Moving to Lakewood Ranch, FL
A planned community of new houses, rules and fees, about half an hour from the Gulf beaches.
Lakewood Ranch is a good place to live for buyers who want a newer house, organized amenities and a predictable neighborhood, and who accept paying for it: the typical home is about $589,452 on Zillow's home value index, down 2.6% over the past year. Census data puts the median year built at 2014, so most people moving here buy a house that is barely a decade old, with HOA and CDD charges attached.

What Lakewood Ranch is, and what it isn't
Lakewood Ranch isn't a city. It's a large master-planned community developed by Schroeder-Manatee Ranch on former ranch land east of I-75, spreading across parts of Manatee and Sarasota counties. There's no city government or city tax. Depending on which side of the county line you buy on, your property tax, schools, permits and services come from Manatee County or Sarasota County, and community infrastructure is run through a set of special districts and HOAs.
The community is divided into villages and neighborhoods, each with its own builder history, HOA and fee schedule. Some are gated golf communities, some are 55+, many are open to all ages. Census figures here cover the Census-designated place, which doesn't match every neighborhood that markets itself as Lakewood Ranch, so use them as a profile rather than a precise count.

What a house costs here
On Zillow's figures, a typical single-family house is about $622,914, down 2.4% in a year, and five-year growth for all homes is 12.2%. By size, a two-bedroom is about $408,157, a three-bedroom about $583,552, a four-bedroom about $702,641 and five or more about $828,336. The lower third of the market ends near $389,047, and the upper third starts above $1,039,291.
That's a big premium over the rest of Manatee County. Bradenton's typical home is about $351,538, Parrish about $413,854 and Ellenton about $388,167. What the premium buys is newer construction, master-planned amenities, and a location near I-75, University Parkway and Sarasota. Whether that's worth $175,000 to $240,000 over the nearby options is the main question for anyone relocating here on a budget.
The softer last year matters too. With many resale owners competing against builders still selling new phases, buyers have had more room to negotiate than in 2021 or 2022.

Housing stock and the fees that come with it
Census data shows 68.3% of units are single-family detached houses, only 16.8% are in buildings of 10 or more units, and mobile homes are close to zero. Lakewood Ranch is overwhelmingly a place of detached houses, villas and townhomes, built mostly in the last 20 years.
The flip side of new houses is fees. Most neighborhoods have an HOA, and many lots carry a CDD assessment on the tax bill that repays the bonds used to build roads, utilities and stormwater systems. Golf and country club neighborhoods may add club dues. When comparing two houses, ask for:
- The HOA amount and what it covers (lawn care, gates, amenities, cable).
- The annual CDD debt and maintenance amounts, and how many years of bonds remain.
- Whether any club membership is required or optional.
- Any capital contribution charged to new buyers at closing.
These can add several hundred dollars a month, and they continue after the mortgage is paid off.
Daily life: commutes, shopping and healthcare
Lakewood Ranch is built around town centers rather than a downtown. Main Street at Lakewood Ranch has restaurants and shops, and Waterside Place on the Sarasota County side adds more. University Town Center, the regional mall on University Parkway, is on the community's west edge. Lakewood Ranch Medical Center serves the area, and larger hospitals are in Bradenton and Sarasota.
Sarasota Bradenton International Airport is a short drive west. Gulf beaches on Lido Key, Siesta Key and Anna Maria Island are roughly 30 to 45 minutes away depending on season and which part of the Ranch you live in. Winter traffic on University Parkway, SR 64, SR 70 and I-75 is heavier than newcomers expect, so test your routes in February before you commit.
Who lives here, and storm and insurance basics
The median age is 53.5, and 30.8% of residents are 65 or older on Census numbers. Seasonal homes are 8.0% of units. You'll find a mix of retirees, families with school-age children and remote workers, separated to some extent by neighborhood, since 55+ sections and family-oriented ones are often next to each other.
Being inland means no storm surge for most of Lakewood Ranch, but wind and rain still arrive with hurricanes, as they did with Milton in 2024. Newer houses built to current wind code usually insure for less than older coastal homes, and a wind mitigation report proves the features. Check the FEMA zone on each lot; areas near creeks, preserves and retention ponds can be mapped flood zones, and some streets took water in heavy rain events.
Taxes and what newcomers get wrong
Florida has no state income tax. Property tax is based on the purchase price, and with homestead on your permanent residence, up to $51,411 comes off the assessed value in 2026, with increases capped at 3% or CPI. CDD assessments aren't reduced by homestead.
Common mistakes I see from people moving here:
- Comparing list prices across neighborhoods without adding HOA, CDD and club fees.
- Assuming the whole community has the same rules. Pets, fences, pools, vehicles and exterior changes vary by HOA.
- Not checking which county the house is in, which affects the tax rate and schools.
- Buying in a new phase without asking how long construction will continue next door.
A shortlist that lists each house's total monthly cost, fees included, is the quickest way to compare villages fairly.
What buyers ask me
Is Lakewood Ranch a good place to live?
For buyers who want a newer house and planned amenities, many find it is. The trade-offs are higher prices than nearby Bradenton or Parrish, HOA and CDD fees, and a drive to the beaches.
What are the pros and cons of living in Lakewood Ranch?
Pros: newer homes, town centers, amenities, easy I-75 access and lower insurance on newer houses. Cons: higher prices, fees, HOA rules, seasonal traffic and distance from the Gulf.
Is Lakewood Ranch a city?
No. It's an unincorporated master-planned community in Manatee and Sarasota counties. County governments and special districts provide services.
How far is Lakewood Ranch from the beach?
Roughly 30 to 45 minutes by car to Lido Key, Siesta Key or Anna Maria Island, depending on traffic and where you live in the community.
Why are HOA and CDD fees so common in Lakewood Ranch?
Its roads, utilities and common areas were financed and are maintained through community districts and associations. Owners pay those costs through annual assessments and dues.
