What Lely Resort is
Lely Resort is a gated, master-planned golf community in East Naples, in unincorporated Collier County. It has three golf courses: the Flamingo, designed by Robert Trent Jones Sr., and the Mustang, designed by Lee Trevino, both open to public play, and the Classics, designed by Gary Player, which is private. A clubhouse and spa membership is optional.
Inside the gates are many separate neighborhoods with their own style and price level: two-story coach homes and condo flats, twin villas, townhomes, single-family homes, and custom homes on larger lots. That variety is why one Zillow figure for Lely Resort covers a wide range. A two-bedroom coach home and a custom pool home in the same community can be several hundred thousand dollars apart.
Lely Resort and Lely are different places on Zillow
Zillow tracks a separate neighborhood called Lely, with a typical value of about $240,632, down 9.3% in a year and 1.4% over five years. That is a different, older area, and its numbers say nothing about Lely Resort. Watch for the mix-up when you search listings or read market reports.
Against other inland communities on Zillow's list, Lely Resort sits near the top of the middle band. Golden Gate is about $527,934, Verona Walk about $557,153 and Orangetree about $485,063. Vineyards, also gated golf, is about $671,584 and fell 3.0% in a year. So Lely Resort's dip is in line with other golf communities, and its five-year gain was strong for the area.

Layered fees: read every budget
Most homes in Lely Resort pay at least two associations: the master association, which handles the gates, roads and common areas, and a neighborhood association for the specific enclave. Coach homes and flats usually add a condo association that covers the building and its insurance. The optional club adds dues and, for some memberships, a deposit.
Ask the seller or listing agent for the current budget of each association, the last two years of minutes and any approved or proposed special assessments. Compare fees on a monthly basis across neighborhoods inside the community. Two homes at the same price can carry very different fixed costs.
Coach homes and condos under Florida's newer condo rules
Florida's milestone inspection and Structural Integrity Reserve Study rules apply to condo buildings of three or more habitable stories. Many coach home buildings in golf communities are two stories, which puts them outside the milestone requirement. That does not mean the roofs and structure are fine. Ask for the association's reserve schedule, the roof age on your building and any recent engineering reports.
For a resale condo, you have seven days after receiving the association documents (excluding weekends and legal holidays) to cancel. Use those days to read the budget, the reserves and the insurance pages, not only the rules on pets and parking.
Living on a golf course you don't own
A golf-course lot is part of the price. Before buying one, ask who owns each course and under what terms. A course owned by the community's members runs differently from one owned by an outside operator, and the view you pay for depends on the course staying open and maintained. Ask whether any course is for sale, whether there are deed restrictions keeping it as open space, and whether owners on the course pay anything extra.
Look at the practical side too. Lots along a fairway catch stray balls on the lanai and see maintenance crews early in the morning. Lake lots are quieter, but check the lake bank for erosion and ask who maintains it. Preserve lots offer privacy and wildlife, and sometimes more mosquitoes in summer.
What size and price to expect
Naples-wide, Zillow puts a two-bedroom home at about $355,543 and a three-bedroom at about $607,154. Lely Resort's mix of coach homes, villas and houses means both price points show up inside the gates. A two-bedroom coach home will usually sit well below the community's $600,433 figure, and a three- or four-bedroom pool home above it. The city's typical condo, at $378,644, is down 3.5% in a year, and the same softness tends to show in coach homes and flats, while single-family homes have held closer to flat.
Flood, wind and insurance in East Naples
Lely Resort is inland of the Gulf, but East Naples is low and the community is built around lakes that hold stormwater. Check the FEMA flood zone for the exact lot and ask for the elevation certificate. For a house, get a wind mitigation inspection and an insurance quote during the inspection period. For a coach home or condo, read the master policy: its hurricane deductible can turn into an assessment after a storm.
Who Lely Resort suits
It suits buyers who want a gated golf community with a range of home types, from a two-bedroom coach home to a custom house, and who are comfortable with layered association fees. It suits retirees and seasonal owners who play golf, and full-time families who want gates and pools. It suits less well a buyer who wants to walk to the beach or downtown, or one who wants to avoid HOA rules.
