Price by type and size

The bedroom figures show where each city is cheaper:

For one- and two-bedroom buyers, Boca is far cheaper, largely because a big share of its small units are in older garden-style and age-restricted complexes. At three bedrooms and up, the two cities price about the same.

The single-family gap of about $180,000 in Boca's favor reflects the overall mix of houses in each city, from small older homes to large waterfront estates, so compare specific neighborhoods before concluding that one city is cheaper for the house you want.

Entry level and top of the market

Zillow's tiers make the budget question concrete. The lower third of Boca's market tops out around $266,193, against about $303,820 in Fort Lauderdale, so a first condo or a small villa is easier to find in Boca. At the top, Boca's upper third starts around $1,405,526 and Fort Lauderdale's around $1,189,004. A buyer with about $1.2 million is already in Fort Lauderdale's top tier, while in Boca the same budget sits just below the top third. Buyers between roughly $400,000 and $900,000 will find plenty of choice in both cities.

What the trends show

Over five years, Boca's all-homes index rose 31.8% and Fort Lauderdale's 22.8%. Over the past year, Boca rose 4.9% while Fort Lauderdale slipped 0.6%. Single-family homes rose 6.8% in Boca and were flat in Fort Lauderdale at 0.1%. Condos rose 1.3% in Boca and fell 1.5% in Fort Lauderdale.

That is a recent pattern, not a forecast. It does mean a buyer in Fort Lauderdale today is shopping in a flatter market, with more room to negotiate on many listings.

Building age and condo due diligence

Fort Lauderdale's housing is older: the median home dates to 1973 in Census data, against 1983 in Boca. Both cities have a large condo share, 43.6% of homes in buildings of 10 or more units in Fort Lauderdale and 42.5% in Boca.

In both, many condo buildings are 40 to 60 years old and fall under the milestone inspection rules for buildings of three or more habitable stories. Associations must fund structural reserves from a SIRS and can no longer waive them. Before buying in either city, ask for:

For houses, Fort Lauderdale's older stock means more 4-point inspections, more cast-iron plumbing and more original roofs to check.

Who lives in each city

Fort Lauderdale is the bigger, more urban city, with about 185,604 residents, a median age of 42.8 and 19.6% of residents 65 or older. Seasonal homes are 12.5% of housing, higher than Boca's 9.5%. Single-family detached homes are 34.0% of the stock.

Boca has about 100,234 residents, a median age of 46.0 and 24.6% aged 65 or older, with 41.7% of homes single-family detached. It feels more suburban, with large planned communities west of I-95.

Water, boats and flood exposure

Fort Lauderdale is built around water. Its network of canals, the New River and the Intracoastal gives it one of the largest boating markets in the country, with Port Everglades for ships and Port Everglades Inlet for ocean access. Boca has fewer canal neighborhoods and relies on the Boca Raton and Hillsboro inlets.

More water means more flood exposure. A large share of Fort Lauderdale lots sit in FEMA high-risk zones, and lenders require flood insurance there. East Boca has many flood-zone lots too, while most western Boca communities are inland. In both cities, check the zone and ask for an elevation certificate on any waterfront or low-lying home.

Getting around

Fort Lauderdale has its own major airport, Fort Lauderdale-Hollywood International, minutes from downtown, plus Brightline and Tri-Rail stations. Las Olas Boulevard and downtown give it a city center with high-rises and nightlife.

Boca is about a half-hour drive north, with Tri-Rail and Brightline stations of its own, a short drive to either the Fort Lauderdale or Palm Beach airport, and a smaller downtown around Mizner Park. Commuters into Miami will find Fort Lauderdale's location easier.

Taxes and closing costs across the county line

Fort Lauderdale is in Broward County, where the buyer typically pays for the owner's title policy. Boca is in Palm Beach County, where the seller usually pays it. Deed stamps are $0.70 per $100 in both. In either county, a permanent resident can claim homestead, worth up to $51,411 off assessed value in 2026, and the assessment resets after a sale. Florida has no state income tax.

Who each city fits

Fort Lauderdale fits buyers who want an urban lifestyle, a newer tower condo near the beach or downtown, a canal home for a serious boat, or a short trip to a major airport. Expect older houses and more flood-zone paperwork.

Boca fits buyers who want a lower-priced condo or villa, a house in a planned or club community, or a quieter suburban feel with beaches still close. A single-family buyer will pay more here on average. If you are torn between the two, a shortlist with matching homes in each city at your budget makes the trade-offs concrete.
