Site-built house or manufactured home
Nearly half the homes in North Fort Myers are manufactured, 49.1% in Census data, and only 36.9% are single-family detached. Listings for both often appear together, and the price difference between them can look like a bargain when it is really a different product.
Before you compare prices, confirm three things on each listing: is the home site-built or manufactured, does the sale include the land, and does it sit inside a 55+ or other restricted community. A site-built house on its own lot is a conventional mortgage, a conventional insurance policy and a conventional resale. The rest of this page is about those houses.

Roof age, 4-point and wind mitigation
The median year built in North Fort Myers is 1986, so most resale houses were built before the 2002 Florida Building Code. Insurers typically require a 4-point inspection on older homes, covering the roof, electrical panel, plumbing and HVAC. Some panels and plumbing materials from that era can block coverage until they are replaced.
Roof age is the biggest single factor. Ask for the roof permit date from the county, not the seller's estimate. A roof near the end of its life can mean a higher premium, a surcharge or a declined policy. Then order a wind mitigation inspection. Hip roofs, roof straps, secondary water barriers and rated shutters or impact windows each earn credits, but only if they are documented on the form.
Flood zones along the river and canals
Houses near the Caloosahatchee and the canal neighborhoods on the North Fort Myers side are often in high-risk A or V flood zones, where lenders require flood insurance. Areas farther from the water are generally higher, but zones change from street to street. Pull the FEMA zone, get an elevation certificate and ask whether the house took water in Hurricane Ian in 2022.
If a house in a flood zone was substantially damaged, meaning repairs reached 50% or more of the structure's value, it may have had to be brought up to current flood rules. Ask Lee County for the permit history and any substantial damage determination. A rebuilt house with documented elevation and permits is easier to insure and to sell later.
Insurance quotes before you commit
Get homeowners and, where needed, flood quotes during the inspection period. Florida hurricane deductibles are set as a percentage of dwelling coverage, usually 2%, 5% or 10%, and apply once per calendar year. On a $300,000 dwelling limit, a 2% deductible is $6,000 and a 10% deductible is $30,000. Choose the deductible you could actually pay after a storm.
If no private carrier will write an older house, Citizens Property Insurance may be available. Ask what it would take, such as a new roof or panel, to get a private quote instead, and use that in your negotiation.
Cost of buying a home in North Fort Myers
In Lee County, deed stamps of $0.70 per $100 are customarily paid by the seller. On the buyer's side, a loan triggers note stamps of $0.35 per $100 and intangible tax of 0.2% of the mortgage. On a $230,000 loan, about 80% of the typical single-family value, that is about $805 and $460. Add lender fees, title, inspections, a survey, an appraisal and prepaid insurance and taxes. The site's cash-to-close table runs the full estimate.
Property taxes reset to market value after the sale, and North Fort Myers has no city tax layer since it is unincorporated. If the house will be your permanent residence, homestead takes up to $51,411 off assessed value in 2026 and caps future increases at 3% or CPI. Amendment 3 on the November 3, 2026 ballot could change exemptions; it needs 60% to pass. This isn't legal or tax advice.
How North Fort Myers compares with nearby towns

Fort Myers is about $304,566 and Cape Coral about $334,660, with more canal homes and more recent construction. Alva at about $375,364 offers more rural land to the east.
A buyer choosing North Fort Myers is usually trading a newer house for a lower price and a shorter drive to downtown Fort Myers than Lehigh offers. Send me your budget and bedroom count, and I will shortlist site-built houses here alongside the closest matches in Lehigh and Cape Coral.
