Living in The Moorings, Naples

A city neighborhood built around Moorings Bay, between the beach and US 41

The Moorings has a typical home value of $1,097,105 on Zillow's home value index, about twice the Naples all-homes figure of $545,587, up 1.1% over the past year while Naples as a whole slipped 1.4%. Over five years it rose 12.3%, slower than the city's 20.6%, which says more about its condo-heavy mix than about demand for its houses.

Where The Moorings is

The Moorings sits inside the City of Naples, between Coquina Sands to the south and Park Shore to the north, stretching from the Gulf to US 41. Moorings Bay runs through the middle of it, with fingers of canals reaching into the residential streets. Boaters reach the Gulf through Doctors Pass. The Moorings Country Club, a private golf club, is part of the neighborhood.

Zillow files this area under the name "Moorings". Its boundary is its own and may not match exactly what locals or the neighborhood association call The Moorings, so when you compare sales, use the subdivision name on the county property record and not only Zillow's label.

Three kinds of homes in one neighborhood

Zillow's $1,097,105 is an average of all three. A bayfront house with a dock will sell far above it, and a smaller condo on the inland side of the bay can sell well below it.

Why The Moorings rose while most of Naples slipped

The 1.1% one-year gain is modest, but it runs against a Naples market where the typical home fell 1.4% and the typical condo fell 3.5%. Only a handful of neighborhoods on Zillow's Naples list moved up over the past year, among them Naples Park, Pine Ridge, Lake Park, Coquina Sands and Port Royal. Most of them, like The Moorings, have a large share of single-family houses close to the water or the beach.

The weaker five-year number, 12.3%, reflects the condo side. Many Gulf Shore Boulevard buildings are old enough that owners have been paying for structural work and fully funded reserves, which holds back resale prices in those buildings.

What to check on a bay or canal house

Water defines value in The Moorings, so inspect the water side as carefully as the house. Ask a marine contractor to look at the seawall cap, panels and the soil behind it. Confirm that the dock and any boat lift were permitted by the City of Naples and what boat size they support. Measure depth at low tide, and run the trip out through Doctors Pass so you know about bridges and no-wake stretches on the way.

Then the house itself: the elevation certificate, flood history from Hurricane Ian in 2022, roof age, wind mitigation features and the age of the air conditioning and pool equipment, which wear faster in salt air. If the house sits below today's base flood elevation, the city's substantial improvement rule may limit how much you can renovate before the house must be raised or rebuilt.

Finally, look at the street. Bayfront lots on wide water with long views trade above interior canal lots, and a house at the end of a canal may have calmer water but a longer ride out. Compare a house only with recent sales on similar water.

What to check on a Gulf Shore Boulevard condo

For a building of three stories or more, ask for the milestone inspection report and the Structural Integrity Reserve Study, and compare them with the current budget. Ask whether a special assessment is approved, proposed or recently paid, and whether the seller will pay any assessment that falls due before closing. Go through the building's master policy, paying attention to the wind deductible and what share of it each owner would carry. Your seven-day cancellation window starts when you receive the association documents, so have them sent early and read the money pages first.

The Moorings compared with its neighbors

On Zillow's list, Old Naples is lower at about $947,832, and Pelican Bay is higher at about $1,314,551. Park Shore, just north, is about $1,732,109, and Coquina Sands, just south, about $1,890,533. Royal Harbor, another canal neighborhood on Naples Bay, is about $1,164,138. The Moorings is one of the less expensive ways into a Gulf-side city neighborhood with bay access, mostly because its average includes so many older condos. Inland, Pine Ridge is about $1,145,013 and has gained 33.5% over five years, which is a useful benchmark for buyers weighing a house on the water against a larger house on dry land.

Daily life and who The Moorings suits

Daily life is quiet and residential, with the beach on one side, the bay in the middle and US 41 shopping and medical offices on the other. Downtown Naples is a short drive south. The neighborhood follows the city's seasonal rhythm: 40.8% of City of Naples housing units are seasonal homes, per Census data, so winter is busy and summer is calm.

The Moorings suits boaters who want a house on protected water inside the city, buyers who want a beach condo at a lower average price than Park Shore, and golfers near the country club. It suits less well a buyer who needs low fixed costs or wants to avoid flood questions. If you tell me which side of the bay you're considering, I can gather seawall, elevation or building reports for a shortlist.
