55+ Communities in Delray Beach
Big condo associations, gated villa communities and how to tell them apart
Delray Beach has one of the largest concentrations of age-restricted housing in Palm Beach County, and most of it is condos: Zillow's typical 1-bedroom is about $98,524 and a typical condo about $169,347. Census data shows 28.0% of residents are 65 or older, so the 55+ market here is deep, with a wide gap between older condo associations and newer gated single-family communities.

What 55+ legally means in a Delray community
Under the federal Housing for Older Persons Act, a community qualifies as 55+ when at least 80% of occupied units have at least one resident aged 55 or older, and the community publishes and follows policies showing that intent. The remaining 20% gives associations some flexibility, and each one writes its own rules on younger spouses, caregivers and visiting grandchildren.
Ask for the age-verification policy in writing. Guest-stay limits trip up buyers more often than the age rule itself. If your adult children or grandkids visit for weeks at a time, read that section before you write an offer.

The large condo communities west of town
Most of Delray's 55+ inventory sits in big associations built in the 1970s and 1980s west of I-95. Names you'll see on listings include Kings Point, Lakes of Delray, High Point of Delray, Huntington Pointe, The Pines of Delray, Palm Greens, Las Verdes and Emerald Pointe. These are mostly condos and attached villas, many with their own clubhouses, pools and activity calendars.
Prices here are the lowest in the city, and the reason is mostly age. Buildings three or more stories tall need milestone inspections, and every condo association must fund reserves per its Structural Integrity Reserve Study. Some of these communities are made up of many separate sub-associations, so two units a block apart can carry very different fees and assessment histories.
For each unit, get the budget, the reserve study, the last year of board minutes and the estoppel. Add any pending assessment to the asking price before you compare units, because that sum is the real cost of the purchase.

Villas and single-family 55+ options
If you want a detached house or a villa without condo-building issues, look at communities like Villages of Oriole and Rainberry Bay, which mix houses with attached homes, and Boca Delray. Newer gated active-adult communities in the Delray area include Four Seasons at Delray Beach, Villaggio Reserve and Avalon Trails, with resort-style clubhouses and full-time activity staff.
The price step is large. Zillow's typical Delray single-family home is about $588,597, more than three times the typical condo. Newer active-adult communities generally sit at the top of the 55+ range, and their HOA fees fund the amenities you are paying for. Expect a mandatory club or amenity component; ask whether it can rise and who votes on that.
Fees: what they cover and what they don't
- Condo fee: usually covers building insurance, exterior maintenance, reserves, water and sometimes cable. It rises when reserves are under-funded.
- HOA fee in villa and house communities: often covers lawn care, gate staff, clubhouse and recreation. Roof and exterior paint are sometimes included for attached villas, so check the declaration.
- Recreation or club membership: some older Delray communities have a separate recreation association with its own dues.
- Golf: where there is a course, membership may be optional or bundled.
Add your own HO-6 or homeowner's policy. Manufactured homes are rare in Delray, only 0.6% of units per Census data, so land-lease communities are mostly a Central and Southwest Florida option.
Homestead and seasonal ownership for retirees
If Delray becomes your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes caps annual assessment increases at 3% or CPI. Florida also has no state income tax, which matters to retirees drawing pensions and retirement account withdrawals. This isn't tax advice; confirm with your own advisor.
Census data counts 11.7% of Delray housing units as seasonal. Snowbirds and Canadians who keep a primary home elsewhere don't get homestead, so their taxes are on the full assessed value, with non-school increases capped at 10% a year. Amendment 3 on the November 3, 2026 ballot could change some of these rules; the result was not known at writing.
Questions to ask the Delray community office before you buy
Most 55+ communities in Delray have an on-site office or a management company. Ask these before you write an offer:
- How is age verified, and what documents will the association need from me?
- What is the approval process for new buyers, and how long does it take?
- Are there guest limits, and how are visiting grandchildren handled?
- Is there a separate recreation association, and what does it charge?
- Has the building completed its milestone inspection, and what did it find?
- Are any assessments planned for roofs, paving, elevators or concrete repairs?
- Are golf or club memberships required or optional?
Then drive the community on a weekday and again on a weekend in season. Census data shows a median age of 51.3 for Delray as a whole, but inside a 55+ association the mix is much older, and activity levels in winter and summer can feel like two different places.
Choosing between a Delray condo and a gated villa
The choice usually comes down to two things: how much you want to spend upfront, and how much uncertainty you accept on fees. Older condo communities cost far less to enter, but you inherit the building's reserve position. Newer villa and house communities cost more, with fees that are higher but easier to predict. Tell me which trade-off you prefer and the shortlist narrows quickly.
Delray Beach: questions and answers
What are the cheapest 55+ communities in Delray Beach?
The large older condo associations west of I-95, such as Kings Point and Lakes of Delray, have the lowest entry prices. The typical Delray 1-bedroom is about $98,524 per Zillow. Check reserves and pending assessments before you compare prices.
Are there new 55+ communities in Delray Beach?
Yes, gated active-adult communities such as Four Seasons at Delray Beach, Villaggio Reserve and Avalon Trails offer newer single-family homes and villas. Resale and new-build availability changes, so ask for current listings.
Can my adult children live with me in a Delray 55+ community?
Each association sets its own rules within the federal 80% requirement. Many limit permanent residents under a set age and restrict guest stays. Read the rules before buying.
Do I need to be retired to buy in a 55+ community?
No. You need to meet the community's age policy, usually one resident aged 55 or older. Employment status doesn't matter.
