What Tradition is
Tradition is a large master-planned community on the west side of Port St. Lucie, along the I-95 corridor near the Gatlin Boulevard interchange. Mattamy Homes has been its main builder and marked 20 years in Tradition in 2023, so most homes here date from the mid-2000s onward. The community includes a town square area with shops and restaurants, many separate residential neighborhoods with their own pools and clubhouses, and Cleveland Clinic Tradition Hospital.
Housing is mostly single-family homes, with villas, townhomes and some age-restricted sections, including Mattamy's Telaro active-adult neighborhood. Building has continued for years, and new sections still open on the western edge, so resale homes here compete directly with new construction from the builder.
Zillow's neighborhood boundary for Tradition may not match the master plan's full footprint or how residents describe it. Treat the index as a guide, and pull recent sales for the specific sub-neighborhood you like.
How Tradition's prices compare with the rest of the city
At $390,737, Tradition sits about $6,600 above the city's typical home and about $900 above the city's typical single-family house at $389,845. It is in the middle of Port St. Lucie's 30 Zillow neighborhoods, below Southbend Lakes ($445,068), Sawgrass Lakes ($461,682) and Paar Estates ($530,582), and above St. Lucie West ($325,114) and Lyngate ($284,788).
The five-year figures tell a different story. Working back from Zillow's numbers, Tradition's typical value was roughly $358,000 five years ago, when the citywide figure was roughly $320,000. The premium was close to $38,000 then and is about $6,600 now. Over the past year Tradition dipped 2.2% against 0.9% for the city.
Only St. Lucie West, the other big planned community, grew as slowly over five years (9.2%). Older grid neighborhoods such as Lyngate (33.9%) and River Park (26.6%) grew fastest.

Why the planned areas lagged, and what that means for you
Zillow's index gives no reasons. A few factors usually show up in places like Tradition. Steady new construction gives buyers an alternative to resale, which caps resale prices. Homes with both HOA dues and a CDD assessment carry higher monthly costs than a grid house with no association, and buyers price that in. Tradition was also already expensive five years ago, so it had less room to catch up than the cheaper grid neighborhoods.
For a buyer today, the slower growth means Tradition's price premium has mostly disappeared. You get newer homes, amenities and a hospital nearby at close to the city average price. The trade-off is the ongoing fees, which you need to add to the purchase price before comparing.
HOA, CDD and the real monthly cost in Tradition
Most Tradition homes sit within a Community Development District and belong to one or more associations: a master association and often a neighborhood association. The CDD assessment is collected with your property taxes and has two parts, operations and maintenance, plus debt service on the bonds that paid for roads, drainage and utilities.
- Ask the seller for the latest tax bill and identify the CDD line items.
- Ask how many years remain on the CDD bonds, and whether a payoff is possible.
- Get the HOA estoppel and fee schedule for both master and neighborhood associations.
- Read what the fees cover: lawn care, irrigation, gates, pools, cable or internet.
Two houses with identical prices can differ by a large amount a year in total fees. Compare on total monthly cost.
What to check when buying a resale in Tradition
Homes built in the mid-2000s are now approaching 20 years old. That puts roofs, AC systems and water heaters at or near replacement age. Ask for the roof permit date; a 2000s shingle roof may be close to the age where some insurers ask for a replacement or a 4-point inspection. A wind mitigation report helps your premium.
Compare each resale with the builder's current pricing for a similar new home nearby. If the new home includes a new roof and builder incentives for a modest premium, the resale has to be priced accordingly. Check the FEMA flood zone, since Tradition has many lakes and drainage ponds. And if you are looking in an age-restricted section, read the HOPA rules and guest policy.
Living day to day in Tradition
Daily life here is suburban and car-based, with shops, restaurants, medical offices and schools inside or near the community. Interstate access is quick from most sections. Many residents commute south toward Martin and Palm Beach counties, and morning traffic on I-95 southbound is part of that choice, so test the drive at the hour you would make it. Palm Beach International Airport is the main commercial airport for the area, about an hour south. Homestead applies here as anywhere in Florida: file by March 1 of the year after you buy for up to $51,411 off assessed value in 2026 and a 3% cap on later increases. A shortlist that lists each home's HOA and CDD next to its price is the easiest way to compare Tradition with the rest of the city.
