The 55+ rule in plain terms
A community can legally restrict by age under the federal Housing for Older Persons Act when at least 80% of occupied units have at least one resident 55 or older and it follows written age policies. Each community decides what to do with the rest. Common rules cover whether a spouse under 55 can live there, whether anyone under a certain age can be a permanent resident, and how many days a year grandchildren may visit.
Get the age rules in writing from the association before you make an offer. They also decide who can buy the home from you, or from your heirs, later on.

Co-op and manufactured-home communities in the city
Census data counts 3.5% of Bradenton housing units as mobile or manufactured homes, and the area has many 55+ manufactured-home communities. Plantation Village, Sugar Creek Estates and Trailer Estates are a few Bradenton names that appear in 55+ manufactured-home listings. Several local communities are organized as resident-owned co-ops, where buying the home also buys you a share in the corporation that owns the land.
The ownership setup drives your long-term cost:
- Co-op: a share plus a monthly maintenance fee set by a resident board. Ask for the co-op's budget, reserves and any debt it carries.
- Land lease: you own the home and rent the lot from a park owner. Ask for the lot rent history and the prospectus that governs increases.
- Owned lot: you hold title to home and land and pay an HOA fee.
Most of these sales are cash, because conventional lenders rarely finance a manufactured home on land you don't own. Check the home's manufacture year and wind zone rating and get an insurance quote before committing.

55+ condos and villas: cheap to buy, check the fees
A typical Bradenton condo is about $190,967 on Zillow's index, down 8.3% over the past year, a larger fall than the 1.9% dip in single-family values. A two-bedroom of any type runs about $227,678. Many age-restricted villa and condo complexes in Bradenton date from the 1970s and 1980s; the city's median year built is 1983.
Since Florida's 2022 condo law, associations in buildings three or more habitable stories tall must complete milestone inspections and Structural Integrity Reserve Studies, and owners can't vote to skip SIRS reserves on budgets adopted on or after December 31, 2024. Lower-rise villa complexes may not fall under those rules, but they still owe for roofs, paving and pools. Ask for the reserve schedule, two years of minutes, and the history of any special assessments. A resale condo buyer has 7 days, excluding weekends and legal holidays, after getting the association documents to cancel.
New active-adult neighborhoods in Lakewood Ranch and Parrish
Most new 55+ single-family construction in the area sits east and north of the city. Lakewood Ranch, which straddles Manatee and Sarasota counties, has age-restricted neighborhoods, including Del Webb Lakewood Ranch, and Parrish to the north has seen heavy new building. On Zillow's typical all-homes values, Lakewood Ranch runs about $589,452 and Parrish about $413,854, compared with about $408,312 for a single-family house in Bradenton.
New homes bring a current roof and code, which usually helps insurance. They also bring an HOA fee that pays for clubhouses, pools and staff, and in many cases a Community Development District (CDD) assessment on the property tax bill. A builder contract favors the builder, so read the deposit and completion terms and hire your own inspector.
Monthly cost: how I line up three 55+ options
When a buyer is choosing between, for example, a co-op home, a villa condo and a new house, I put every recurring cost side by side:
- Mortgage payment, if any.
- Property tax at the reset purchase value, after homestead if it applies.
- Co-op fee, lot rent, condo fee or HOA fee, and what each covers.
- CDD assessment.
- Homeowners, HO-6 or manufactured-home insurance, plus flood if needed.
- Any club, golf or activity membership.
The cheapest purchase price doesn't always produce the lowest monthly total, especially when lot rent rises every year.
Ask each community for its fee history over the last three to five years, not only the current figure. A co-op that has raised its maintenance fee slowly and keeps healthy reserves is often a safer bet than a park with a lower rent today and a record of steep annual increases.
Winter residents, homestead and flood checks
Census counts 8.9% of Bradenton homes as seasonal. If Florida is your permanent residence, homestead takes up to $51,411 off the assessed value in 2026 and limits yearly assessment increases to 3% or CPI. Part-time owners, including Canadians who keep their primary home in Canada, get no homestead and a 10% cap on non-school levies. Canadians should review day counts and Form 8840 with a cross-border tax advisor; this isn't legal or tax advice.
Several Bradenton communities sit near the river or the bay. Check the FEMA flood zone, ask what the community went through in the 2024 storms, and confirm how repairs were paid. A shortlist sorted by total monthly cost is a good place to start comparing.
Common questions
What is the cheapest way to live in a 55+ community in Bradenton?
Manufactured homes in co-op or land-lease communities usually have the lowest purchase price. Zillow puts a one-bedroom of any type at about $104,458. Lot rent or co-op fees then become your main monthly cost.
Are there new 55+ communities near Bradenton?
Yes. Most new active-adult construction is in Lakewood Ranch and Parrish. Expect HOA fees for amenities and, in many communities, a CDD assessment on the tax bill.
How much is a 55+ condo in Bradenton?
There's no separate 55+ index, but a typical Bradenton condo is about $190,967 on Zillow, down 8.3% over the past year. Check the reserves and assessment history of the specific complex.
What's the difference between a co-op and a land lease?
In a co-op, residents own the land together through a corporation and set fees through an elected board. In a land lease, a park owner owns the land and sets the lot rent, which can rise each year.
