Moving to North Port, FL

A large, young-built city of single-family homes where prices have gone sideways

Moving to North Port, FL is one of the cheaper ways into Sarasota County: Zillow's typical home value is about $303,227, against $380,378 in Venice and $410,998 in Sarasota. Prices are 2.5% lower than a year ago and only 3.2% higher than five years ago, so the boom years are behind this market.

A big city that still feels like a suburb

North Port is an incorporated city with about 84,605 residents, the largest population in Sarasota County, and a lot of land. Much of it was laid out decades ago by a land developer as a grid of individual homesites, and it has been filling in house by house ever since. Newer master-planned growth, led by Wellen Park on the west side where the Atlanta Braves train each spring, adds a second, more planned layer.

I-75 crosses the city, and US-41 runs along its southern edge. Sarasota Bradenton International and Punta Gorda Airport are the two nearest airports. North Port has no Gulf frontage of its own; the beaches at Venice, Manasota Key and Englewood are a drive west. Inside the city, Warm Mineral Springs and Myakkahatchee Creek are the best-known natural features.

What homes cost and which way prices moved

Single-family homes average about $304,748 on Zillow's home value index. Condos are a small part of the market at about $187,406, and they fell 7.3% in the past year, the sharpest drop in the city's numbers.

The spread is narrow. The lower third of the market tops out around $235,035 and the upper third starts near $388,827, so most of the city sits within a $150,000 band. That reflects how uniform the housing is: lots of 3- and 4-bedroom block houses on similar-sized lots. The difference between a 3- and 4-bedroom is only about $60,000, which makes the extra room cheap compared with most Florida cities.

The housing: newer and almost all single-family

Census shows a median year built of 2005, 81.0% single-family detached, 3.4% mobile homes and 3.4% of units in buildings with ten or more. For a buyer, that means fewer of the old-house problems found in Englewood or Sarasota. Roofs, plumbing and electrical are generally newer, and many houses were built after Florida's statewide building code took effect in 2002.

Newer is not the same as trouble-free. Houses from the mid-2000s building boom are now around 20 years old, and roofs, AC systems and water heaters from that era are coming due. Many older parts of the city use well water and septic tanks rather than city utilities; ask, and inspect the septic separately if there is one.

Who lives in North Port

The median age is 49.3 and 27.7% of residents are 65 or older. That is far younger than Englewood next door, where the median age is 68.5, and older than the typical Florida suburb. North Port draws working families priced out of Sarasota and Venice alongside retirees looking for a newer house at a lower price. Seasonal homes are 7.5% of housing, so most of the city lives there year round.

Many residents commute north on I-75 toward Venice, Sarasota or Bradenton, or south toward Port Charlotte. Commute times depend heavily on which end of this large city you live in. A house near an I-75 interchange and one in the far eastern grid can be 20 minutes apart before you even reach the highway, so drive the route at rush hour before you commit.

Flooding and insurance: the lesson from 2022

Hurricane Ian in 2022 caused serious flooding in parts of North Port, especially near Myakkahatchee Creek and other low drainage areas, including homes outside high-risk flood zones. That event is the single most important thing to understand before buying here.

For any address: check the FEMA flood zone, ask whether the house flooded in 2022 and how it was repaired, and get a flood quote even if the lender does not require one. Get a homeowners quote during your inspection period, and ask for the roof age and wind mitigation report. Hurricane deductibles of 2% to 10% of dwelling coverage apply once a calendar year, so keep that amount set aside.

Pros and cons for someone moving here

Taxes and the mistakes newcomers make

Florida has no state income tax. In North Port, a full-time resident can claim homestead, worth up to $51,411 off assessed value in 2026, and Save Our Homes caps assessment increases at 3% or CPI. Some neighborhoods also have special assessments for roads or drainage on the tax bill, and newer communities may have CDD and HOA charges. Estimate taxes on your purchase price, since the seller's capped value resets after the sale.

The mistakes I see most: assuming a house is safe from flooding because it is outside an A zone, skipping the septic inspection, and comparing a scattered-lot house with no HOA to a Wellen Park house without pricing the fees. With your budget and commute, a North Port shortlist sorts that out early.

Common questions
