Best Neighborhoods to Buy a Home in Davie

Thirty Zillow neighborhoods, four price tiers and one clear pattern

The best Davie neighborhood for you depends mostly on budget, because Zillow's neighborhood values in town run from $341,898 in Playland Village to $2,340,744 in Stonebrook Estates. Over the past year, nearly every neighborhood above $1.3 million gained value while most below $500,000 slipped, so the tier you buy in also shapes what the data has shown recently.

How to read Davie's neighborhood numbers

The figures below come from Zillow's home value index for each neighborhood, covering all home types. The whole town averages $515,457, down 1.6% over the year and up 23.1% over five years. Zillow draws its own neighborhood lines, and they don't always match subdivision names or what residents call an area. Zillow also lists one neighborhood as Davie Wispering Pines, spelled that way.

A neighborhood value is an average across very different homes. In Davie, one Zillow neighborhood can include ranch lots, a gated enclave and a strip of townhomes. Use these numbers to find the right tier, then look at the individual streets.

Under $500,000: Playland Village, Silver Lakes, Harmony Lakes and others

This tier is where first-time buyers and families moving from more expensive metros usually start. Most of these neighborhoods dipped over the year, which gives buyers some room on price. Check HOA rules, roof age and the flood zone house by house, since these neighborhoods vary.

$500,000 to $800,000: the middle of the market

Most of this tier held value or rose a little while the town as a whole dipped. These are mostly single-family neighborhoods where four-bedroom homes are common, and Davie's four-bedroom average is $848,301 across the town.

$800,000 to $1.2 million: larger homes and lots

Rolling Hills is the one decline in this group. The Ridge on Nob Hill and Rolling Hills also have the weakest five-year gains here, at 25.0% and 26.5%, while United Ranches leads at 40.2%. A buyer choosing between two homes at the same price in this band can see very different histories depending on the neighborhood, so compare the five-year column as well as the price.

$1.3 million and up: Davie's estate neighborhoods

Every neighborhood in this tier rose over the year. Riverstone's 55.6% and Majestic Grove's 53.2% are the strongest five-year figures in Davie. Davie's five-bedroom average of $1,756,470 lines up with these neighborhoods. At this level, each sale is a large, individual property, so the averages move on few transactions. Comparable sales on the same street matter more than the neighborhood index.

The split between Davie's top and bottom tiers

Put the tiers side by side and the trend is plain. Five of the six neighborhoods under $500,000 lost value over the year, with drops of up to 3.8%. All eight neighborhoods above $1.3 million gained, between 1.5% and 4.7%. Over five years the gap is wider: the cheapest tier rose roughly 21% to 34%, while the estate tier rose roughly 39% to 56%.

This describes what happened, and it isn't a forecast. For a buyer, it means two things. In the lower tier, values have been easing, which usually leaves more room to negotiate below list price. In the estate tier, sellers have recent gains behind them and tend to price firmly, so your leverage comes from inspection findings and from homes that have sat on the market.

What to check in any Davie neighborhood

Neighborhood averages don't tell you about the house. On every Davie purchase, I'd check these four things first:

If the home will be your main residence, file for homestead once you close. It removes up to $51,411 from assessed value in 2026, and the assessment resets to market value after your purchase either way.

When a nearby city fits the budget better

If Davie's lower tier is still too high, Sunrise averages $360,778, Tamarac $291,266 and Lauderhill $211,924. Plantation, at $492,003, and Pembroke Pines, at $486,731, cost about what Davie's lower-middle neighborhoods do. For estate budgets, Weston averages $718,627 across all homes, though it lacks Davie's large ranch parcels. Tell me your tier and lot size, and the shortlist below can match specific neighborhoods to it.
