Is Naples a Good Place to Retire?
A straight answer for retirees, with the costs that come after closing
Yes, if your budget can carry it: 55.8% of the City of Naples residents are 65 or older and the median age is 67.3, so you are moving into a place built around people in retirement. The catch is cost. A typical two-bedroom home is valued at $355,543 on Zillow's home value index and a single-family house at $671,601, and fees, insurance and taxes keep running after you close.

A city where retirees are the majority
In most Florida cities, retirees are a large minority. In the City of Naples they are the majority, according to Census data. Daily life follows from that: medical offices, golf, clubs, theater and restaurants are set up for older residents, and few people find it strange to be out at dinner by 5:30.
About 40.8% of housing units in the city are seasonal homes, so many of your neighbors will be part-time. Expect a full social calendar from January to April and a much quieter summer. Some retirees like that summer quiet. Others find a half-empty condo building lonely in August, and end up spending those months up north anyway.

What retirees typically buy, and what it costs
Retirees here are usually choosing between a condo, a two-bedroom villa or coach home in a gated community, and a three-bedroom house. On Zillow's numbers:
- One-bedroom: about $183,255, mostly older condos.
- Two-bedroom: about $355,543.
- Typical condo: about $378,644, down 3.5% over the past year, the softest part of the market.
- Three-bedroom: about $607,154.
- Typical single-family house: about $671,601, down 0.9%.
For context, nearby Marco Island runs about $848,911 for a typical home, while inland Immokalee is about $275,774. Naples prices rose 20.6% over five years, then flattened. A flat market gives a careful buyer time to compare, and condo sellers in particular have been more open to price talks.

Healthcare and how far you are from it
The NCH system runs NCH Baker Hospital in downtown Naples and a second hospital in North Naples, and there is a wide spread of specialists across the area. For a retiree, the practical question is drive time. A gated golf community east of I-75 can be a long drive from downtown in winter traffic. Before you buy, drive from the house to the hospital and to your likely doctors at a weekday rush hour, and check which providers your Medicare plan includes here.
Seasonal retirees have one more step. If you keep doctors up north, decide where your primary care will be, and how prescriptions and records move between the two. Pick a local pharmacy and an urgent care clinic near the house before your first winter, so the first visit is not during a busy week in February when waits are longest.
55+ communities, golf communities and the difference
A true 55+ community follows the federal Housing for Older Persons Act, which requires at least 80% of occupied units to have a resident aged 55 or older. Around Naples, a lot of retirees end up in all-ages golf communities instead, where most residents are retired anyway but younger families can buy too.
In golf communities, read the club rules closely. Some require a membership with the home, some make it optional, and equity memberships can carry a large upfront cost plus annual dues. Ask for the current dues, the capital assessment history and what happens to the membership when you sell. Condo buildings with age rules exist as well; confirm them in the association documents, not the listing.
Fixed-income math: taxes, fees and insurance
Florida has no state income tax, which helps with pension and retirement account withdrawals. If Naples is your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes caps yearly increases at 3% or CPI. A second home gets no homestead and only a 10% cap on non-school levies. Either way, the assessment resets to market value when you buy. Voters decide on Amendment 3 on November 3, 2026, and the result could alter some of these rules for future tax years.
Fees are the line item that surprises retirees. Condo budgets now must fully fund structural reserves, so older buildings may have raised fees or levied special assessments. Insurance has a hurricane deductible set as a percentage of dwelling coverage: on $400,000 of coverage, a 2% deductible is $8,000 and a 5% deductible is $20,000, once per calendar year. Keep that much in cash. This isn't legal or tax advice.
Hurricane planning when you are retired
Hurricane Ian in 2022 flooded many low-lying streets near the coast. Before buying, find the address's evacuation zone and FEMA flood zone and ask for the elevation certificate. In a high-rise, ask about the generator, what it powers, and how long the elevators run on it. If you leave for the summer, decide who will check the home after a storm, put up shutters and report damage to the insurer. Many associations have a hurricane checklist for absent owners; ask for it.
Who Naples fits, and who should look elsewhere
Naples fits retirees who want beaches, golf, a walkable downtown with Fifth Avenue South and Third Street South, solid medical care and neighbors at the same stage of life, and who can absorb rising fees and insurance without strain. It fits less well if your budget is tight, if you want an active social life year-round, or if you fly often and want a major airport close by, since the commercial airport is in Fort Myers.
