Is Fort Pierce a good place to live: pros and cons
Fort Pierce is the St. Lucie County seat, a city of about 49,082 people on the Indian River Lagoon, with Hutchinson Island and the Atlantic beaches across the bridges to the east. The downtown sits on the waterfront with a marina and the Sunrise Theatre, and the Fort Pierce Inlet gives boaters direct ocean access.
Pros: lower prices than most of Florida's east coast, real waterfront and inlet access, I-95 and Florida's Turnpike both running through, and a historic downtown that is still a working town center.
Cons: wide variation in neighborhood condition and housing quality, an older housing stock with insurance consequences, hurricane exposure on a part of the coast that has taken direct hits, and fewer large employers than the bigger metros to the south.

Areas around Fort Pierce on Zillow's map
Several of Zillow's named areas here are unincorporated communities around the city rather than neighborhoods inside it. Check whether an address is inside Fort Pierce city limits, since that affects taxes, utilities and services.
- White City: $379,369, up 3.8% in a year and 33.6% over five years, the highest value and strongest trend of the group.
- Indian River Estates: $302,916, up 0.1% in a year and 25.8% over five years.
- Lakewood Park: $294,450, down 1.0% in a year and up 25.2% over five years.
- Fort Pierce South: $258,045, down 2.4% in a year and up 28.5% over five years.
- Fort Pierce North: $214,258, up 0.5% in a year and 32.4% over five years.
Fort Pierce North has the lowest typical value but one of the biggest five-year gains, which shows how much the lower end of this market has moved since 2021. White City is a small community just south of the city.
The housing stock and who lives here
Fort Pierce has more condos and multifamily housing than people expect. Census data shows only 40.4% of homes are detached single-family, 20.5% are in buildings of 10 or more units and 3.5% are mobile homes. The median year built is 1982.
The median age is 37.2, but 20.8% of residents are 65 or older, and 10.3% of homes are seasonal. So the city is a mix of year-round working households and part-year owners, and the seasonal share is far higher than in inland Seminole County suburbs. Expect more condo and waterfront listings from second-home sellers in spring, when many part-year owners decide whether to keep their place for another season.
A large share of the single-family homes are concrete block houses built before the 1990s. They can be solid, but roofs, electrical panels, plumbing and windows need careful inspection, and many will need upgrades to insure at a reasonable cost.
Storms, flood zones and insurance
Fort Pierce sits on an exposed stretch of coast. Hurricanes Frances and Jeanne both struck the Treasure Coast in 2004, and the area has seen storms since. Barrier-island and lagoon-front homes face surge and wind risk; inland homes mostly face wind and rain.
Before you buy, check the FEMA flood zone, ask for an elevation certificate, and get both wind and flood quotes during the inspection period. Older homes will usually need a 4-point inspection. A wind mitigation report showing hurricane straps, a newer roof and impact windows or shutters can substantially reduce your premium. Florida hurricane deductibles are typically 2%, 5% or 10% of dwelling coverage.
Taxes and what newcomers miss
Florida has no state income tax. If Fort Pierce will be your full-time residence, file for homestead with the St. Lucie County Property Appraiser to cut up to $51,411 from assessed value in 2026 and cap yearly increases at 3% or CPI. Second homes get no exemption and only a 10% cap on non-school levies.
What newcomers often miss here:
- Fort Pierce changes quickly from one area to the next. Visit at different times of day before you commit.
- Condo association finances matter a lot, especially in older buildings on the island.
- Commercial flights mean driving to a larger airport in Palm Beach, Orlando or Melbourne.
If you want to compare Fort Pierce areas with Port St. Lucie or Jensen Beach on the same terms, a shortlist across all three is the quickest way to see where your budget goes furthest.
