Moving to Delray Beach, FL
Two very different housing markets inside one city name
Delray Beach is a good place to live for buyers who understand that it is two markets: Zillow's home value index puts the typical home at about $345,071, yet the typical single-family house is about $588,597 and the typical condo about $169,347. If you are moving here to buy, the first decision is which of those two markets you belong in, because they behave differently and attract different people.

What a move here actually costs to buy into
The city average hides a wide spread. Zillow's bottom third of Delray homes sits around $142,567 and the top third starts near $1,003,712. A typical 2-bedroom is about $218,134, and a typical 3-bedroom jumps to about $599,794. That jump is the single most useful number for a newcomer: the third bedroom usually means moving from a condo or villa into a detached house, and the price nearly triples.
Over five years the all-homes index rose 19.5%, and 1.6% in the last year. Houses gained 4.6% over the year while condos fell 4.3%. For a relocating buyer that split says houses are still in demand and older condos are under pressure from post-2022 reserve and inspection rules. It does not tell you where prices go next.

The housing stock you will be shopping
Census data shows a median year built of 1983. Only 34.0% of homes are single-family detached, and 30.8% of units are in buildings with 10 or more units. Mobile homes are 0.6%, so that option barely exists here. Most of what you will see falls into three groups:
- Older condo and villa communities west of I-95, many built in the 1970s and 1980s and many age-restricted. This is where the low end of the market lives.
- Planned single-family communities farther west, usually with an HOA and sometimes a gate.
- East-side houses and older neighborhoods closer to Atlantic Avenue, the Intracoastal and the beach, where land value drives price.
Zillow's neighborhood data shows the gap. Kings Point is about $91,400 and Villages of Oriole about $160,414, while Seacrest is about $1,049,544, Lake Ida Park about $2,106,920 and Tropic Isle about $2,689,871.

Who lives in Delray and how the year feels
The median age is 51.3 and 28.0% of residents are 65 or older, per Census data. About 11.7% of homes are seasonal, held by owners who spend part of the year elsewhere. In practice that means winter is busier on the roads, in restaurants and at the beach, and summer is quieter. Families moving here should know that a lot of the west side is 55+ housing they cannot buy into, which narrows the choice for younger households more than the listing count suggests.
Many addresses that say Delray Beach west of the city sit in unincorporated Palm Beach County. That affects which government handles permits and some services, so check the property record for the jurisdiction before you assume city rules apply.
Getting around and what is nearby
I-95 and Florida's Turnpike both run through the Delray area, and Tri-Rail has a Delray Beach station for trips toward Fort Lauderdale and Miami. Palm Beach International and Fort Lauderdale-Hollywood International are the two main airports. Atlantic Avenue is the downtown spine, running east to the public beach on A1A. Delray Medical Center is on the west side of town.
Commute direction matters more than distance here. Traffic on I-95 through south Palm Beach County is heavy at peak hours, and the east-west roads such as Atlantic Avenue and Linton Boulevard slow down in season. If you will work in Boca Raton or West Palm Beach, drive the route at rush hour from the specific community before you sign, since a home near the Turnpike and one near the beach can mean very different mornings.
Neighboring cities price differently. Boca Raton's typical home is about $580,267, Boynton Beach about $404,476 and Greenacres about $280,329. Delray's all-homes number is lower than Boynton's mostly because of how many small older condos it has, which is a reminder to compare like with like when you weigh cities.
Taxes, insurance and storm exposure
No state income tax is a big part of why people relocate to Delray from the Northeast and Midwest. Property tax is where the real bill sits. If Delray becomes your permanent home, the homestead exemption takes up to $51,411 off assessed value in 2026 and Save Our Homes caps yearly assessment increases at 3% or CPI. The assessment resets to market value after a sale, so the seller's tax bill is not your tax bill. A second home gets no homestead.
Insurance is a bigger line item than most out-of-state buyers expect. Get a quote during the inspection period, ask the seller for roof age and a wind mitigation report, and check the FEMA flood zone of the exact address. East of I-95 and near the Intracoastal, flood zone and elevation vary street by street.
What newcomers get wrong
- Reading the city average as a house price. At $345,071 it reflects a large stock of small condos. A detached 3-bedroom is closer to $600,000.
- Buying a cheap condo without reading the reserves. Low prices in older associations often come with assessments for roofs, painting or structural work. Get the budget, reserve study and minutes before you commit.
- Missing the age restriction. Confirm whether a community is 55+ before you fall for a unit.
- Ignoring the jurisdiction. City and county rules differ on permits and some fees.
If you tell me your budget, household and how often you will be here, I can narrow the city to a handful of communities that fit, and the shortlist is the quickest way to see them side by side.
Questions buyers ask
Is Delray Beach a good place to live?
For buyers who want a walkable downtown and the beach, yes, at a price. A typical house is about $588,597 per Zillow. The cheaper end is mostly older condos and 55+ communities on the west side, so younger households have fewer low-cost options than the city average suggests.
What are the pros and cons of living in Delray Beach?
Pros: no state income tax, the beach and Atlantic Avenue, Tri-Rail and two interstates, and a wide price range. Cons: high insurance costs, a busy winter season, flood exposure in eastern areas and many older condo buildings facing reserve-driven fee increases.
How much do you need to buy a house in Delray Beach?
Zillow's typical single-family value is about $588,597 and a typical 3-bedroom about $599,794. With 20% down that is roughly $118,000 to $120,000 plus closing costs. A typical 2-bedroom, usually a condo or villa, is about $218,134.
Is Delray Beach expensive compared with nearby cities?
Its all-homes value of about $345,071 is below Boca Raton at $580,267 and Boynton Beach at $404,476, but that is because Delray has many small condos. House prices in Delray are higher than the city average makes them look.
