Buying a House in Boca Raton

What a Boca single-family home really costs to buy and to keep

The typical single-family home in Boca Raton is worth about $766,524 on Zillow's index, up 6.8% over the past year. Houses are the part of the Boca market that kept climbing while condos barely moved, so the cost question here is mostly about price per bedroom, insurance and the property tax bill after closing.

Price by bedroom: the three-to-four jump

A typical three-bedroom in Boca is about $644,995. A four-bedroom is about $1,010,108. That step of roughly $365,000 for one extra bedroom is the single biggest decision point for most families shopping here. Four-bedroom homes in Boca tend to sit in newer or gated communities, on bigger lots or in club neighborhoods, so you are paying for the location and the community as much as for the room.

Five bedrooms and up average about $2,394,022, which is a different market altogether. On the other end, the lower third of all Boca homes tops out near $266,193, and almost none of that is detached houses. If your budget is under about $600,000, plan on a three-bedroom in an older neighborhood or a townhouse.

Roof, windows and wind mitigation

Census puts the median Boca home at 1983. Plenty of houses still run on original or second-generation roofs, older windows and original plumbing. Insurers in Florida look hard at roof age. A roof near the end of its life can make a home hard to insure or push the premium up a lot.

Order a wind mitigation inspection during your inspection period. It documents roof shape, roof-to-wall connections, roof deck attachment and opening protection such as impact windows or shutters, and each feature can lower the wind portion of the premium. For older homes, insurers also ask for a 4-point inspection covering roof, electrical, plumbing and HVAC.

Flood zone, insurance quotes and the hurricane deductible

Flood insurance is separate from homeowners insurance. Your lender will require it if the house sits in a FEMA A or V zone, and it can still make sense outside those zones. Look up the FEMA zone for the exact address and ask the seller for an elevation certificate if one exists.

Get real quotes while you can still walk away. Florida hurricane deductibles are a percentage of dwelling coverage, commonly 2%, 5% or 10%, and apply once per calendar year. On a $600,000 dwelling limit, a 2% deductible is $12,000 and a 5% deductible is $30,000. That number belongs in your budget alongside the premium. Citizens Property Insurance is the state's insurer of last resort if private carriers decline the house.

I ask buyers to send the address to their insurance agent the same day the offer is accepted. Two houses on the same street can quote very differently because of roof age, window protection and elevation. A quote that arrives on day nine of a ten-day inspection period leaves no room to negotiate a roof credit with the seller, so the earlier the better.

HOA, club fees and the tax bill after closing

Many Boca single-family homes sit inside an HOA, and some sit inside a country club where membership is mandatory. Ask for the HOA budget, the club's initiation fee and annual dues, and any capital contribution charged at sale. These costs can rival a mortgage payment in some communities.

Your first tax bill will be based on what you paid, because the assessment resets to market value after a sale. The seller's tax bill is not a guide. If Boca will be your permanent home, homestead takes up to $51,411 off the assessed value in 2026 and Save Our Homes caps future increases at 3% or CPI. A second-home buyer gets no exemption and a 10% cap on non-school levies. Amendment 3 on the November 3, 2026 ballot could change these rules if it passes with 60%. This isn't legal or tax advice; confirm the estimate with the property appraiser's office.

Closing costs a Boca buyer usually pays

In Palm Beach County the seller usually pays the deed doc stamps at $0.70 per $100. A financed buyer pays note stamps at $0.35 per $100 of the loan and intangible tax at 0.2% of the loan. On a $613,000 mortgage, roughly 80% of the typical single-family value, that comes to about $2,146 in note stamps and $1,226 in intangible tax. Add lender fees, title work, the inspections, prepaid insurance and a tax escrow. The site's cash-to-close table shows the full estimate.

Nearby cities that cost less or more

If Boca prices push you out, the neighbors give you a range. On the all-homes index, Delray Beach is about $345,071, Boynton Beach about $404,476 and West Palm Beach about $404,711. Wellington sits around $661,404. Palm Beach Gardens at about $696,122 and Jupiter at about $704,524 run higher than Boca's all-homes figure of $580,267. The comparison is rough because each city has a different mix of condos and houses, but it tells you where a house budget stretches further.

The 5-year change for all Boca homes is 31.8%. That is history, and it says nothing certain about the next five years. What it does tell you is that sellers in good neighborhoods have equity and rarely need to accept a weak offer. Send me the bedroom count, school-age kids or not, and whether you can live with a club fee, and I'll put together a shortlist of streets that fit.

Questions buyers ask

How much do you need to make to buy a house in Boca Raton?

It depends on your down payment, debts and insurance quote. With a typical single-family value near $766,524, the mortgage, taxes, insurance and any HOA all have to fit inside your lender's ratios. Get pre-approved with a real insurance estimate included.

Is it a good time to buy a house in Boca Raton?

Zillow shows single-family values up 6.8% over the year, so this is not a market with falling prices. Timing matters less than buying a house with a sound roof and an insurance quote you can carry.

Are property taxes high in Boca Raton?

Your bill resets to the purchase price after closing. Homestead lowers it for permanent residents; second-home owners pay more because they get no exemption.

Do I need flood insurance in Boca Raton?

Lenders require it in FEMA A or V zones. Outside them it's optional but worth pricing. Check the zone for the exact address.
