Moving to Cape Coral, FL
A canal city of single-family homes where prices have gone sideways since 2021
Cape Coral is a good place to live for buyers who want a single-family house, often on a canal, at a lower price than most of the Gulf coast: Zillow's home value index puts the typical home at $334,660. It is also a market that has gone flat, up just 1.1% over five years and down 2.9% in the last year, so newcomers buy with more choice and should check more.

What kind of city Cape Coral is
Cape Coral is the largest city in Lee County, with about 215,536 residents. It was laid out from the late 1950s as a grid of lots sold to individual buyers, much of it threaded with canals. The city counts more than 400 miles of canals, and many homes have a dock in the backyard.
The result is a city of houses. Census data shows 79.4% of homes are single-family detached, only 7.5% of units are in buildings of ten or more, and mobile homes are under 1%. The median home was built in 2000. Most streets have no HOA, and there are still empty lots between houses in many areas, so new construction can go up next door.
The city sits across the Caloosahatchee River from Fort Myers, linked by two bridges. Southwest Florida International Airport is on the Fort Myers side, and I-75 is east of the river, so daily trips off the Cape mean a bridge.

What homes cost and how prices have moved
- Single-family: $344,851, down 2.8% over the year.
- Three-bedroom: $334,111. Four-bedroom: $391,881.
- Two-bedroom: $206,136. Condo: $191,095, down 7.9%.
The lower third of the market tops out near $254,778, and the upper third starts around $515,050, where Gulf-access canal homes and newer pool homes sit.
Five years at 1.1% means Cape Coral has given back most of its post-2021 run-up, more than most Florida cities. Higher insurance after Hurricane Ian, a large supply of new houses on vacant lots and higher rates all play a part. For buyers, that means room to negotiate and time to inspect properly.
Nearby, Fort Myers is at $304,566 and Lehigh Acres at $278,006, while Bonita Springs at $502,544 and Estero at $486,132 cost more.
Neighborhoods: the Zillow list by budget and trend

- Under $320,000: Entrada $285,841 (down 8.1% in a year), Coral Lakes $290,479 (down 2.3%, up 4.9% over five years), Bella Vida $315,893 (down 6.8%).
- $370,000 to $490,000: Sandoval $374,001 (down 2.5%), Heatherwood Lakes $387,463 (up 0.2%, the steadiest this year), Island Harbors $481,275 (down 4.5%, down 16.2% over five years).
- Above $500,000: Cape Harbour $524,263 (down 5.7%), Royal Tee $605,727 (up 0.7%), Tarpon Point $890,927 (down 6.2%, but up 10.9% over five years).
Cape Harbour and Tarpon Point are marina-area communities in the southeast of the city, and Royal Tee is a golf community. Most of the city's houses sit outside any named community, on ordinary streets with no HOA.
Canals, flood zones and Hurricane Ian
Hurricane Ian made landfall nearby in September 2022, and storm surge flooded many low-lying homes in the southern and western parts of the city. Insurance costs rose sharply afterward. Before buying, check:
- Flood zone and elevation: the FEMA zone, the elevation certificate, and whether the house flooded in Ian.
- Canal type: saltwater canals with Gulf access, saltwater canals behind locks or bridges, and freshwater canals with no Gulf access all price differently.
- Seawall: its age and condition, since replacing one is a major cost.
- Roof and wind mitigation: a newer roof and impact windows lower premiums a lot.
In the Cape, line up both insurance quotes inside the inspection window, while you can still walk away.
Utility assessments and other local costs
Parts of Cape Coral still use wells and septic tanks, and the city has been extending water, sewer and irrigation lines through its utility expansion program. Owners in those areas pay assessments for the work, often over many years, and they can be due in full or carried as annual charges on the tax bill. Ask whether a house has an outstanding or future utility assessment and what remains to pay.
Without an HOA, there is nobody else to handle the lawn, pool, shutters and seawall. That saves dues but puts upkeep on you.
Ask the seller or the city for the assessment status in writing before your inspection period ends, because a large balance changes what the house is really worth to you.
Taxes and what newcomers get wrong
No state income tax applies in Florida. Moving here full time also makes you eligible for homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes capping increases at 3% or CPI. On a Cape Coral resale, the county reassesses the house at roughly what you paid. Amendment 3, which could change parts of this, goes to voters on Nov 3, 2026.
- Assuming every canal leads to the Gulf.
- Ignoring the utility assessment on a cheaper well-and-septic house.
- Pricing a house by last year's comps in a market that is still drifting down.
- Underestimating bridge traffic to Fort Myers in winter.
If you know whether you want Gulf access, a freshwater canal or a dry lot, a shortlist that already accounts for flood zones and assessments is the next step.
