Living in Boca West, Boca Raton
A large country club community where the membership matters as much as the home
Zillow puts the typical home value in Boca West at about $540,178, up 22.9% over the past year and 127.2% over five years, the strongest five-year gain of any Boca Raton neighborhood in Zillow's list. That is slightly below the city's typical value of about $580,267, because much of Boca West is condos and villas, and the purchase price is only one part of what it costs to live there.

What Boca West is
Boca West is a gated golf and country club community in west Boca, developed by Arvida starting in the early 1970s on roughly 1,400 acres. The club has four golf courses, plus tennis, fitness, dining and other amenities. It sits outside the Boca Raton city limits, in unincorporated Palm Beach County, though residents have a Boca Raton mailing address.
Inside the gates are many separate sub-associations, each with its own buildings, budget and rules. Housing ranges from garden-style condos to villas, attached homes and single-family houses, plus a small number of large estate homes. Zillow's boundary for the neighborhood may not line up exactly with the club's gates, so treat the index as a guide to the area, not a price list for the club.
Mandatory membership: the cost you must price first
Membership in the Boca West club is mandatory for owners. When you buy, you pay a joining contribution, part of which is an equity portion that may be partly returned when you sell, and then annual dues every year after. The club also sets minimum spending and charges for some activities.
I won't quote the figures here, because the club changes them and they move often. Get the current fee schedule directly from the club or the listing agent before you write an offer, and add three things to the house's monthly carrying cost:
- the one-time joining contribution, and how much of it you would get back on resale,
- annual dues and any food or beverage minimums,
- the sub-association's HOA or condo fee, which is separate from the club.
For a lower-priced condo, the club costs can be larger each year than the mortgage. That is the trade buyers accept in exchange for a full club life inside the gates.

Reading the 127% five-year gain
Boca West's 127.2% five-year increase is far above the city's 31.8%. A few other club-heavy neighborhoods also posted big five-year gains: Boca Grove Plantation at about 111.9%, University Park at about 108.9%, Boca Woods at about 98.0% and Stonebridge at about 88.1%. Neighborhoods built around older condo stock rose much less, such as Sandalfoot Cove at 18.9% and Boca Raton Hills at 21.2%.
Two cautions. First, a neighborhood index blends condos, villas and houses, so a shift in what sells can move the number. Second, a 22.9% jump in a single year is unusual, and nothing in the data says it will repeat. For a specific unit, the comparable sales in the same sub-association are what matter.
How Boca West compares with the rest of Boca
On Zillow's list, Boca West at about $540,178 sits in the middle of the city's neighborhoods. Close by in price are Boca Pointe at about $520,197 and Boca Chase at about $525,661, both with much slower five-year growth (20.6% and 31.3%). Further up are Boca Woods at about $850,263 and Boca Falls at about $1,096,216. At the top, Woodfield runs about $2,196,027 and the Royal Palm area about $7,204,258.
For the city as a whole, Zillow's condo value is about $285,174 and single-family about $766,524. A Boca West condo usually prices against that condo figure, and a Boca West house against the single-family figure, so it helps to compare like with like.
Who tends to live there
Boca Raton as a whole has a median age of 46.0, 24.6% of residents 65 or older and 9.5% of homes used seasonally (Census). Boca West draws heavily from older buyers and seasonal owners who want golf, tennis and an active club calendar. Expect an active winter season and a quieter summer.
Families do buy here, mostly in the single-family sections, but the community is organized around the club. If you don't plan to use the club, the mandatory dues are hard to justify.
Getting in and out of west Boca
Daily life in Boca West runs by car. The beaches, downtown Boca and Mizner Park are east, past I-95, and the drive across on Glades Road or Yamato Road is slow at rush hour and in season. Florida's Turnpike and I-95 are both within reach for trips north and south, and Boca Raton has Tri-Rail and Brightline stations for train trips to Fort Lauderdale, Miami and West Palm Beach. Baptist Health Boca Raton Regional Hospital is on the east side of the city. If you plan to keep working, time the commute at the hours you would actually drive, starting from the section of the community you are considering, since a 1,400-acre property adds a few minutes on its own.
What to check before buying in Boca West
- Sub-association documents. Each condo or villa association has its own budget, reserves and rules. For condo buildings of three or more habitable stories, ask about milestone inspection status and the Structural Integrity Reserve Study.
- Special assessments. Ask both the sub-association and the club about anything approved or planned.
- Approval process. Many club communities require buyer applications and approvals. Build the timeline into your contract.
- Insurance. For villas and houses, ask for roof age and a wind mitigation report. For condos, ask what the master policy covers and what your unit policy must cover.
- Flood zone. The community has many lakes and fairways. Check the FEMA zone for the specific address.
- Property taxes. The assessment resets after a sale. If it will be your permanent home, file for homestead.
If Boca West is on your list, the useful next step is a shortlist that puts it next to two or three other club communities with the total yearly cost of each.
