Moving to Bradenton, FL

A Gulf Coast river city where prices cooled after the 2024 storms and older homes dominate.

Bradenton is a reasonable place to live for buyers who want the Gulf Coast at a lower price than Sarasota or the islands: the typical home is worth about $351,538 on Zillow's home value index, down 2.3% over the past year and up 15.0% over five years. The trade-offs are older housing, real hurricane and flood exposure, and insurance costs that newcomers routinely underestimate.

What a Bradenton mailing address actually covers

The first thing to understand is geography. The City of Bradenton itself has about 57,014 residents on Census numbers, but a Bradenton mailing address covers a much larger part of unincorporated Manatee County, from the bay side west of the city to subdivisions well east toward I-75. Two homes with the same city name on the listing can be twenty minutes apart and very different in age, fees and flood risk.

The city sits on the south bank of the Manatee River, with Palmetto across the bridges to the north. West of town are Palma Sola Bay, Cortez and the bridges to Anna Maria Island. East are newer master-planned areas such as Lakewood Ranch, and to the northeast Parrish and Ellenton. US-41 and US-301 run north and south through the area, I-75 runs along the east side, and I-275 and the Sunshine Skyway connect toward St. Petersburg. Sarasota Bradenton International Airport sits on the county line to the south, and Tampa International is reachable by car.

What housing costs and how it moved

Zillow puts the typical single-family house at about $408,312, down 1.9% in a year, and the typical condo at about $190,967, down 8.3%. Condos fell hardest, largely because of new Florida condo safety rules that pushed up reserves and assessments in older buildings, plus storm-related insurance costs.

By size, a two-bedroom runs about $227,678, a three-bedroom about $402,541 and a four-bedroom about $601,786. The lower third of the market ends near $204,530 and the upper third starts near $620,380. Location around the city changes the price far more than size does: Palmetto is about $350,433, Ellenton $388,167, Parrish $413,854, Lakewood Ranch $589,452, and on the islands Holmes Beach is about $1,005,246 and Anna Maria about $1,921,370.

For someone relocating, the softer last year means more negotiating room than in 2021 or 2022, especially on condos and on houses that need insurance-related work.

Older housing stock and what it means for your budget

Census data puts the median year built in Bradenton at 1983. About 42.4% of units are single-family detached houses, 26.4% are in buildings of 10 or more units, and 3.5% are mobile homes. Much of the city is 1950s to 1980s concrete block construction, plus condo and villa complexes from the 1970s and 1980s.

Older homes are where most of the affordable inventory is, and they come with predictable costs. Insurers usually want a 4-point inspection and a wind mitigation report. Roof age is the biggest driver of the premium, then windows and shutters, then plumbing and electrical. A house at a good price with a 20-year-old roof can end up costing more per month than a house priced $30,000 higher with a new roof and impact windows. Run both before you choose.

Who lives in Bradenton

Bradenton skews older than Florida's big metros. The median age is 47.8, and 28.1% of residents are 65 or older. Seasonal homes are 8.9% of units, so some streets and condo buildings are noticeably quieter in summer and busier from January through April, along with traffic on the main roads.

It's also a working city with year-round residents. Manatee Memorial Hospital and HCA Florida Blake Hospital are both in Bradenton, the State College of Florida has its main campus here, and IMG Academy brings families from across the country. The Pittsburgh Pirates hold spring training at LECOM Park in town. Downtown has a riverwalk along the Manatee, and the Village of the Arts district sits just south of it.

Hurricanes, flood zones and insurance

Helene and Milton hit this stretch of coast within two weeks of each other in 2024. Helene's surge flooded parts of the barrier islands and low-lying bay neighborhoods, and Milton brought wind and heavy rain inland. For a newcomer, the lessons are practical:

Get the insurance quote early in the inspection period. Citizens Property Insurance, the state-backed insurer of last resort, is common in this area when private carriers decline.

Taxes and the mistakes newcomers make

Florida has no state income tax, which matters most to people moving from high-tax states. Property tax is where you pay instead, and the bill resets to market value after a purchase. If Bradenton is your permanent home, homestead takes up to $51,411 off the assessed value in 2026 and caps future increases at 3% or CPI. Second homes and part-year residents get no homestead.

The mistakes I see most often from people relocating here:

Once you know which part of Bradenton fits your daily routine, a shortlist narrowed to that area saves a lot of wasted weekends.

Bradenton: questions and answers

Is Bradenton a good place to live?

For many buyers it is a lower-cost way to live near the Gulf, with a typical home value of about $351,538. The downsides are older housing, flood risk in low areas and high insurance costs.

What are the pros and cons of living in Bradenton, FL?

Pros: lower prices than Sarasota and the islands, no state income tax, hospitals and a college in town. Cons: storm exposure, insurance costs, older homes and seasonal traffic.

Is Bradenton cheaper than Sarasota?

Yes on Zillow's numbers. Bradenton's typical home value is about $351,538. The City of Sarasota's is about $410,998, and the islands west of Bradenton are far higher.

Did Bradenton flood in the 2024 hurricanes?

Parts of the area did, mainly low-lying bay and island areas during Helene's surge. Check the specific address, its FEMA zone and the seller's claim history.

How much do I need to move to Bradenton and buy a house?

On a $408,312 house with 20% down, plan on about $81,700 down plus closing costs, insurance and moving expenses.
