Best Neighborhoods to Buy a Home in Delray Beach

Delray neighborhoods grouped by price, with what the five-year trend shows

Delray Beach neighborhoods span a huge range on Zillow's home value index, from about $91,400 in Kings Point to about $3,098,599 in Palm Trail. The clearest pattern in the data is a split: higher-priced single-family neighborhoods rose strongly over five years, while several of the big condo communities west of town are down.

Under $200,000: the large condo communities

This band is almost entirely condo and villa associations, many of them age-restricted:

Falling values here mostly reflect building age and the cost of the 2022 condo safety laws. These can still be sound purchases if the association's reserves and inspections are in order. Confirm the age rule first; several of these communities require a resident aged 55 or older.

$200,000 to $400,000: villas, townhomes and starter houses

This is where Delray buyers who want a small house or townhome usually start. Five-year growth here was solid across the board:

One-year changes in this band are close to flat, between about -2% and +3%. That suggests a market that has paused after a strong run, giving buyers more time to compare.

$400,000 to $700,000: the single-family middle

Most families relocating to Delray end up shopping here. The spread of five-year results is wide, which means the neighborhood choice matters:

When I compare two houses at the same price in different neighborhoods, I look at lot size, flood zone and roof age before anything else. Those three explain more of the price difference than the address.

$700,000 to $1.1 million: near-downtown and established areas

In areas close to downtown, part of the value is the land. Older small houses often sell at lot value, so get a survey and check zoning and setback rules if you plan to renovate or rebuild.

Over $2 million: waterfront and east of the Intracoastal

At this level, flood zone, seawall condition, dock permits and elevation drive both insurance and resale. Ask for an elevation certificate and a seawall inspection on any waterfront home.

Other Delray neighborhoods in the data

Several neighborhoods fall between the bands above or have shorter histories in Zillow's data:

Zillow's neighborhood figures are typical values, not sale prices, and small neighborhoods can move sharply on a handful of sales. I use them to sort areas by budget and trend, then check actual closed sales on comparable houses before any offer.

What drives price differences between Delray neighborhoods

Within the same budget band, four things explain most of the gap between Delray neighborhoods: distance to the beach and downtown, lot size, whether the area is gated with an HOA, and flood exposure. Neighborhoods east of I-95 trade on land and location. West of I-95, most houses sit in planned communities where the HOA, the clubhouse and the age of the homes matter more. Census data puts the median Delray home at 1983, so in many western communities the original roofs and systems have already been replaced once, and listings that say so are worth a premium.

Matching a Delray neighborhood to your budget

Delray's typical single-family home is about $588,597, and the city-wide five-year change for all homes is 19.5%. Neighborhoods above that line mostly outperformed it; most condo communities below it did not. A good next step is a shortlist of two or three neighborhoods in your price band, with recent sales on comparable lots.

What buyers ask me

What is the most affordable neighborhood in Delray Beach?

On Zillow's data, Kings Point is the lowest at about $91,400, followed by High Point of Delray and Villages of Oriole. These are mostly older 55+ condo communities, so check the age rules and reserves.

Which Delray Beach neighborhoods grew the most in value?

Over five years, Del-Aire (129.8%), Seacrest (66.8%), Delray Lakes (59.6%) and Southridge (57.9%) show the largest gains in Zillow's data. Past growth doesn't predict future prices.

Where can I buy a house in Delray Beach for under $500,000?

Neighborhoods such as Pine Trail, Lavers, Rainberry Bay, Rosemont, Gateway, Delray Shores and Rainberry Lake have typical values under $500,000 per Zillow. Housing types in each vary from villas to detached houses.

Is east or west Delray Beach better to buy in?

East of I-95 is closer to downtown and the beach and generally costs more, with more flood-zone exposure near the water. West has more planned communities with HOAs and newer houses. The right choice depends on budget and how you live.
