Under $600,000: East Naples and the inland communities

This is where most first-time Naples buyers and many year-round families end up. Several of these areas sit outside the city limits but carry a Naples address.

Inland does not mean flood-free. Check the FEMA zone address by address.

$1 million to $2 million: Gulf-side and close-in

This band is where Naples buyers trade square footage for location.

For condos in this band, ask about the building's milestone inspection and reserve study. Many Gulf-front towers here were built decades ago.

The estate tier: Aqualane Shores, Grey Oaks and Port Royal

Above $6 million the Zillow numbers describe a handful of streets. The Estuary at Grey Oaks sits at $6,307,089 (up 52.8% over five years), Aqualane Shores at $7,605,613, and Port Royal, the waterfront estate neighborhood at the south end of the city, at $14,653,495, up 10.3% last year. Buyers here usually care about dock depth, bridge clearance to the Gulf, lot elevation and whether the house was built after Hurricane Ian or survived it. Those details matter more than the index.

Reading the trends and the carrying costs behind them

City-wide, Naples values dipped 1.4% last year and gained 20.6% over five years. Neighborhoods beating that five-year figure by a wide margin, such as Bears Paw, Lake Park and Grey Oaks, saw strong demand for larger, newer or renovated homes. Neighborhoods with flat or negative five-year numbers, such as Lely and Old Naples, usually have a mix of older condos pulling the average down. A neighborhood index blends houses and condos, so the right comparison for your purchase is recent sales of similar homes on similar streets.

Two homes at the same price in different Naples neighborhoods can carry very different monthly costs. Gated communities in the east have HOA dues and sometimes CDD assessments, and golf communities may require a club membership. Older close-in neighborhoods often have no HOA at all but higher insurance because of age and proximity to water. Gulf-front condos in Park Shore, the Moorings and Pelican Bay bundle building insurance and reserves into the condo fee, which has risen at many older buildings since Florida tightened reserve rules.

Before comparing neighborhoods on price, I put each candidate home through the same worksheet: HOA, CDD, an insurance quote, a flood quote if needed, and an estimated tax bill at the new assessed value. The ranking often changes once those lines are filled in. A $700,000 house with no HOA and an old roof can cost more each month than a $750,000 house in a gated community with a new roof and lower premiums.

Matching a Naples neighborhood to how you will use the home

Seasonal buyers often want walkability and the beach, which points to Old Naples, the Moorings, Park Shore or Naples Park. Year-round buyers with kids or long commutes often prefer the newer inland communities for space and price. Retirees split between both. Either way, a permanent residence can take the homestead exemption, worth up to $51,411 off assessed value in 2026, and a seasonal home cannot. Tell me your budget and how you will use the home, and I will narrow this list to three or four areas and pull recent sales for each.
