55+ Communities in Port St. Lucie

New active-adult villages, older manufactured-home parks, and how their costs compare

Port St. Lucie's 55+ market runs from manufactured homes well under the city's $188,672 typical condo value to new single-family active-adult communities priced near the $376,087 typical three-bedroom. Census data shows 21.8% of residents are 65 or older, and the age-restricted options here lean toward full-time living more than seasonal use.

What makes a community legally 55+

Under the federal Housing for Older Persons Act, a community can restrict by age if at least 80% of occupied homes have at least one resident who is 55 or older, and it publishes and follows policies that show that intent. Many communities set stricter rules on top of that, such as a minimum age for every resident or limits on how long younger guests can stay.

Read the actual rules before you buy. They decide who can live with you, whether an adult child can move in, and who you can sell to later. A 55+ home is easy to sell to other retirees and impossible to sell to a young family, and that cuts both ways on price.

The new active-adult villages inside planned developments

Most of the new 55+ construction in the area sits inside large master-planned developments. Two examples buyers ask me about:

New-construction buyers pay for the amenity package through HOA dues, and many of these developments also carry a Community Development District (CDD) assessment on the property tax bill. Ask the builder's sales office for both numbers in writing, plus any one-time capital contribution due at closing. Builder contracts are written for the builder, so have them reviewed before you sign.

Manufactured-home communities and the land question

Census data shows 1.7% of homes in the city are mobile or manufactured homes, a small share but the lowest-cost route into a 55+ setting. Savanna Club is one of the best known in the city. Communities like it tend to have their own golf course or clubhouse and an active social calendar.

The key question with any manufactured-home community is the land. In some communities you own the home and the lot. In others you own the home and pay a monthly lot rent to a park owner, and that payment can rise each year. Your financing, your insurance and your resale value all depend on which setup you buy into. Ask for the prospectus or lot lease, the history of increases, and the age of the home. Homes built before mid-1994 were built to an older federal wind standard, and insurers price them differently.

Budget ranges and the monthly costs on top

Zillow's typical values give a rough frame for planning:

Values in the city are down 0.9% over the past year, so resale homes in older 55+ sections tend to be where the negotiating room is. New-construction pricing moves with builder incentives, which change month to month. If you want to keep costs down further, Fort Pierce's typical all-homes value is about $274,747, though the housing there skews older and needs closer inspection.

For retirees on a fixed income, the monthly number matters more than the price. Add up:

Golf is often separate. Some communities include course access in the dues, some charge a membership, and some have no course at all. Clarify that early if you plan to play.

Resale homes in older sections: what to inspect

A resale home in a 55+ community that opened 20 or more years ago can be good value, because the original owners are selling and the community is fully built out. It also comes with the usual age items. Ask for the roof date, the age of the air conditioning system and water heater, and whether the windows are impact-rated or the home has shutters. A 4-point inspection covering roof, electrical, plumbing and HVAC is often required by the insurer on older homes anyway.

Check the association side too. Read the last two years of board minutes for planned clubhouse renovations, road resurfacing or a pending special assessment. In a community with a large amenity package, those projects can be expensive, and the cost is split across every owner.

Homestead and full-time residency

Only 4.6% of homes in the city are seasonal, per Census data, a low share for a Florida retirement area. Most 55+ buyers here become full-time residents, which makes the homestead exemption a real part of the budget. In 2026 it takes up to $51,411 off assessed value for a permanent residence, and Save Our Homes caps yearly assessment increases at 3% or CPI. Remember that a purchase resets the assessment to market value, so the seller's tax bill is not yours. Canadians keeping a home in Canada and wintering here usually cannot claim homestead.

When you have a short list of communities, compare them side by side on total monthly cost. That comparison is the shortlist I would build for you.

What buyers ask me

Are there 55+ condos in Port St. Lucie?

Yes, though fewer than in coastal South Florida, since only 4.5% of the city's units are in 10+ unit buildings. Most age-restricted options here are villas, single-family homes and manufactured homes.

What is the cheapest way to buy in a 55+ community in Port St. Lucie?

Manufactured-home communities usually cost the least. Check whether the lot is owned or leased, because lot rent can rise every year and affects resale.

Can my adult children live with me in a 55+ community?

It depends on the community's rules. Federal law requires at least 80% of occupied homes to have one resident 55 or older, and many communities add their own age minimums and guest limits.

Do new 55+ communities in Port St. Lucie have CDD fees?

Many do. A CDD assessment appears on your property tax bill separately from HOA dues. Ask the builder for the exact amount before you sign.
