projects, rather than big master-planned communities. Builders here compete with resale four-bedroom homes that Zillow's home value index puts at about $848,301, and five-bedroom homes near $1,756,470.

Why Davie builds differently from the rest of Broward
Davie has kept a rural, equestrian character in much of its western and southern areas, with large lots, horse properties and zoning that limits density. Broward County as a whole is close to built out, and Davie's open parcels are mostly small. As a result, new homes tend to arrive a few at a time: a developer splits a large lot into a handful of estate homes, an owner tears down an older ranch house, or a small townhome project goes up near a main road.
The Census numbers show how mixed the housing is. The median home was built in 1989, 40.2% of homes are single-family detached, 24.6% are in buildings of 10 or more units, and 13.7% are mobile homes, a high share for South Florida. Nova Southeastern University's main campus is in Davie, which adds apartments and condos near the university to that mix.

Davie's price ladder and where new homes land
Davie's all-homes value is $515,457, down 1.6% over the year and up 23.1% over five years. Single-family homes average $624,877, down 0.8%, and condos $226,106, down 4.3%. The bedroom ladder is steep:
- Three-bedroom: about $495,679.
- Four-bedroom: about $848,301.
- Five-bedroom or more: about $1,756,470.
The jump from four to five bedrooms reflects the estate and acreage properties in the western part of town. New single-family construction in Davie tends to sit in the upper third of the market, which starts near $1,056,530. New townhomes are the more affordable new option, competing with older condos and villas.

Buying a custom or semi-custom home
On an infill lot, you may buy a finished spec home from a small builder, contract for a home on a lot the builder owns, or buy land and hire a builder yourself. Each has different risks.
- Spec home: the simplest. Treat it like a resale with a warranty: inspect it, check permits and the certificate of occupancy, and confirm the survey.
- Build on the builder's lot: read the contract for the draw schedule, how change orders are priced, and what happens if completion slips.
- Your own lot and builder: you'll typically need a construction loan, and you take on more of the permitting and timeline risk. Verify the builder's license and insurance and ask for recent references.
Small builders rarely offer the packaged lender incentives that national builders use, so the negotiation is mostly over price, finishes and the warranty.
Lots, zoning and drainage checks
A large Davie lot is the main reason many buyers want to build here. Before you commit to land or a lot-and-home package, check:
- the zoning district, which controls lot size, setbacks and whether horses or other animals are allowed;
- the FEMA flood zone and the required finished-floor elevation, which affects fill and foundation costs;
- whether water and sewer are available or the lot uses a well and septic;
- any HOA or deed restrictions on the enclave, including architectural approval.
Western Broward is low and drained by canals, so elevation and drainage plans matter. Ask the builder for the survey, the grading plan and the elevation certificate.
Inspections, warranty and insurance
Even with a small builder, hire your own inspector before drywall and again before closing. Check roof attachment, impact-rated windows and doors, and drainage around the house. Ask what warranty comes with the home. National builders typically use a 1-2-10 structure (workmanship, systems, structure); a small builder may offer something shorter or use a third-party plan, so get the terms in writing.
A new home built to current code generally insures for less than Davie's older stock, and a wind mitigation report helps document that. For a large lot with a barn or guest structure, ask your insurance agent how those are covered.
Deposits, escrow and having your own agent
For a home under construction, ask how much of your deposit goes into escrow and how much the builder can use for construction, and when each portion becomes non-refundable. For a new townhome sold before completion, read the association documents and the reserve plan carefully. New condo buyers in Florida get 15 days to cancel after signing or receiving the documents, with deposits up to 10% held in escrow.
The builder or its sales rep represents the builder. Your own agent can check comparable resales, review the contract and coordinate the inspections. As a permanent resident, you can claim homestead, worth up to $51,411 off assessed value in 2026.
Davie compared with nearby Broward cities
Weston, to the west, averages $718,627 and has newer planned neighborhoods. Plantation is at $492,003, Pembroke Pines $486,731 and Fort Lauderdale $509,743. Cheaper options with older housing include Sunrise at $360,778 and Lauderhill at $211,924. Buyers who want a new home on a big lot in central Broward have few places to look besides Davie, which is why its upper tier draws steady interest.
For buyers on a tighter budget, a new townhome in Davie or an older single-family home renovated by its current owner is often the realistic path. A renovated 1980s house can feel new inside, but the roof, windows, plumbing and electrical panel still need checking, and insurers will look at each of them separately.
