Buying a House in Fort Pierce
The Treasure Coast's lower-priced city, with older houses that need a careful look
Buying a house in Fort Pierce costs less than in the neighboring cities: Zillow's home value index puts the typical single-family home at $288,992, against $389,845 in Port St. Lucie. The trade-off is age, because the median Fort Pierce home was built in 1982 by Census data, so the roof, wiring, plumbing and flood exposure of each house matter as much as the price.

What a house costs in Fort Pierce by size
Zillow's typical values by bedroom count run about $198,036 for a 2-bedroom, $303,274 for a 3-bedroom, $368,246 for a 4-bedroom and $406,445 for 5 or more. The lower third of the market tops out near $173,040 and the upper third starts near $409,676, so the city spans a wide range: small block houses at one end, waterfront and island homes at the other.
Single-family values slipped 0.7% over the past year after a 24.0% rise over five years for all home types. That reads as a market that has leveled off. Sellers who bought in 2021 still have equity, and most are pricing to sell rather than waiting.

How Fort Pierce compares with nearby cities
The typical home of any type in Fort Pierce is $274,747. In Port St. Lucie it is $384,099, in Jensen Beach $415,468 and in the area Zillow lists as Saint Lucie $510,357. Many buyers coming to the Treasure Coast look at Port St. Lucie first and then notice that Fort Pierce costs roughly $109,000 less for the typical home.
The difference has reasons. Port St. Lucie's housing is newer, with a median year built of 2002, and almost all detached houses. Fort Pierce has more older homes, more condos and a more mixed set of neighborhoods. A lower price can buy more lot or more location here, such as proximity to the lagoon, downtown or the beaches on Hutchinson Island. It can also buy a list of repairs. When I compare a Fort Pierce house with a Port St. Lucie one for a client, I add the cost of the first five years of likely repairs to the Fort Pierce price before deciding which is cheaper.

Older-house inspections that matter here
For a house built before about 2000, insurers usually ask for a 4-point inspection covering roof, electrical, plumbing and HVAC. Some carriers will not write a policy on a roof past a certain age or on certain older electrical panels and plumbing materials. Find out before you finish negotiating, not after.
- Roof: ask the age and get the permit history from the city or county. A roof near the end of its life can make insurance hard to place.
- Wind mitigation: a separate inspection that documents roof shape, roof-to-wall connections and opening protection. Good results lower premiums.
- Water and sewer: some older neighborhoods are on septic. Ask, and inspect the system if so.
- Termites and wood damage: common in older Florida block-and-frame houses.
- Sewer line scope on older homes connected to city sewer.
Flood zone, elevation and insurance quotes
Fort Pierce sits on the Indian River Lagoon with an inlet to the Atlantic and a barrier island across the water, so flood exposure varies a lot from street to street. Pull the FEMA flood zone for every house on your list, including ones a mile from the water. In A and V zones a lender will require flood insurance; outside them it can still be cheap protection. An elevation certificate, if the seller has one, helps price the flood policy.
Get two or three homeowners quotes during your inspection period. Florida hurricane deductibles are a percentage of dwelling coverage, often 2% or 5%, and apply once per calendar year. If private carriers decline the house, Citizens Property Insurance is the state-backed fallback, but its eligibility rules and premiums need checking for the specific home.
Taxes, homestead and HOA costs
Florida has no state income tax, which is one reason buyers move here. Property tax is where the cost shows up. The assessed value resets to market value after a sale, so the seller's current tax bill can understate what you will pay. Use the purchase price and the current millage for your area to estimate the new bill.
If the house will be your permanent residence, apply for homestead by March 1 of the following year. In 2026 it can take up to $51,411 off assessed value and caps annual increases at 3% or CPI. A second home gets neither benefit, with only a 10% cap on non-school levies.
Many older Fort Pierce streets have no HOA at all, which some buyers prefer, since it means no approval for a fence, a boat in the driveway or a paint color. Newer subdivisions on the west side often have an HOA and sometimes a CDD assessment on the tax bill. Ask for both before comparing two houses.
What cash to close looks like
On a $300,000 purchase with 10% down, the $270,000 mortgage carries about $945 in note stamp tax and $540 in intangible tax. Add lender fees, title insurance, the survey, inspections and prepaid insurance and taxes. The seller usually pays the deed stamps of $0.70 per $100 in St. Lucie County.
Inspection costs on an older Fort Pierce house add up because you may want a general inspection, wind mitigation, a 4-point, a termite inspection and a septic or sewer check. That money is well spent here. If you want a shortlist of houses in your range with roof ages and flood zones checked up front, that is a good next step.
