Waterfront Homes in Boca Raton
Ocean-access canal, Intracoastal or lake view: three different purchases
Zillow doesn't track waterfront homes separately, so the closest guide is the city as a whole: a typical single-family home in Boca Raton is worth about $766,524, and the upper third of the market starts around $1,405,526. Waterfront houses usually sell at a premium over comparable dry lots, and how big that premium is depends on the type of water, the route to the ocean and the condition of the seawall.

Sorting Boca's waterfront by type
In Boca, the word waterfront covers listings that have almost nothing in common.
- Intracoastal frontage. Wide water and long views, including the stretch called Lake Boca Raton. More boat traffic and wake, and more exposure in a storm.
- Ocean-access canals. The canal neighborhoods east of US 1, such as the Royal Palm area, which Zillow values at about $7,204,258, are the core of the boating market. Lot width, canal width and the distance to the Intracoastal drive price.
- Oceanfront condos. Towers and mid-rises along A1A. Water views, no private dock, and condo rules on reserves and inspections.
- Lake and pond lots. Many western gated communities are built around lakes and golf course water. These are views without boat access to the ocean.
Compare listings only within the same group. A lakefront villa in a club community and an ocean-access canal home can show the same word in the listing and differ in price by millions.

Inlets, bridges and the boat you own
For a boater, the route from the dock matters more than the house. The Boca Raton Inlet is the closest ocean access for much of the city. It is narrow and conditions change with tide, swell and shoaling, so many local captains also use the Hillsboro Inlet to the south. Ask a local captain or marine surveyor about the inlet you'd use with your specific boat.
Between the dock and the inlet, check every bridge. The main Intracoastal crossings open for boats on schedules, but a sailboat or tall flybridge also has to clear any fixed bridges on interior canals. Measure:
- vertical clearance of every bridge on the route, at high tide,
- canal depth at the dock and at the shallowest point, at low tide,
- canal width and turning room for your boat's length,
- travel time to open water at idle speed in no-wake zones.

Seawalls: the line item that decides a deal
A large share of Boca's waterfront was built in the 1960s through the 1980s; the median Boca home dates to 1983. Many seawalls from that era are near or past their expected life. A failing seawall can be one of the most expensive repairs a waterfront owner faces.
- Hire a marine contractor or engineer to inspect the cap, the panels and the backfill. Look for cracks, leaning sections, rust stains and sinkholes in the yard behind the wall.
- Ask for permits and dates of any past seawall work.
- Ask whether the city or county has changed minimum seawall height rules, since a replacement may need to be built higher than the old wall.
- Check the dock, pilings and boat lift. Lifts and docks need permits, and unpermitted structures can become your problem after closing.
A seawall report belongs inside your inspection period, with time left to renegotiate.
Flood zones, elevation and flood insurance
Most waterfront lots in Boca are in FEMA high-risk flood zones: A or AE on canals and the Intracoastal, and sometimes VE on the ocean, where wave action is expected. Lenders require flood insurance in those zones.
- Ask the seller for an elevation certificate. If there isn't one, a surveyor can produce it, and it is the key document for pricing flood insurance.
- Get both an NFIP quote and a private flood quote.
- Ask whether the house was ever substantially improved, since major renovations in a flood zone can trigger rules on raising the house to current elevation.
- Ask about any past flood claims. Previous water in the house affects both insurance and value.
Older low houses on canals sometimes sell mainly for the lot, with the buyer planning to rebuild at current elevation.
Wind, salt and maintenance
Waterfront homes face the full force of storms and the steady wear of salt air. Get a wind mitigation inspection: impact windows and doors, roof shape and roof-to-wall connections all affect premiums, and older waterfront houses often lack them. Hurricane deductibles run 2%, 5% or 10% of dwelling coverage, once per calendar year.
Salt air shortens the life of air conditioning units, metal railings, door hardware and pool equipment. Ask how old the AC condensers are and budget for replacing exterior metal more often than you would inland.
Pricing a waterfront home without a waterfront index
Because Zillow's figures cover all of Boca, they set the floor, not the waterfront price. Boca's 4-bedroom typical value is about $1,010,108 and 5-bedroom about $2,394,022, and single-family values rose 6.8% over the past year. Zillow's Downtown neighborhood runs about $1,322,707 and Boca Villas about $3,063,091.
To price a specific waterfront home, use recent sales on the same type of water with similar frontage, canal width and distance to the inlet. Two homes on the same street can differ widely if one has a new seawall and lift and the other needs both. Nearby, Jupiter at about $704,524 and Palm Beach Gardens at about $696,122 have their own waterfront markets with different inlets and bridge setups.
If you tell me your boat's length and height, I can build a shortlist of homes that will actually take it.
What buyers ask me
How much do waterfront homes cost in Boca Raton?
Zillow doesn't publish a waterfront index. Boca's typical single-family value is about $766,524, and ocean-access waterfront usually sells well above that, with the Royal Palm area near $7.2 million on Zillow's neighborhood index.
Do waterfront homes in Boca Raton need flood insurance?
If you have a mortgage and the home is in a FEMA high-risk zone such as A, AE or VE, the lender will require it. Most waterfront lots fall in those zones.
Which inlet do Boca Raton boaters use?
The Boca Raton Inlet is closest for much of the city, and many boaters also use the Hillsboro Inlet to the south. Ask a local captain about conditions for your boat.
How do I check a seawall before buying?
Hire a marine contractor or engineer during the inspection period. They check the cap, panels, tie-backs and soil behind the wall and can estimate repair or replacement costs.
